ALPHARETTA, GA. — Chick-fil-A will open a 5,300-square-foot restaurant this spring at Halcyon, a $500 million mixed-use development located in Alpharetta, a northern suburb of Atlanta. Currently under construction, the building will be situated within Halcyon’s Phase III. RocaPoint Partners is the developer and landlord of the project, and JLL manages retail leasing at the property. Five Guys and Chase Bank have also signed leases at the development and will occupy 2,400 and 3,500 square feet, respectively, within a 13,000-square-foot building adjacent to Chick-fil-A. Phase III of Halcyon will also feature a grocery anchor, to be announced later this year.

KENNESAW, GA. — FrostPoint Capital has acquired The Shops at Shiloh Crossing, a 40,767-square-foot shopping center located in Kennesaw, roughly 30 miles northwest of Atlanta. Conor Sweeney of Foundry Commercial represented both the buyer and undisclosed seller in the $6.9 million transaction. FrostPoint plans to implement a complete renovation of the property.

POOLER, GA. — AA Heritage Solutions has signed a 111,000-square-foot industrial lease in Pooler, roughly 10 miles outside Savannah. The 219,480-square-foot building is now fully occupied. Situated at 101 Coleman Blvd., the building is part of the Coleman Industrial Portfolio, which Denholtz Properties acquired in 2022. The portfolio totals 358,884 square feet across three buildings. David Sink and Sebastian Findlay of Colliers represented Denholtz in the lease negotiations. Rex Benton and Jeff Goldman of NAI Mopper|Benton represented the tenant, which provides logistics and shipping services to retailers including Costco.

DUNWOODY, GA. — The Georgetown Co. and RocaPoint Partners have provided updates for Campus 244, a 1.3 million-square-foot mixed-use development underway in Atlanta’s Central Perimeter submarket. Situated adjacent to the Dunwoody MARTA station, Campus 244 will feature the redeveloped Palladium office building, the Element by Westin Atlanta Perimeter hotel and several dining options. The developers recently welcomed Insight Global and Beon to the Palladium building and topped off the hotel, which will open this fall along with its dining concepts The Spruce Social House and Stäge Kitchen & Bar. The duo also plans to open CT Cantina & Taqueria at Campus 244 this summer. Additionally, Georgetown and RocaPoint have announced Phase II of the development — a six-story office building dubbed The Stacks. The 300,000-square-foot property is designed by Skidmore, Owings & Merrill to feature oversized windows and private outdoor space on all six levels. The construction timeline for Phase II was not disclosed. Aileen Almassy, Will Porter and Rob Kuppersmith of Cushman & Wakefield handle office leasing efforts at Campus 244, and Steve Yenser with Yenser Co. manages retail leasing.

SAVANNAH, GA. — Madison Communities, the multifamily development affiliate of Madison Capital Group, has secured a $35.5 million loan for the construction of Madison Oglethorpe, a 240-unit, garden-style apartment community in Savannah. United Bank provided the financing. Forum Investment Group has also provided preferred equity for the development. Amenities at the community will include a clubhouse and lounge with coworking space, a fitness center, outdoor lounge, swimming pool, grilling stations and a fire pit. The project team includes architect SGA|NW and general contractor BenCo Construction, an affiliate of Madison Capital. Completion is scheduled for late 2025.

PEACHTREE CITY, GA. — CBRE has arranged the sale of Arbor Terrace Peachtree City, a 146-unit independent living and assisted living community in Peachtree City, a suburb south of Atlanta. GEM Realty Capital purchased the asset for an undisclosed price. John Sweeny, Aron Will and Garrett Sacco of CBRE arranged the transaction on behalf of the undisclosed seller. Will and Michael Cregan, also with CBRE, secured a Freddie Mac acquisition loan on behalf of the buyer.

ATLANTA — GID Development Group has announced five more retail and restaurant concepts coming to High Street, the company’s $2 billion mixed-use development underway in Atlanta’s Central Perimeter submarket. The five newly announced tenants, totaling more than 31,000 square feet, include: — Jaguar Bolera: an “eatertainment” destination encompassing 21,500 square feet of food, beverage and entertainment space that will offer activities such as duckpin bowling, foosball, darts, board games and karaoke in private rooms; — South African restaurant concept Nando’s PERi-PERi, which will occupy a 3,300-square-foot flagship location with an 85-seat interior featuring South African art, lighting and furniture, as well as a patio for an additional 96 guests; — Velvet Taco’s second Atlanta location totaling 2,300 square feet; — Allen Edmonds, a high-end menswear retailer that is relocating its Park Place location to 1,800 square feet and will offer a custom shoe design studio; and — Skin Spirit, a med-spa concept that is opening its first location in Atlanta at High Street. ATHENS, GA. — University Partners has acquired The William, a 370-bed student housing community located adjacent to the University of Georgia campus in Athens. The property was developed in 2022 and offers studio, one-, two-, three- and four-bedroom units with bed-to-bath parity. Shared amenities include a rooftop swimming pool, patio and lounge space, fitness center, collaborative study spaces and a private outdoor courtyard. Ryan Lang, Jack Brett, Ben Harkrider, Ben Roelke, Trent Houchin and Ian Walker of Newmark arranged both the sale and acquisition financing on behalf of University Partners. The seller and terms of the transaction were not disclosed.

STATESBORO, GA. — Rael Development Corp. has broken ground on Charme on Georgia Ave., a 694-bed student housing project located near the Georgia Southern University campus in Statesboro. The mid-rise development will offer 291 units in studio, one-, two- and four-bedroom configurations. Shared amenities will include a rooftop, resort-style swimming pool, fitness center, café, study/library space, billiards and gaming areas. The community is scheduled for completion in fall 2025.

ATLANTA — Woda Coooper Cos. Inc. and Parallel Housing Inc. have delivered Stanton Park Apartments, a 56-unit affordable housing community in Atlanta. The property is located at 1056 Hank Aaron Drive in the city’s Peoplestown neighborhood, which is situated near the Atlanta BeltLine’s Southside Trail. Stanton Park features 36 one-bedroom apartments and 20 two-bedroom units that are reserved for households earning 30 to 80 percent of the area median income (AMI). Ten units are reserved with project-based vouchers for residents who experienced homelessness. Financing included a $1 million loan from Invest Atlanta, the City of Atlanta’s economic development authority; a $6.5 million tax-exempt bond from the Urban Residential Finance Authority; capital investments from Atlanta BeltLine Inc.; LIHTC equity from Walker & Dunlop ($5.2 million) and Sugar Creek Capital ($3.5 million); a construction loan from Summit Community Bank; and a $400,000 grant from Partners for Home, an entity comprising Atlanta-based organizations that address homelessness in the city.
