KATHLEEN, GA. — Walker & Dunlop has closed a $19.9 million acquisition loan for Houston Lake, a 300-unit, Class A apartment complex in Kathleen, roughly 20 miles south of Macon. Dustin Swartz of Walker & Dunlop’s Bethesda, Md., office led the team that structured the 10-year, fixed-rate loan through Freddie Mac’s CME program on behalf of the borrower, Denver-based Miller Frishman Group. The loan features three years of interest-only payments. Approximately 35 percent of the community’s residents are active and civilian military employees at nearby Robins Air Force Base, which is located about 14 miles southwest of Houston Lake. Built in 2008, the property features gated access, walking trails, poolside grills, a clubhouse, fitness center, playground, basketball court and a tennis court.

Executive Park Brookhaven Emory University

BROOKHAVEN, GA. — Emory University has purchased roughly 60 acres of commercial property at Executive Park, an office park located near the interchange of North Druid Hills Road and I-85 in Brookhaven. The private university purchased the property, totaling roughly 400,000 square feet of office space in nine buildings, from Equity Commonwealth for an undisclosed price. Emory has several programs operating at Executive Park, including Orthopaedics, Brain Health, Medical Science Education, Continuing Education and Health Information Technology, according to James Wagner, president of Emory University.

Interstate North Office Park Atlanta

ATLANTA — Rubenstein Partners LP has purchased Interstate North Office Park, an 11-building, 985,490-square-foot business park in Atlanta’s Cumberland/Galleria office submarket. Rubenstein Partners purchased the development, which was 60 percent leased at the time of sale, from Aegon USA for $90 million. The 67-acre office park is located adjacent to SunTrust Park, the Atlanta Braves’ new baseball stadium set to open at this time next year, as well as the $1 billion The Battery Atlanta mixed-use development surrounding the ballpark. Rubenstein Partners has retained Caroline Nolen and Andy Sumlin of Cushman & Wakefield to lease and manage the office park.

Star Metals West Midtown Atlanta

ATLANTA — The Allen Morris Co., a Coral Gables, Fla.-based real estate developer, has announced plans for Star Metals, a $210 million mixed-use development in Atlanta’s West Midtown neighborhood. The project will feature an upscale apartment building known as Star Metals Residences and a 12-story office building known as Star Metals Offices. The buildings, which will both feature ground-floor retail space, will be situated across Howell Mill Road from one another. “Although Atlanta has always been a great place to live and work, West Midtown’s cultural center of gravity is becoming stronger and the economic and lifestyle potential is greater than ever before,” says W. Atlanta Hawks Emory Healthcare

BROOKHAVEN, GA. — The Atlanta Hawks Basketball Club and Emory Healthcare have partnered to build a 90,000-square-foot training and sports medicine center on Executive Park Drive in Brookhaven, which will serve as the team’s official practice site. The privately funded facility will cost roughly $50 million to develop, according to the Atlanta Journal-Constitution. The project will feature a fully dedicated recovery area including cryotherapy, sensory deprivation tanks and in-ground hydrotherapy. All non-sports orthopaedic specialties will be located two blocks away at The Emory Orthopaedics & Spine Center. The team expects to break ground this summer, and the Hawks Basketball Operations Department will be housed in the facility upon its completion. In addition to the naming rights entitlement of the training and sports medicine facility, Emory will become the official sports medicine provider of the team. The Hawks’ new facility will be the first in the NBA to be co-located with an entire sports medicine center, allowing for expert and immediate treatment and on-site access to state-of-the-art equipment such as a 3 Tesla MRI scanner. Hartsfield-Jackson Atlanta International Airport

ATLANTA — A joint venture led by HOK has designed the $200 million improvement to Hartsfield-Jackson Atlanta International Airport’s domestic passenger terminal and central atrium. The project is part of the airport’s $6 billion, 20-year expansion and modernization program. Construction will begin later in 2016 and include the addition of two 864-foot-long canopies over curbside pick-up and drop-off areas, as well as a redesigned central atrium space. The joint venture includes Stanley, Love-Stanley PC and Chasm Architecture LLC, which are both headquartered in Atlanta. In 2015, the 207-gate airport became the world’s first airport to handle more than 100 million passengers in a calendar year.

Hotel Indigo Savannah Historic District

SAVANNAH, GA. — Noble Investment Group has opened the 252-room Hotel Indigo Savannah Historic District at 201 W. Bay St. in Savannah’s City Market at Ellis Square neighborhood. InterContinental Hotels Group manages the hotel, which is located at the site of the former Guckenheimer tobacco warehouse and grocery. The hotel features The Five Oaks Taproom restaurant, which serves breakfast and dinner with dishes made from ingredients sourced within 90 miles of Savannah. Local artist Meryl Turret designed the guest room murals, which showcase historic bottles that were unearthed in this district of Savannah, and each room also features watercolor pieces that highlight the original market building. Hotel amenities include a 24-hour fitness center and 6,000 square feet of flexible event space.

FAIRBURN, GA. — South City Partners has selected McShane Construction Co. to build The Oakley Apartments in Fairburn, roughly 13 miles from Hartsfield-Jackson Atlanta International Airport. The 308-unit property will feature units with granite countertops, stainless steel appliances, vinyl plank and ceramic tile flooring and washers and dryers. Community amenities will include a fitness center, on-site leasing and management building, beach entry swimming pool, fire pits, outdoor grills and pavilions, bocce ball court, sand volleyball court, dog park and walking paths. McShane Construction plans to complete the project in August 2017. Dallas-based Womack + Hampton Architects LLC is providing architectural services for the development.

KENNESAW, GA. — Winter Construction has started the construction of Canterfield Senior Living of Kennesaw, a luxury seniors housing community in the Atlanta suburb of Kennesaw. Atlanta-based Medical Development Corp. (MDC) hired Winter to build the three-story, 74,000-square-foot community. The expected completion date for Phase I of construction is spring 2017. Number of units, continuum of care and development costs were not disclosed. MDC launched the Canterfield brand in 2011. Atlanta-based architecture firm Corcoran Ota Group designed the model. Winter Construction is a general contractor based in Atlanta.

Mountain Park Estates Kennesaw

KENNESAW, GA. — CBRE has brokered the $64 million sale of Mountain Park Estates, a 450-unit apartment community in Kennesaw, a northern suburb of Atlanta in Cobb County. White Oak Partners purchased the asset from Arenda Capital Management. White Oak plans to renovate the property with new flooring, lighting, hardware, granite countertops and stainless steel appliances. The apartment community is located directly across the street from a Whole Foods Market set to open later this year. Shea Campbell and Kevin Geiger of CBRE’s Southeast Multifamily Group represented Arenda Capital Management in the sale. Multifamily research firm Axiometrics reports that Kennesaw’s multifamily market has a 1 percent vacancy rate in its Class A subsector and as a whole the market will generate 22.9 percent in total rent growth over the next five years.
