SAVANNAH, GA. — Seefried Properties has begun site work at Live Oak Logistics Center, a 287-acre industrial park located within six miles of the Port of Savannah’s Garden City Terminal. The site is entitled for 4 million square feet of industrial space at full buildout. Live Oak’s first building is set to be delivered in the fourth quarter of 2023 and will span 669,760 square feet. The cross-dock facility will be built on a speculative basis. Stephen Ezelle and Bob Robers of Cushman & Wakefield are handling the leasing efforts on behalf of Seefried. Facilities at Live Oak will range from 252,000 to 1.4 million square feet in size across five buildings, according to Seefried. The park is situated near I-16, I-95 and near the future 16 million-square-foot Hyundai electric vehicle assembly and battery campus, which is set to open in 2025.

DALLAS, GA. — Berkadia Institutional Solutions has arranged the sale of Hardy Springs, a 149-unit build-to-rent, active adult community located in the northwest Atlanta suburb of Dallas. Charleston-based Blaze Partners purchased the single-family neighborhood, which is age-restricted for households age 55 and up, for $47.8 million. Russ Hardy of Berkadia’s Atlanta office and Brooks Minford and Simona Wilson of Berkadia’s Seniors Housing & Healthcare team represented the seller, Georgia-based Highlands Residential, in the transaction. John Bray, also from Berkadia’s Atlanta office, originated an undisclosed amount of Fannie Mae acquisition financing on behalf of Blaze. Hardy Springs features one- and two-bedroom floor plans with walk-in closets, private garages and private patios or balconies. Community amenities include a clubhouse, fitness center and barbecue area. The property is situated near Wellstar Paulding Hospital, AMC Hiram 14 and Lost Mountain Park.

FOREST PARK, GA. — Cushman & Wakefield has negotiated a 401,242-square-foot industrial lease at Gillem Logistics Center, a 1,168-acre master-planned industrial park in the south Atlanta suburb of Forest Park. Pat Murphy, Tara Healy, Andrew Thurman, Ray Stache, Lisa Pittman and Ryan Bellows of Cushman & Wakefield represented the landlord, Boston-based TA Realty, in the lease negotiations. The tenant, a subsidiary of Chattanooga, Tenn.-based Covenant Logistics Group, will occupy a portion of Building 1100, which spans 909,590 square feet and was delivered in September.

STONE MOUNTAIN, GA. — A joint venture between Kaplan Residential and Dune Real Estate Partners has broken ground on Avondale East, a multifamily development that will comprise 239 townhomes in Stone Mountain, roughly 10 miles east of Atlanta. Situated on 20 acres at 3940 Redan Road, the community will feature townhomes with one-, two- and three-bedroom floorplans. Amenities will include an 8,000-square-foot clubhouse, a fitness center, coworking space, lounge, pool, walking trails, pocket parks and fire pits. Locally based Brock Built Homes is the general contractor for the project, with Niles Bolton Associates serving as the architect. Focus Design Interiors and J Lancaster Associates Inc. are providing interior design and civil engineering, respectively. Kaplan acquired the land from The Paideia School in 2021 for $6.5 million.

SAVANNAH, GA. — Vista Residential Partners and Batson-Cook Development Co. (BCDC) have broken ground on Riverchase Vista, a 300-unit apartment development located on 15 acres in Savannah. The community, which marks the third joint development project between the two companies, will feature homes in one-, two- and three-bedroom layouts, with an average size of almost 1,000 square feet. Amenities will include a clubhouse, pool, fitness center, pet park and 24/7 package concierge services. First tenants are expected to move in by early 2023, according to the developers.

LOCUST GROVE, GA. — Cushman & Wakefield has arranged a 1 million-square-foot lease for an undisclosed transport and logistics company at Gardner Logistics Park, a three-phase industrial project in Locust Grove, approximately 40 miles southeast of Atlanta. James Phillpott, Helen Cauthen, Lisa Pittman and Ray Stache of Cushman & Wakefield represented the landlord, Scannell Properties, for the lease deal. The tenant will occupy most of Building 1, which totals more than 1.4 million square feet and is scheduled for completion in late 2023. Building 1 is the final building to be constructed at the project, for which Cushman & Wakefield is overseeing all leasing efforts.

ATLANTA — Centennial Yards Co. has broken ground on two high-rise towers in downtown Atlanta as the next phase of the development plan that will turn the city’s Gulch district into a $5 billion multi-phase area known as Centennial Yards. One tower will be an 18-story, full-service, boutique hotel called Anthem, which will feature guest rooms averaging over 400 square feet, a pool deck with a bar and event room, an 8,000-square-foot ballroom and a rooftop restaurant and bar. The second tower, also rising 18 stories, will be an apartment building. The multifamily community will offer studio, one-, two- and three-bedroom floor plans and include features such a pool with an event lawn and grilling stations, on-site co-working space, a dog run, a fitness center and multiple lounges for residents. Individual units will feature interior design by Atlanta-based design firm TVS Architecture + Design. The two towers are adjacent to Mercedes-Benz Stadium and State Farm Arena, the sports venues that are home to the NBA’s Atlanta Hawks, NFL’s Atlanta Falcons and MLS’ Atlanta United. KENNESAW, GA. — Atlanta Property Group (APG) has acquired three industrial facilities and one office property in the northwest Atlanta suburb of Kennesaw for $48.7 million. The seller was not disclosed. The portfolio comprises three warehouse facilities totaling 305,000 square feet located near Chastain Road and I-75. The rear-load buildings, which were constructed in the mid-1990s, feature 24-foot clear heights and were fully leased at the time of sale to six tenants. The lone office property spans 72,000 square feet and was 73 percent leased at the time of sale. Built in 2000, the property is situated near Kennesaw State University and the I-75/I-575 interchange. Austin Chase and Grace Thompson of APG are handling leasing of the office building.

SAVANNAH, GA. — SJP Properties and Manulife Investment Management have begun construction on the first phase of Georgia International Commerce Centre (GICC), an 809-acre industrial park in Savannah. At full buildout, GICC will comprise 12 buildings spanning 6.5 million square feet. SJP is partnering with Manulife on the first facility and with Chesterfield and Atalaya Capital Management on the overall development. Plans for GICC call for 250,000- to 1.3 million-square-foot buildings, each with cross-dock, front-load or rear-load configurations. The first building, which will span 1 million square feet, will feature 40-foot clear heights, 228 dock doors, four drive-in ramps, 273 trailer parking spots, a 185-foot-deep truck court and car parking for roughly 190 employees. The building is set to be delivered in July 2023 and is available for lease. Stephen Ezelle of Gilbert & Ezelle Inc., a regional non-owned affiliate of Cushman & Wakefield, is serving as the exclusive leasing agent for GICC. The park is situated within three miles of I-16, 22 miles from the Port of Savannah and near the recently announced, 16 million-square-foot Hyundai manufacturing facility.

ATLANTA — Chicago-based Sterling Bay and Charlotte-based Asana Partners have broken ground on 1050 Brickworks, a 14-story office building located at West Marietta Street and Brady Avenue in Atlanta’s West Midtown district. The co-developers are building the 225,000-square-foot property on a speculative basis. The duo recently secured an undisclosed amount of construction financing from Bank OZK. The design-build team includes architect HKS and general contractor Gilbane. The local Stream Realty Partners team of Bryan Heller, Peter McGuone and Parker Welton are leasing the property on behalf of Sterling Bay and Asana. 1050 Brickworks will feature a fitness center, private tenant balconies, open-air conference spaces and lounges and 14,000 square feet of retail space. The property will also feature creative office space with floor plates averaging 33,000 square feet. Upon completion, which is set for early 2024, 1050 Brickworks will anchor Asana’s adjacent Brickworks campus that currently features 166,000 square feet of shops and restaurants.
