ALEXANDRIA, LA. — Blueprint Healthcare Real Estate Advisors has brokered the sale of Regency House Alexandria, an assisted living and skilled nursing community in Alexandria, a city in Central Louisiana that lies on the south bank of the Red River. The seller was a local owner-operator. The buyer, a national owner-operator with an existing presence in Louisiana and experience with HUD’s transfer of physical assets (TPA) process, which involves the assumption of a HUD-insured loan, purchased the asset for an undisclosed price. Regency House Alexandria consists of 10 assisted living beds and 60 skilled nursing beds and only accepts Medicare and private pay as sources of payment.

IRVINE, CALIF. — BWE has arranged a $45.5 million loan for the financing of a Circle K portfolio across six states in the Sun Belt. Located in Arizona, Florida, Georgia, Louisiana, North Carolina and South Carolina, the portfolio comprises 104 single-tenant convenience store and gas station properties. Tom Kenny and Josh Boehling of BWE’s Irvine, Calif., office arranged the loan through a life insurance company on behalf of the undisclosed borrower. The five-year, fixed-rate financing features interest-only payments and a five-year extension option.
Kia of Covington, Gulf States Real Estate to Open New Car Dealership on Louisiana’s Northshore

COVINGTON, LA. — Gulf States Real Estate, Development and Construction Services has announced that Kia of Covington will soon open its new car dealership. The site of the future dealership is located at the intersection of I-12 and US Highway 190 on Louisiana’s Northshore. The Kia franchise owner, Kevin Szura, had paused the development due to rising interest rates and construction costs, resulting in a six-month delay. While Szura worked on finding alternative financing sources, the Gulf States team led by Jason Reibert and Mike Saucier “value engineered” more than $500,000 out of the construction budget, which also required approval from KIA’s corporate design team. “Although we will be entering the market six months later than we had hoped, the value engineering and financing efforts were well worth it given today’s tough business climate for new construction,” says Szura. Supreme Court issued a unanimous decision in a case that squared state property tax law up against the Fifth Amendment takings clause, which prohibits taking private property for public use without just compensation. Taken for taxes The events leading to Tyler vs. Hennepin County began in 1999, when Geraldine Tyler purchased a Minneapolis condominium that she occupied until she moved into a seniors housing community in 2010. Tyler retained ownership of the condominium but failed to pay property taxes on it for several years, resulting in approximately $2,300 in unpaid taxes and $13,000 in interest and penalties. Acting in accordance with Minnesota tax forfeiture procedures, Hennepin County seized the condominium and sold it for $40,000. This extinguished Ms. Tyler’s $15,000 tax debt, and Hennepin County kept the remaining $25,000. Minnesota’s tax forfeiture procedure required the county to give the delinquent taxpayer adequate notice of the tax sale; notably, the procedure lacked a mechanism for a delinquent taxpayer to assert a claim to any sale proceeds remaining after paying off …
Churchill Stateside Closes $47.7M Construction Financing for Affordable Housing Project in Lake Charles, Louisiana

LAKE CHARLES, LA. — Churchill Stateside Group LLC has closed $47.7 million in construction financing for Deerwood Apartments, a new 144-unit affordable housing development in Lake Charles, a city in western Louisiana. Once complete, the property will feature 18 one-bedroom units, 84 two-bedroom apartments and 42 three-bedroom units that will cater to families. The construction timeline and developer/sponsor were not disclosed. The financing package included $21.5 million of short-term, tax-exempt bonds through Churchill Stateside Securities LLC; a $20.8 million construction loan via Churchill Mortgage Construction LLC; a $4.8 million forward tax-exempt permanent loan commitment; and a $600,000 Equitable Recovery Program loan commitment through Churchill Mortgage Investment LLC. The Clearwater, Fla.-based financial services company utilized its PUBLIC-TEL loan program to facilitate the financing.
Reynolds, Slabotsky Family Office Acquire Riverside Oaks Apartments in Shreveport, Louisiana for $9.5M

SHREVEPORT, LA. — A partnership between Reynolds Asset Management and Slabotsky Family Office has purchased Riverside Oaks Apartments, a 185-unit community located at 109 Southfield Road in Shreveport. The undisclosed seller sold the property to the partnership for $9.5 million. John Hamilton of Marcus & Millichap brokered the transaction, with Tom Didio, Max Custer and Michael Mataras of JLL procuring acquisition financing. Built in 1972, Riverside Oaks features one-, two- and three-bedroom floor plans, as well as a swimming pool, playground, laundry facilities, bicycle storage, picnic area and a dog park. Reynolds and Slabotsky are planning to invest $4 million to overhaul Riverside Oaks, including installing new roofs, driveways, site lighting, landscaping and fencing, as well as upgrading the pool and dog park, improving security features and renovating interiors. Renovations are anticipated to begin immediately and continue over the next two years.
BOSSIER CITY, LA. — The Cordish Cos. has topped off Live! Casino & Hotel Louisiana, a $270 million hospitality and gaming entertainment complex in Bossier City. The Baltimore-based retail entertainment owner and operator broke ground on the project in December 2023. Cordish Cos. and general contractor AnderCorp finished vertical construction at the property yesterday in a ceremony that included state and local officials. Scheduled to open in first-quarter 2025, the Live! Casino & Hotel Louisiana will feature more than 47,000 square feet of gaming space; a sportsbook for live betting on sporting events; an upscale 550-room hotel with a resort-style pool and fitness center; 25,000-square-foot events center; structured and surface parking; a 31-site RV park; and 30,000 square feet of dining and entertainment venues, including Cordish brands Sports & Social, PBR Cowboy Bar and Luk Fu. During the topping off ceremony, Cordish also announced two other additions to the restaurant lineup: Ridotto Grand Café and The Prime Rib steakhouse. LAFAYETTE, LA. — GBT Realty Corp. has executed leases with new retailers at River Marketplace, a 168,000-square-foot shopping center in Lafayette. J. Crew Factory, Sephora and lululemon have signed leases to occupy a freestanding, 16,700-square-foot building within the shopping center that once housed Books-A-Million, which shuttered earlier this year. All three retailers are expected to open in early 2025. A final 3,450-square-foot space remains available for lease in the building. Situated on a 43-acre site, River Marketplace is anchored by a Super Target. Dwight Mortgage Trust Provides $142M Acquisition Financing for Southeast Skilled Nursing Portfolio

MIAMI — Dwight Mortgage Trust, the affiliate REIT of Miami-based Dwight Capital, has provided a $142 million bridge acquisition loan for a portfolio of 10 skilled nursing facilities in urban areas surrounding Atlanta, Memphis, Mobile, Ala., and Shreveport, La. The properties include Bell Minor Home in Gainesville, Ga.; Cambridge Post Acute Care Center in Snellville, Ga.; Nurse Care of Buckhead in Atlanta; Riverside Health Care Center in Covington, Ga.; Rockdale Healthcare Center in Conyers, Ga.; Westminster Commons in Atlanta; Millington Healthcare Center in Millington, Tenn.; Parkway Health and Rehabilitation Center in Memphis; Kensington Health and Rehabilitation in Mobile; and Highland Place Rehabilitation and Nursing in Shreveport. Collectively, these facilities total 1,371 beds. Adam Offman and Sheldon Frankel originated the loan. Details on the buyer and seller were not disclosed.
ALEXANDRIA, LA. — Wisconsin-based retail chain Batteries Plus has signed a six-unit franchise agreement in Louisiana. The first of the stores is scheduled to open in Alexandria this year, with additional locations planned throughout the state. Franchisees Duane Carmouche, Mitch Matthews and Mohamad Zeidan will own and operate the units. Batteries Plus’ current portfolio features more than 800 stores in the U.S., including 10 in Louisiana. Private equity firm Freeman Spogli owns the brand, which offers battery and repair services for a variety of electronics and vehicle uses.
