GAINESVILLE, GA. — Oak Hall Cos. and Jim Chapman Communities have revealed development plans for a 206-acre, mixed-use, age-restricted community in Gainesville, approximately 55 miles northwest of Atlanta. The developers plan to start construction in spring of 2017. The community will feature a total of 739 residential units, all restricted to residents age 55 and older. The units are composed of 248 single-family detached homes, 32 cottages, 107 terrace homes, 27 stacked flats, 175 independent living units and 150 assisted living/memory care units. The yet-to-be-named community will also feature 1.1 miles of Lake Lanier frontage with 140 boat slip docks, as well as 24,000 square feet of retail, office and restaurant space. A large clubhouse and outdoor swimming pool are part of the master plan, as are paved sidewalks throughout the community. The developers intend to donate land to the city of Gainesville to build a new fire station.

ATLANTA — Grandbridge Real Estate Capital’s Seniors Housing and Healthcare Finance Group has arranged $125 million in financing for the acquisition of four independent living communities in four states. Details on the buyer, seller and specific communities were not disclosed. The financing was arranged as $25 million in supplemental loans and $100 million in assumption loans, which replace existing loans Grandbridge previously arranged for the seller. All the loans are through Fannie Mae. Grandbridge’s Atlanta-based Seniors Housing and Healthcare Finance Group offers construction, non-recourse acquisition/bridge and permanent financing options to seniors housing owners nationwide.
Bluerock Residential Growth REIT Buys Apartment Community in Metro Atlanta for $68.3M

SANDY SPRINGS, GA. — Bluerock Residential Growth REIT Inc. (BRG) has purchased the Nevadan Apartments, a 480-unit apartment community located in Sandy Springs, for $68.3 million. BRG purchased the asset in a joint venture transaction with the Carroll Organization. BRG invested $23 million in the transaction and sourced a $48 million senior loan for the acquisition and renovation. The Carroll Organization is a 10 percent stakeholder in the joint venture. Built in 1990 near I-285 and GA 400, Nevadan Apartments features a clubhouse, resort-style swimming pool, poolside grill/lounge, 24-hour fitness center, tennis courts and underground parking. Units average nearly 1,100 square feet. Bo Moore, Dan Phelan and John Weber of ARA Newmark represented the seller, AION Partners, in the transaction.
SAVANNAH, GA. — PRP LLC and Atlanta-based TPG Group have sold Interstate Center II, a 604,930-square-foot distribution facility in Savannah. An affiliate of Gramercy Capital purchased the property for $32.9 million. The property was owned in partnership between one of PRP’s comingled investment funds and TPG Group. Built in 2009 on a 54-acre parcel, the property features 32-foot clear heights and cross-dock loading. Interstate Center II was fully leased this summer to tenants including Ameriwood Industries, a subsidiary of Montreal-based Dorel Industries.
ATLANTA — SunTrust Banks Inc. (NYSE: STI) has signed a definitive agreement to acquire all of the assets of the operating subsidiaries of Pillar Financial LLC. The assets include Pillar’s multifamily lending business, which comprises affordable housing, healthcare properties, seniors housing and manufactured housing specialty teams. The assets also include Chicago-based Cohen Financial’s commercial real estate investor services business, advisory services and offering loan administration, as well as its mortgage banking business. Following completion of the acquisition, the Pillar team will join SunTrust’s Commercial Real Estate (CRE) division, which is part of the bank’s Wholesale Banking segment. CRE provides banking and capital markets services to commercial real estate developers, owners and operators through various lending platforms. “SunTrust and Pillar make a fantastic combination since there is very little overlap in our capabilities, yet there is tremendous synergy and compatibility,” says Anand Gajjar, CEO and senior managing director of Pillar Financial. Following the acquisition, Gajjar will report to Kathy Farrell, executive of SunTrust’s CRE division. “Our management team is energized to serve our clients with the significant product offerings of SunTrust,” adds Gajjar. CARTERSVILLE, GA. — SRS’ Southeast investment sales team in Atlanta has brokered the sale of Felton’s Crossing, a 112,240-square-foot shopping center located at 879 Joe Frank Harris Parkway in Cartersville. Situated near the southwest corner of the intersection of East Road and Felton Place, Felton’s Crossing is situated on a 10.9-acre parcel and in anchored by Ingles and Planet Fitness. Kyle Stonis and Pierce Mayson of SRS’ Atlanta office represented the seller, Felton’s Associates LLC, in the transaction. The buyer, a private fund, purchased the property for an undisclosed price and was self-represented in the transaction.
ATLANTA — Athens, Ga.-based Landmark Properties and Atlanta-based Selig Enterprises have teamed up to co-develop The Standard at Atlanta, a new 362,000-square-foot student housing and mixed-use development in Midtown Atlanta. Construction on the 765-bed development began in August, and the Atlanta Business Chronicle reports the development costs total $110 million. Landmark and Selig expect the first phase of the project to be open to residents during the second half of 2018 and anticipate pre-leasing to begin in late 2017. Bound by Spring, Williams, 3rd and 4th streets, The Standard will be situated less than a half-mile from Georgia Tech’s campus and one block from Technology Square. The Standard’s amenities will include a clubhouse, rooftop pool, tanning beds, fitness center, sauna, golf simulator, study lounge and computer lab. Residences will include granite countertops, stainless steel appliances, hardwood-style floors, washers and dryers and private balconies in select units. The Standard will provide a mix of studio, one-, two-, three-, four- and five-bedroom floor plans and will also include commercial retail space on the ground floor featuring more than 10,300 square feet and a new Starbucks with a drive-thru. ATLANTA and KENNESAW, GA. — Greystar has broken ground on two active adult communities in metro Atlanta: Overture Barrett in Kennesaw and Overture Lindbergh in Atlanta. Both apartment communities are restricted to residents over the age of 55. Overture Barrett will offer 175 luxury apartments and Overture Lindbergh will offer 190 apartments. The communities will include one- and two-bedroom apartments featuring gourmet kitchens with prep islands, granite countertops, tiled backsplashes, custom cabinetry and stainless steel appliances, wood-style plank flooring, nine-foot ceilings, spa-style showers and garden tubs, walk-in closets, full-size top-load washers and dryers, and private balconies or patios in select units. The developers plan to complete construction on Overture Barrett by February 2018 and Overture Lindbergh by summer 2017. ROSWELL, GA. — Griffin Fine Living has opened The Georgian Lakeside, a 95-unit assisted living and memory care community in the Atlanta suburb of Roswell. KTGY Architecture + Planning designed the project, which Griffin manages. Canyon Partners Real Estate LLC provided the investment capital. The Georgian is a resort-style community featuring 70 assisted living and 25 memory care units. Amenities include multiple dining options, a private dining room, theater, hair salon, library, physical therapy and private doctors’ examination rooms, along with numerous activity rooms and an exercise facility. Griffin Fine Living provides design, construction, development, marketing and operational management services for seniors housing and multifamily communities. GAINESVILLE, GA. — NXT Capital has provided a $17 million acquisition loan for Park Creek Apartments, a 200-unit, garden-style apartment community in Gainesville. Situated near Lake Lanier, the Class B property features gated access, a business center, laundry facility, fitness center and a swimming pool. Park Creek also offers a playground, two lighted tennis courts, car care center, grilling/picnic areas and 20 garage spaces. Melissa Marcolini Quinn of NorthMarq Capital’s Orlando office arranged the loan through NXT Capital on behalf of the borrower.
