JEKYLL ISLAND, GA. — New Castle Hotels & Resorts, a Ridgefield, Conn.-based resort hotel owner and operator, has acquired the Holiday Inn Resort Jekyll Island, a 158-room hotel in Jekyll Island. Georgia Coast Holdings LLC and NorthPointe Hospitality sold the property for $41 million. Rich Lillis of Colliers represented the buyer in the transaction. The Holiday Inn Resort Jekyll Island is a full-service hotel situated on more than seven acres of oceanfront property, including a quarter-mile of beachfront. The hotel features oversized rooms and suites, as well as a playground and lawn area, fire pits and cabanas, kid programming and activities, bike rentals, fitness center, pool and a hot hub. Located at 701 N Beachview Drive, the hotel is located near Driftwood Beach and the Georgia Sea Turtle Center. The hotel also is situated near numerous bike trails and 18 miles from Saint Simons Island.

Atlanta distribution portfolio

ADAIRSVILLE AND CARTERSVILLE, GA. — Panattoni has sold a two-property, Class A industrial portfolio totaling 949,211 square feet in metro Atlanta. Dennis Mitchell, Matt Wirth, Britton Burdette and Jim Freeman of JLL represented Panattoni in the transaction. Affiliates of LXP Industrial Trust acquired the property for $112 million. The portfolio comprises Georgia North Industrial Park Building 100 and Bartow Commerce Center Buildings 1 and 2. Tenants at the properties include Wellmade, Airman USA Corp. and Textron. Both properties have easy access to Interstate 285, Hartsfield-Jackson Atlanta International Airport and the Appalachian Regional Port. Built in 2020, the rear-load Georgia North Industrial Park Building 100 provides 225,211 square feet of multi-tenant space and features tilt-wall construction, 32-foot clear heights, 36 loading positions, 50 trailer parking stalls, ESFR fire protection and LED lighting. Located at 95 International Parkway in Adairsville, the property is situated within one mile of Interstate 75. CONYERS, GA. — Chicago-based Dayton Street Partners has broken ground on a 212,232-square-foot speculative distribution center in Conyers. Construction is slated for completion by July. The distribution center will feature 32-foot clear heights, 41 trailer and 203 auto stalls with separate access for cars and trucks and a 185-foot truck court. Located at 2020 East Park Road, the property is situated 28.6 miles east of downtown Atlanta and 31.3 miles from Hartsfield-Jackson Atlanta International airport. Dayton Street most recently completed the development of DSP Rock Hill, a 188,000-square-foot distribution center near Atlanta’s airport. Brookfield acquired the asset in December 2021.

Turner Hill Marketplace

STONECREST, GA. — The Palomar Group has arranged the sale of Turner Hill Marketplace, a 124,294-square-foot shopping center in Stonecrest, about 21.4 miles east of downtown Atlanta. A joint venture between Miami-based firms M Street Holdings and Highline Real Estate Capital acquired the property for $16.8 million. The Palomar Group represented the seller, Atlanta-based RCG Ventures, in the transaction. Built in 2001 and renovated in 2017, Turner Hill Marketplace is fully occupied by tenants such as Burlington, American Signature Furniture and Chapel Beauty. There are seven years remaining on the Burlington lease, and the American Signature Furniture and Chapel Beauty locations have new 10-year leases. Located on 2918 Turner Hill Road, Turner Hill Marketplace has access to Interstate 20 is situated 27 miles from Hartsfield-Jackson Atlanta International Airport.

LAKE CITY, GA. — Marcus & Millichap has brokered the $11.9 million sale of Lake City Commons, a 91,494-square-foot, Kroger-anchored shopping center in Lake City. Zach Taylor of Marcus & Millichap’s Taylor-McMinn Retail Group represented the seller, New York City-based SomeraRoad. The buyer, Forge Capital, a private real estate fund based in Tampa, completed an assumption of existing CMBS debt on the property. “Selling property with existing CMBS debt that must be assumed is historically difficult, but with the demand for well-located, grocery-anchored centers as high as it has ever been, there were many bidders competing for Lake City Commons,” says Taylor.

187 Chastain Road

KENNESAW, GA. — CBRE has brokered the $28.1 million sale of a medical office building located at 187 Chastain Road NW in Kennesaw, about 26.7 miles north of downtown Atlanta. Lee Asher, Chris Bodnar, Jordan Selbiger, Ryan Lindsley, Sabrina Solomiany and Zack Holderman of CBRE represented the seller, PLSQ Chastain, an entity comprising investors from Quintus and Pope & Land Real Estate. Renasant Bank provided acquisition financing on behalf of the undisclosed buyer. Piedmont Healthcare Inc. fully occupies the entire property on a new long-term lease. CBRE represented Piedmont Healthcare in the lease transaction. In 2021, Pope & Land developed the 39,642-square-foot building as a build-to-suit for Piedmont. The property includes a linear accelerator and includes imaging, infusion and radiation and oncology suites for cancer treatment on the first floor. The second floor includes more than 30 exam rooms for multiple specialties. Brasfield Gorrie was the contractor for the facility, and EYP was the architect.

Bryn House

ATLANTA — The Allen Morris Co. has received $64 million in construction financing for the development of Bryn House, a 337-unit, five-story apartment project in the North Druid Hills neighborhood of Atlanta. Truist and PNC provided the financing. Juneau Construction Co. will serve as the general contractor for the project, which is expected to be completed by spring of 2023. Bryn House will include 574,479 buildable square feet, including a 175,000-square-foot parking deck. The property will offer one-, two- and three-bedroom floorplans and will also feature 2,000 square feet of ground floor retail, including a coffee shop and wine bar connected to a pocket park with shaded outdoor seating and games. Community amenities will include a pool deck with private cabanas and trellised grilling areas, gym, event space, game room and an onsite dog park.

Peachtree Battle

ATLANTA — Locally based Branch Properties has signed leases for two new tenants to join Peachtree Battle Shopping Center, a 168,000-square-foot, grocery-anchored center in the Buckhead neighborhood of Atlanta. Located off Peachtree Road, Peachtree Battle Shopping Center features over 50 tenants, including a 32,836-square-foot Publix, Walgreens, Ace Hardware and Baskin-Robbins. The new tenants include Roshambo and Cava. Roshambo, a new concept from local restaurant group Unsukay, will open at the center in a 4,000-square-foot space. The restaurant is set to open this summer. Cava, a Mediterranean fast-casual restaurant chain, will occupy a 2,300-square-foot space at the center. The Mediterranean restaurant is expected to open this month.

CANTON, GA. — Dalfen Industrial has purchased a two-building industrial park in Canton, about 41.5 miles from downtown Atlanta. The sales price and seller were not disclosed. The industrial property totals 112,000 square feet. Located at 505/515 Brown Industrial Blvd., the property is situated close to Interstate 575 and Georgia Highways 20 and 400. The area is home to tenants such as Amazon, Penske, Thyssen Krupp and Papa Johns. With the acquisition, Dalfen Industrial’s Atlanta portfolio reaches over 2.7 million square feet.

NORTH DECATUR, GA. AND CRESTWOOD, MO. — Real estate developer EDENS and the City of Crestwood have separately announced two massive mall redevelopment projects in the Atlanta and St. Louis metropolitan areas, respectively.  The redevelopment of Class B malls into mixed-use, open-air centers has continued to grow in popularity as shopping center owners and operators look to compete with e-commerce through the delivery of thoughtful spaces that provide an experience for visitors.  North Dekalb Mall EDENS purchased North Dekalb Mall last year with plans to redevelop the property into a mixed-use project. This week, a Development of Regional Impact (DRI) application was filed with the Georgia Department of Community Affairs detailing plans for the project. Located roughly seven miles outside in Atlanta in North Decatur, the development is set to include 300,000 square feet of office space, 200,000 square feet of hospitality, 150 multifamily units and 1,700 townhomes, in addition to retail and restaurant space.
