JACKSON COUNTY, GA. — Trammell Crow Co. (TCC), with joint venture partner CBRE Investment Management, has broken ground on the first phase of Jackson 85 North Business Park, an industrial park in Jackson County. Situated roughly 60 miles northeast of Atlanta, the industrial development will comprise 2.3 million square feet upon completion. The first phase will feature two buildings totaling more than 1.5 million square feet. Building 1 will comprise 538,450 square feet, and Building 2 will include 1 million square feet, with delivery scheduled for the first quarter of 2024. Construction of the second phase is expected to begin midway through 2024 and will include a single 713,050-square-foot facility, completion of which is scheduled for 2025. All three buildings will feature 40-foot clear heights, ample power, ESFR fire sprinklers and R-19 roof insulation. Wilson Hull & Neal Real Estate is handling the leasing assignment for Jackson 85 North Business Park.

NASHVILLE, TENN. — Nashville-based Matthews Real Estate Investment Services has arranged the $16.1 million portfolio sale of eight stores leased to the combo Family Dollar-Dollar Tree discount retail concept. The stores are located in Blountsville and Clayton, Ala.; Pauls Valley, Warner and Maud, Okla.; Edison, Ga.; Lincoln, Ark.; and Coldiron, Ky. Josh Bishop of Matthews represented the seller, an unnamed developer that built the stores. The undisclosed institutional buyer purchased the assets at a cap rate of 6.4 percent.

ATLANTA — CBRE has negotiated a 10,000-square-foot office lease at 55 Allen Plaza, a 14-story office building located at 55 Ivan Allen Blvd. in downtown Atlanta. The tenant, global retail payment advisor CMSPI, is doubling its footprint with this lease and will continue to occupy the office building’s fifth floor. The firm has been a tenant at 55 Allen Plaza since 2018 and uses the space as its North American headquarters. Paul Holmes of CBRE represented CMSPI in the lease negotiations. The landlord is Lone Star Funds, a global private equity firm that purchased the 348,658-square-foot property in 2020. In addition to offices, 55 Allen Plaza features a 5,000-square-foot fitness center with private lockers and showers, a 100-person conference center, catering kitchen, sundry shop and covered parking. Tenants have walkability to downtown’s nearby hotels, museums, restaurants and the Civic Center MARTA station.

GAINESVILLE, GA. — CBRE has arranged the purchase of 56.8 acres of land in Gainesville, roughly 55 miles northeast of Atlanta, on behalf of the buyer, Logistics Property Co. The Gainesville and Hall County Development Authority sold the property to the developer for an undisclosed price. Logistics Properrty will develop a two-building, 585,900-square-foot industrial park at the site that will be called Gainesville 85 Business Center. Upon completion, the development will feature 32-foot clear heights, 128 trailer spaces and 422 auto parking spaces. Todd Barton, Mark Hawks, Joanna Blaesing and Matt Higgins of CBRE’s Industrial Properties Group in Atlanta represented the buyer in the land transaction and will handle leasing of the project.

HINESVILLE, GA. — Marcus & Millichap has brokered the $10.3 million sale of Hinesville Central, a 41,800-square-foot retail center located at 755 Oglethorpe Highway in Hinesville. The property is shadow-anchored by a Walmart Supercenter. Al Taf of Marcus & Millichap’s Atlanta office represented the seller, a 104-year-old private company based in Georgia, in the transaction. Brian Munn, also with Marcus & Millichap’s Atlanta office, procured the buyer, a private investor. Both parties requested anonymity. Hinesville Central’s tenant roster includes Hibbett Sporting Goods, Kay Jewelers, GameStop, Bath & Body Works, Shoe Show, Luxor Nails, Hong Kong Restaurant, 1st Franklin Financial Corp., High Life Tobacco and Vape, General Nutrition Corp., Surcheros, Polar Sweets and Golden Beauty Supply.

SHANNON, GA. — MDH Partners and Hight Knox Properties have delivered Hillman Group Building, a 420,750-square-foot warehouse situated on nearly 60 acres at 6695 New Calhoun Highway NE in Shannon. The property was a build-to-suit for The Hillman Group, a building solutions and hardware supplier firm based in Cincinnati. Currently the firm operates three separate facilities in the Georgia cities of Rome, Smyrna and Adairsville. The new Shannon warehouse will support 200 jobs, including 144 transferring from an existing location. Hillman Group Building features 210 parking spaces, 107 exterior dock doors and 36-foot clear heights.

ATLANTA — San Francisco-based Spear Street Capital has purchased three office buildings in Atlanta for $247.5 million. Situated within the Perimeter Summit development, the properties are located at 1001, 2002 and 4004 Summit Blvd. Perimeter Summit was leased to 12 tenants at the time of sale and features amenities including fitness centers, conferencing centers, common area workspaces, underground parking and jogging trails and green space. Richard Reid, Ed Coco, Ryan Clutter, Ralph Smalley and Huston Green of JLL Capital Markets represented the undisclosed seller in the transaction.

AUGUSTA, GA. — The Palomar Group has brokered the $2.8 million sale of a 3,512-square-foot restaurant located at 4329 Belair Frontage Road in Augusta. The property is triple-net-leased to Steak N Shake, a diner chain that serves burgers, fries and milkshakes. Steak N Shake has approximately 15 years remaining on its lease term, which features a 10 percent rental increase every five years. The restaurant is situated at a signalized intersection off I-20 and near Fort Gordon Army Base. An investment firm based in New Britain, Conn., purchased the restaurant from an entity based in Aiken, S.C. Both parties requested anonymity.

QCells-Solar-Plant-Atlanta

CARTERSVILLE, GA. — Hanwha Solutions, through its clean energy subsidiary Qcells, has announced plans to invest more than $2.5 billion to develop a complete solar energy supply chain across the northern part of the state of Georgia. According to the company, this will represent the largest investment ever in solar panel production in the U.S. and make Qcells the only company in the country with a complete and sustainable solar supply chain. Qcells plans to break ground on a state-of-the-art manufacturing facility in Cartersville, roughly 43 miles northwest of downtown Atlanta, by the end of March. The plant will manufacture solar ingots, wafers and cells — the elements that make up solar panels — as well as finished panels. That facility is scheduled for completion in late 2024.  The company also plans to expand solar panel production at its existing facility in Dalton, approximately 45 miles north of Cartersville, which opened in 2019. The company will hire an additional 535 employees at that facility. “As demand for clean energy continues to grow nationally, we’re ready to put thousands of people to work creating fully American-made and sustainable solar solutions, from raw material to finished panels,” says Justin Lee, CEO of Qcells. …

POOLER, GA. — Northmarq has brokered the $7.3 million sale of Shops at Tanger Parkway, a 15,600-square-foot retail strip center located at 240 Tanger Outlets Blvd. in Pooler, a suburb of Savannah. David Annett and Anne Perrault of Northmarq’s Tulsa office represented the seller, a Utah-based developer, in the transaction. Mark Lovering of Northmarq’s Chicago office represented the buyer, a private equity firm based in Mexico City. Built in 2020, Shops at Tanger Parkway was fully leased at the time of sale to Tropical Smoothie Café, Tin Drum Asian Kitchen, LAX, T-Swirl Crepe, Wayback Burgers, Which Wich?, America’s Best Contacts & Glasses and Pita Mediterranean Street Food. The property is shadow-anchored by Tanger Outlets Savannah, an open-air outlet mall developed in 2015.
