FORT OGLETHORPE, GA. — General contractor Jim Chapman Construction Group (JCCG) has started construction on The Cottages at Battlefield Crossing, a 244-unit build-to-rent (BTR) townhome project located at the intersection of Dietz Road and Battlefield Parkway in Fort Oglethorpe. Situated on 41 acres about nine miles south of Chattanooga, Tenn., the property will feature homes in five floorplans totaling 1,020 to 1,466 square feet. Amenities at the community will include a 4,000-square-foot clubhouse, swimming pool, fitness center and 24-hour emergency maintenance services. The developer and construction timeline were not disclosed.

SNELLVILLE, GA. — Three new tenants have signed leases at The Shoppes at Webb Gin, a retail center located in Snellville, roughly 30 miles outside of Atlanta. Browlash and Club Pilates will occupy 1,200 and 1,625 square feet, respectively. DRIPBar will also open at the property in January within a 1,675-square-foot space. Monica Johnson and Kelsi Holman represented the landlord, Continental Realty Corp. (CRC), on an internal basis. Sydney Isroff of Morrow Hill Commercial Real Estate represented DRIPBar in the leasing negotiations, and Emily Kozarek of Colliers represented Club Pilates. Built in 2006, The Shoppes at Webb Gin is now 90 percent occupied.

BYRON, GA. — Halpern Enterprises Inc. has delivered a 2,600-square-foot build-to-suit Starbucks location at 321 N. Highway 49 N in Byron. The Seattle-based coffeehouse chain signed a 10-year net lease at the freestanding property, which is located near I-75 and Robins Air Force Base. Brad Oppenheimer, Caleb Adams and Cary Halpern of Halpern Enterprises teamed up to complete the project. In addition to Starbucks, the Atlanta-based developer has recently delivered three build-to-suit properties in the Southeast for The Learning Experience.

SNELLVILLE, GA. — Northside Hospital and Realty Trust Group (RTG) have opened a new 45,000-square-foot healthcare clinic in downtown Snellville, a suburb of Atlanta in Gwinnett County. RTG partnered with the Atlanta-based hospital system through the planning and development process, including land acquisition, zoning, design and construction phases. Northside is the operator of the two-story medical office, which features imaging, surgery and orthopedics services. Adjacent to the new medical center is a 7,500-squrae-foot sister building that houses an urgent care. The medical buildings are situated on a 4.6-acre site along Wisteria Drive within The Grove at Towne Center development.

ACWORTH, GA. — Tobin Real Estate has arranged the $15 million sale of Acworth Crossing Shopping Center, a 120,829-square-foot retail center located on a 15.3-acre site along Cobb Parkway in Acworth, a northwest suburb of Atlanta. Built in 2006, the property’s tenant roster includes Crunch Fitness, PetSmart, popshelf and Dollar Tree. Louie Granteed of Tobin represented the seller, an entity doing business as Monarch at Acworth Crossing LLC, in the transaction. Collin Cambas and Johnny Craig of Matthews Real Estate Investment Services represented the buyer, an entity doing business as Acworth Properties LLC.

ATLANTA — Portman has opened Junction Krog District, a mixed-use building in Atlanta’s Inman Park neighborhood that features 135,000 square feet of Class A offices, private terraces and ground-level retail space. The development is situated across from the Krog Street Market food hall at the corner of Auburn Avenue and Irwin Street. The Atlanta-based developer has also signed Yuji, a Japanese dining concept by Kinjo Enterprise LLC, to join Junction Krog District’s retail mix on the ground level. Yuji, along with Italian dining concept YEPPA&co, will open in summer 2024. The Japanese restaurant will feature a walk-up window for to-go orders, two outdoor bars and a 1,670-square-foot patio connected to Junction Krog District’s 7,000-square-foot public porch, which is now open. The porch fronts the Atlanta BeltLine’s Eastside Trail. Adjacent to Junction Krog District, Portman recently purchased 1.3 acres where the firm will plan a second phase for the project.

ATLANTA— Lincoln Property Co. has signed three retailers to join Echo Street West, its 19-acre mixed-use project currently underway in west Atlanta. Food-and-beverage concepts El Gordo Taqueria by Fuego Tortilla, Fresh Squeezed Mini Bar and Le Macaron will occupy 2,430; 1,917; and 895 square feet, respectively. Situated on the Atlanta BeltLine Westside Trail, Echo Street West is being constructed in phases, with the initial development comprising 300,000 square feet of creative office space, 50,000 square feet of retail space, 292 residential units and 3.4 acres of outdoor entertainment and greenspace. Plans for the property include additional offices, shops, residences and hotel rooms.

ATLANTA — Equus Capital Partners Ltd. has completed the sale of Madison Druid Hills, a 500-unit garden-style apartment community in Atlanta’s Druid Hills neighborhood. David Gutting of Newmark represented Equus, which sold the asset on behalf of its Equus Investment Partnership X LP investment vehicle, in the transaction. The buyer and sales price were not disclosed. Since its acquisition of Madison Druid Hills in 2017, Equus completed a multimillion-dollar capital improvement program that included new roofs, exterior paint, clubhouse renovations, the addition of a dog park and green upgrades, including water efficient aerators throughout all units. Madison Druid Hills includes a mixture of recently renovated one-, two- and three-bedroom apartments. Amenities on the 49-acre site include an outdoor swimming pool, fitness center, car care center, barbecue grills and picnic area with a fire pit and two tennis courts.

ATLANTA — High Street Residential (HSR), the housing subsidiary of Trammell Crow Co. (TCC), has started construction of The Grace Residences. The 280-unit apartment tower will be located adjacent to Georgia Institute of Technology within the Science Square mixed-use project in Atlanta. Rule Joy Trammell + Rubio designed the 14-story building, which will offer one-, two- and three-bedroom floorplans, with 28 units designated as affordable housing. Amenities at the community will include a bike room; club room; an outdoor courtyard with fire pits, grilling areas and a pool; a fitness center; pet spa; package room; coworking spaces; and an indoor/outdoor sky lounge. Completion of the building is scheduled for May 2024. Preleasing will begin early next year. The tower will also feature 2,350 square feet of ground-floor retail space. Adrienne Crawford and Lily Heimburger of SRS Real Estate Partners will handle retail leasing for the development.  Construction on Science Square began in 2022. The first phase includes a 364,740-square-foot lab/office tower that Perkins + Will designed.

ATHENS, GA. — Stratus Development Group has delivered Puritan Mill, a 186-unit student housing community located near the University of Georgia in Athens. Located at 1120 Macon Highway, the property once housed a ruined mill and still features the mill’s water tower and a mill pond with a waterfall. Puritan Mill is situated near McNutt Creek and is walkable to Mama’s Boy, Molly’s Coffee, Amici, Oak House Distillery and the new Macon Highway Boat Launch. The community comprises two- and three-bedroom townhomes, as well as a swimming pool, clubhouse, gym, park, hammock garden and community grills.
