ATLANTA — Four new restaurants will open at Westside Paper, an adaptive reuse project slated to open in the second quarter of 2022 in Atlanta’s West Midtown district. The four restaurant tenants include Pancake Social, Glide Pizza, Girl Diver and Boxcar Betty’s. Located at 950 West Marietta St., Westside Paper is a 15-plus acre mixed-use campus that formerly was an industrial campus. A joint venture between Third & Urban and FCP is developing the 245,000-square-foot adaptive reuse project that was formerly a 1950s-era warehouse facility. Pancake Social, an all-day brunch and coffeehouse restaurant, will open its second Atlanta location at Westside Paper in late spring 2022. The first Pancake Social opened in Atlanta’s Ponce City Market in March 2019. Glide Pizza will open its third location at Westside Paper next year. Girl Diver is an Asian seafood restaurant from Richard Tang, who also opened Char Korean Bar & Grill in Atlanta’s Inman Park neighborhood in 2016. Girl Diver’s new location at Westside Paper will be its second location. Lastly, Boxcar Betty’s is a fried chicken sandwich restaurant. Film campus

STONE MOUNTAIN, GA. — Domain Capital Advisors, a subsidiary of Atlanta-based Domain Capital Group LLC, and Atlanta-based Capstone South Properties recently acquired a 17-acre site in Stone Mountain, about 14 miles from downtown Atlanta, for a new film and TV studio campus dubbed Electric Owl Studios. Construction on the project broke ground in November and is slated for completion by January 2023. The price for the land and the seller were not disclosed. Phase I of the Electric Owl Studios will include a 300,000-square-foot film studio with six stages. The project will be designed to meet LEED certification. Located at 3963 Redan Road, the property is situated about a half-mile from the Indian Creek Transit MARTA Station and 18.1 miles from Hartsfield-Jackson Atlanta International Airport. Chuck Taylor and Alex Lacher of Domain Capital Advisors will lead operations and development along with Michael Hahn and Dan Rosenfelt of Capstone.

ATLANTA — Hapag-Lloyd, a liner shipping company, has signed a lease for 127,000 square feet at Three Ravinia office building in Atlanta’s Central Perimeter submarket. Locally-based Preferred Apartment Communities Inc. (PAC) is the landlord. Hamburg, Germany-based Hapag-Lloyd will occupy approximately five floors at Three Ravinia. The lease is for a 15-year term, and the company is using the new location as its new North American headquarters, which was originally in Piscataway, N.J. With this lease, the property is now approximately 94 percent leased. Hapag-Lloyd is expected to create approximately 250 new jobs in the region over the next several years. The new tenant is expected to occupy Three Ravinia by the third quarter of 2022. Built in 1991, Three Ravinia is a 32-floor, 816,748-square-foot office building that features a fitness center, conference center, 24/7 onsite security, onsite café, coffee counter, onsite car detailing, full-service dry cleaner and cobbler, MARTA access with shuttle service and walking trails. Located at 3 Ravinia Drive, the office building is 15 miles from downtown Atlanta and 3.2 miles from Sandy Springs. The other tenants include IHG, Zillow and Lease Query. ATLANTA — Atlanta-based Songy Highroads (SHR) has opened the Hyatt Centric Hotel in the Buckhead neighborhood of Atlanta. Construction on the 15-story hotel started in early 2020 and finished this month. SHR developed the hotel in a joint venture with Chicago-based Hyatt Hotels Corp. Designed by New York-based Sawyer & Co., the Hyatt Centric Buckhead Atlanta hotel features 218 guestrooms (including seven suites), two dining concepts and more than 3,700 square feet of meeting and event spaces. The guestrooms average 400 square feet in size, while the suites exceed 850 square feet. Each guestroom offers a variety of amenities including a 65-inch flat-screen TV, bathrobe, bath amenities and a salon-quality hair dryer. Other hotel amenities include a fitness center and an outdoor heated plunge pool with pool sundeck located on the second floor. The two dining concepts include Mount Royal, a Montreal-style steakhouse located on the ground floor, and Spaceman, an indoor-outdoor lounge with cocktails and shareable dishes located on the 15th floor rooftop. COLUMBUS, GA. — Cotton Cos. has signed Cleaver & Cork, a butcher and artisan market, to an 1,800-square-foot lease at Highside Market, an adaptive reuse mixed-use development in Columbus. Cleaver & Cork will offer a selection of charcuterie, meats, seafood, artisan goods, local cheeses, as well as a variety of craft beer and wine. Cleaver & Cork currently has locations across Georgia in Sharpsburg, Newnan, Marietta and Alpharetta. Slated to open this summer, Highside Market will be a 55,000-square-foot mixed-use development featuring 20,000 square feet of restaurants, 20,000 square feet of retail, 15,000 square feet of office space, a greenspace and outdoor lounge areas. Cotton Cos. has already received tenant commitments for 26 percent of Highside Market’s available leases. Colliers is representing the locally based developer in the lease transactions.

The Atlanta industrial market has been hot and setting records for quite some time now, and the third-quarter numbers for 2021 show that this trend is continuing as we are once again setting all-time record highs for activity, positive net absorption and new construction. Activity for the Atlanta industrial market for the third quarter alone was over 24.6 million square feet, which beat the previous record for a single quarter by over 4.1 million square feet. Adding the third-quarter numbers for activity to the previous three quarters, Atlanta has posted a new record high for a four-quarter period with over 82.2 million square feet of activity. This breaks the previous four-quarter record for activity by over 6.4 million square feet. It would certainly be logical to conclude that the net absorption numbers would be robust and positive as well for the same time periods, and you would be right. Atlanta set another record for positive net absorption with over 12.1 million square feet, which was over 2.8 million square feet higher than the previous record. When you add the third quarter numbers to the previous three quarters, you will see again a new record high for a four-quarter period with …

BUFORD, GA. — Columbus, Ga.-based Flournoy Development Group has broken ground on a 434-unit apartment community in Buford, approximately 30 miles northeast of downtown Atlanta. The property will include 376 multifamily units and 58 townhomes. The construction timeline for the property was not disclosed. The multifamily community is part of Exchange at Gwinnett, Fuqua Development’s mixed-use development situated near the Mall of Georgia with more than 465,000 square feet of retail, restaurants, office space, hotel space and residential units. Community amenities at the multifamily project will include a pool courtyard, access-controlled living areas, three one-level parking decks, flexible coworking space, courtyard and event greenspace and several private pocket courtyard amenity areas. The Exchange at Gwinnett will include a food hall with restaurants such as Starbucks Coffee, Five Guys Burgers & Fries and Jersey Mike’s Subs. The mixed-use development will also include Topgolf, Andretti Indoor Karting & Games, a flagship Rooms To Go store, a center stage at Town Green and a Sprouts Farmers Market. The project team for the apartment community includes architect Dynamik Design and contractor Flournoy Construction Group. Flournoy Properties Group will manage the property.

ATLANTA — CBRE National Retail Partners has brokered the sale of Park Place, an 82,097-square-foot retail property in Atlanta’s Central Perimeter district. Edens purchased the property from Atlanta-based Coro Realty Advisors for an undisclosed amount. Chris Decoufle, Kevin Hurley and Matt Karempelis of CBRE represented the seller in the transaction. Located at 4505 Ashford Dunwoody Road, Park Place is located directly across from Perimeter Mall at the intersection of Ashford Dunwoody Road and Perimeter Center West. Built in 1978, the property is anchored by Alon’s Bakery and Market, Fidelity Investments and Jared Galleria of Jewelry. The property was 92.2 percent occupied by tenants such as Allen Edmonds, Expedia Travel, Balance Salon and The Brass Tap.

ATLANTA — For the past few months, the apartment sector has been in an upswing from an owner and operator perspective. Rents are rising and occupancy rates are high. However, some fear that these positives in the real estate market are going to be short-lived and eventually come to an end. Kevin Owens, division president of RPM Living, said that when the hottest geographic markets start to slow down, then other markets are going to follow suit. “Boise, Idaho is the hottest market from a rent growth standpoint in the country for the last few months, and it took a hit in November. So, if the hottest markets are going to start slowing down, then other markets are going to start slowing down. It’s just a natural progression,” said Owens. Owens’ comment came from a panel titled: “A Report from the Frontlines: What is the Outlook for Leasing, Management & Operations in 2022?” The discussion was one of the many that occurred at France Media’s InterFace Multifamily Southeast conference at the Westin Buckhead hotel in Atlanta on Dec. 2. ATLANTA — Lument has provided a $17.5 million proprietary bridge loan to refinance The Peach, a recently renovated, 68-unit high-rise apartment community in Midtown Atlanta. R.J. Guttroff of Lument led the transaction. The loan features a two-year term with two six-month extension options, along with a floating interest rate. The sponsor was not disclosed. Originally built in 1964 as an office building, The Peach underwent a renovation earlier this year to reposition the property to multifamily. The Peach offers one- and two-bedroom floor plans with a monthly rent range of $1,525 up to $6,500, according to Apartments.com. Unit features include luxury flooring, stainless steel appliances, wood cabinetry, in-unit washers/dryers and patio and balconies with views of Atlanta’s Midtown and Buckhead neighborhoods.
