EVANS, GA. — Cushman & Wakefield has arranged the sale of Ansley at Town Center, a 358-unit apartment community in the Augusta suburb of Evans. The Shoptaw Group purchased the property from Spyglass Capital Partners for an undisclosed price. Taylor Bird, Nelson Abels, Laura Aylor and Jaime Slocumb of Cushman & Wakefield represented the seller in the transaction. Built in 2009 and 2012, Ansley at Town Center features a clubhouse with billiards and a coffee bar, business center, fitness center, saltwater pool and sundeck, pet play area, Luxer package locker room and grilling stations.

KENNESAW, GA. — Coro Realty has acquired Noonday Creek Crossing, a 153,486-square-foot shopping center located at 2911 George Busbee Parkway in Kennesaw, a northern suburb of Atlanta. An affiliate of Fletcher Bright Co. sold the retail center to Coro Realty for an undisclosed price. Situated on 15 acres adjacent to Kennesaw State University’s sports and entertainment complex, Noonday Creek Crossing was fully leased at the time of sale to tenants including Burlington, PGA Tour Superstore and Medici Medical Arts Center. The shopping center was built in 1996 and renovated in 2005. Zach Taylor of Institutional Property Advisors brokered the sale. Richard Henry, Mike Ryan, Brian Linnihan and J.P. Cordeiro of CBRE arranged an $8.6 million acquisition loan through Affinity Bank on behalf of Coro Realty.

DOUGLASVILLE, GA. — Data center developer and operator DC Blox has broken ground on a $1.2 billion data center campus in Douglasville, about 22 miles west of Atlanta. Situated on a 55-acre site, the two-story data center campus will feature 12 data halls totaling 750,000 square feet. Tenants will have access to 180 megawatts of power and will be connected to DC Blox’s nearly 500-mile dark fiber route, which is slated for completion before the end of the year. The east-west fiber path will connect the company’s major hubs in Atlanta to its holdings in Augusta and on to its newly opened DC Blox Cable Landing Station in Myrtle Beach. Initial customer move-ins at the Douglasville campus is expected for third-quarter 2025. DC Blox is using tax incentives coordinated by Elevate Douglas Economic Partnership to help fund the development. The design-build team includes Evans General Contractors, DLB Associates, Bennett & Pless and Corgan, Thomas & Hutton.

ATLANTA — A joint venture between LV Collective, Kayne Anderson Real Estate and Pacific Life is underway on a new student housing tower in Atlanta. Dubbed Rambler Atlanta, the property will house 798 student housing beds in 215 units comprising one-, two-, four-, five- and six-bedroom configurations. The 457,000-square-foot property will be located at 736 Peachtree St. NE in Midtown Atlanta, which is within the Tech Square neighborhood opposite the interstate from the Georgia Tech campus. Amenities at Rambler Atlanta will include the second location of the Daydreamer café, a “study mezzanine” with coworking space and private study rooms, a resident lounge, fitness center and a rooftop pool and hot tub. The joint venture plans to deliver Rambler Atlanta by fall 2025. Project partners include architect Niles Bolton Associates, general contractor JE Dunn, interior designer Archie Bolden, Michael Hsu Office of Architecture and landscape architect Ironwood DDG. TSB Capital Advisors consulted on the joint partnership and construction financing. Pacific Life is providing debt for the project. Earlier this year, LV Collective delivered the nearby Whistler, a 565-bed student housing community at 859 Spring St. NW.

KENNESAW, GA. — Two new tenants have signed leases at Boone Centre, a shopping center located in Kennesaw, roughly 30 miles northwest of Atlanta. Backsmith Chiropractic and Axe Throwing Therapy will open at the property, which is situated at 2680 Cobb Parkway. Max Albers of Stratus Property Group represented both tenants in the lease negotiations. The landlord was not disclosed.

ATLANTA — Cushman & Wakefield has brokered the sale of Spoke, a 224-unit multifamily community located in Atlanta’s Eastside neighborhood. Robert Stickel, Wesley Lacefield and Alex Brown of Cushman & Wakefield represented the seller, Waypoint Residential, in the transaction. The deal included a Fannie Mae loan assumption and tax abatement. The buyer and sales price were not disclosed.

ATLANTA — JLL has arranged two leases at Salesforce Tower in the Buckhead submarket of Atlanta. Rubicon renewed its 6,338-square-foot lease at the property, and payment solutions provider Clearent by Xplor signed a new 18,134-square-foot lease. Brooke Dewey, Jeff Taylor and Caroline Fisher of JLL represented the landlord, a partnership between Banyan Street Capital and KKR, in the negotiations. Newmark represented Rubicon, and CBRE represented Clearent by Xplor. Amenities at the building include direct access to MARTA and The Buc rideshare service, a fitness center, coffeeshop and electric vehicle charging stations.

Situated near the Savannah College of Art and Design (SCAD), the boutique community features studios, one-, two-, three- and four-bedroom apartments, all with private bathrooms for each bedroom. ATHENS, GA. — CBRE has brokered the sale of The Connection at Athens, an 876-bed student housing community located near the University of Georgia campus in Athens. Jaclyn Fitts, William Vonderfecht, Casey Schaefer, Kevin Geiger and Shea Campbell of CBRE represented the seller, a partnership between Pierce Education Properties and Nuveen Real Estate, in the transaction. Priderock Capital Partners acquired the community for an undisclosed price. The Connection at Athens offers shared amenities including a resort-style pool pavilion with four pools, clubhouse, private study rooms, grilling stations, a fire pit, basketball court, sand volleyball court, game room and a dog park.

ATLANTA — Canterbury Court, a continuing care retirement community in Atlanta’s Buckhead district, has doubled in size with its new expansion. The property now includes two new additions: The Garden Tower, a high-rise that features 105 independent living apartments and a ground-level restaurant; and Monarch Pavilion, a four-story building that offers seniors housing units, amenities and services in a neighborhood setting. Monarch Pavilion comprises Azalea View, a new assisted living community; Wisteria Park, a memory care destination centered around a courtyard garden; and Sage Glen, a skilled nursing neighborhood that features dedicated physical, speech and occupational therapists. The construction period for the expansion lasted approximately two years. Greystone Communities served as the project’s financial advisory and financial consultant, and JLL provided project management services. The design-build team included architect Rule Joy Trammell + Rubio and general contractor Brasfield & Gorrie.
