BLOOMINGDALE, GA. — Atlanta-based MDH Partners has purchased Beltway Logistics Center, a 655,370-square-foot industrial facility located in Bloomingdale, about 15 miles from the Port of Savannah. The seller, a joint venture led by TPA Group, recently delivered the property, which is situated less than one mile from I-16. Joe DeHaven led the acquisition process for MDH Partners on an internal basis. The sales price was not disclosed. The cross-deck facility features 40-foot clear heights, 172 trailer parking spots, 134 dock-high doors, 185-foot concrete truck courts, 2,445 square feet of speculative office space and LED lighting in the warehouse. Notable neighbors of Beltway Logistics Center include Floor & Decor, FedEx and Arco Plastic.

Vista, Batson-Cook Sell 300-Unit Sweetwater Vista Apartments in Douglasville, Georgia

DOUGLASVILLE, GA. — Vista Residential Partners and Batson-Cook Development Co. have sold Sweetwater Vista Apartments, a 300-unit garden-style property located along Riverside Parkway in Douglasville, about 15 miles west of Atlanta. The buyer and sales price were not disclosed. Vista and Batson-Cook developed the property in 2021 using debt financing from Synovus Bank and joint venture equity. Situated near the 2,500-acre Sweetwater Creek State Park, Sweetwater Vista features a clubhouse, resort-style pool, dog park and open green spaces. The property features one-, two- and three-bedroom units ranging from 804 to 1,268 square feet, according to Apartments.com.
SANDY SPRINGS, GA. — Atlanta-based Bull Realty has brokered the $6.9 million sale of a 36,000-square-foot office building located at 5009 Roswell Road in Sandy Springs, a suburb of Atlanta. The seller was the property’s lender, an unnamed major bank. The buyer was also not disclosed. The property was 90 percent vacant at the time of sale. Michael Bull of Bull Realty represented the seller in the transaction.
WOODSTOCK, GA. — Joint venture partners CBL Properties and Horizon Group Properties have secured a $79.3 million loan for the refinancing of The Outlet Shoppes of Atlanta, a retail outlet property located in Woodstock. The 10-year, fixed-rate financing replaces two existing loans with a total balance of $69.5 million that were set to mature this November. The property features 103 retailers, including American Eagle Outfitters, Auntie Anne’s, Athleta, Banana Republic Factory Store, Champion, Forever 21 and GNC, among others.
CANTON, GA. — Capstone Cos. has brokered the $26.1 million sale of Lancaster Ridge Apartments, a 145-unit multifamily community located in Canton, roughly 40 miles north of Atlanta. Built in 1994, the community features apartments in one-, two- and three-bedroom floorplans. Amenities include a clubhouse, playground, picnic area and swimming pool. Eric Liebich and Ron Corrao of Capstone represented the undisclosed seller in the transaction. Emma Capital acquired Lancaster Ridge, which was 96 percent occupied at the time of sale.
ATLANTA — GID has acquired ARIUM Vinings Station, a 315-unit apartment community located at 4695 N. Church Lane in Atlanta’s Vinings district. The buyer plans to implement renovations and rebrand the property as Windsor Vinings. Amenities at the community include a dog park, pool, fitness center, grilling areas, a clubhouse, tennis court and a business center. The seller and sales price were not disclosed.
JCCG Begins Construction on 244-Unit Build-to-Rent Residential Development in Fort Oglethorpe, Georgia

FORT OGLETHORPE, GA. — General contractor Jim Chapman Construction Group (JCCG) has started construction on The Cottages at Battlefield Crossing, a 244-unit build-to-rent (BTR) townhome project located at the intersection of Dietz Road and Battlefield Parkway in Fort Oglethorpe. Situated on 41 acres about nine miles south of Chattanooga, Tenn., the property will feature homes in five floorplans totaling 1,020 to 1,466 square feet. Amenities at the community will include a 4,000-square-foot clubhouse, swimming pool, fitness center and 24-hour emergency maintenance services. The developer and construction timeline were not disclosed.
SNELLVILLE, GA. — Three new tenants have signed leases at The Shoppes at Webb Gin, a retail center located in Snellville, roughly 30 miles outside of Atlanta. Browlash and Club Pilates will occupy 1,200 and 1,625 square feet, respectively. DRIPBar will also open at the property in January within a 1,675-square-foot space. Monica Johnson and Kelsi Holman represented the landlord, Continental Realty Corp. (CRC), on an internal basis. Sydney Isroff of Morrow Hill Commercial Real Estate represented DRIPBar in the leasing negotiations, and Emily Kozarek of Colliers represented Club Pilates. Built in 2006, The Shoppes at Webb Gin is now 90 percent occupied.
BYRON, GA. — Halpern Enterprises Inc. has delivered a 2,600-square-foot build-to-suit Starbucks location at 321 N. Highway 49 N in Byron. The Seattle-based coffeehouse chain signed a 10-year net lease at the freestanding property, which is located near I-75 and Robins Air Force Base. Brad Oppenheimer, Caleb Adams and Cary Halpern of Halpern Enterprises teamed up to complete the project. In addition to Starbucks, the Atlanta-based developer has recently delivered three build-to-suit properties in the Southeast for The Learning Experience.
Northside Hospital, Realty Trust Group Open 45,000 SF Medical Center in Snellville, Georgia

SNELLVILLE, GA. — Northside Hospital and Realty Trust Group (RTG) have opened a new 45,000-square-foot healthcare clinic in downtown Snellville, a suburb of Atlanta in Gwinnett County. RTG partnered with the Atlanta-based hospital system through the planning and development process, including land acquisition, zoning, design and construction phases. Northside is the operator of the two-story medical office, which features imaging, surgery and orthopedics services. Adjacent to the new medical center is a 7,500-squrae-foot sister building that houses an urgent care. The medical buildings are situated on a 4.6-acre site along Wisteria Drive within The Grove at Towne Center development.
