EDEN, N.C. — Nestlé Purina PetCare has opened its newest pet food factory in Eden, about 36 miles north of Greensboro, N.C. Situated on 1,350 acres, the $450 million development is the first Nestlé factory in the state and features a vertical dryer, automated warehousing, cold storage and an experience center that showcases modern manufacturing practices for new and prospective workers. The new 1.3-million-square-foot Purina facility involved the repurposing of 80 percent of the former MillerCoors Brewing Plant. North Carolina Gov. Roy Cooper says that the remainder of the brewery’s existing structure could be retrofitted for another manufacturer. Nestlé has hired 300 new positions at the Purina factory with more to come in the near future. Between 2020 and 2025, Nestlé is on track to invest $2 billion in the Eden property and capital expansion projects to enhance its manufacturing footprint. A 24th factory is currently under construction in Williamsburg Township, Ohio, and is expected to be fully operational in the next 12 months.

BELMONT, N.C. — Orlando-based Foundry Commercial has purchased Shopton Square, a 24,250-square-foot, unanchored retail center in Belmont, a southern suburb of Charlotte. The center was fully leased to 13 tenants at the time of sale. The seller and sales price were not disclosed. Shopton Square was originally developed and leased by the real estate arm of grocer Food Lion. The acquisition of Shopton Square marks the first for Foundry Commercial’s Retail Investment Platform, which was launched last year and prioritizes necessity-based retail properties.
ASHEVILLE, N.C. — TruAmerica Multifamily has acquired Westmont Commons, a 252-unit apartment community in Asheville, for $49.9 million. Rob Russell and Richard Kourbage of Greystone originated a Freddie Mac acquisition loan for the buyer. The seller was not disclosed. Westmont Commons was built in phases in 2003 and 2008. The new buyer plans to make capital improvements in every unit with modern finishes, including new washers and dryers. TruAmerica also plans to upgrade the property’s swimming pool, fitness center and clubhouse, as well as convert the laundry room to a pet spa.
Opus Group Breaks Ground on 131,000 SF Speculative Industrial Facility in Huntersville, North Carolina

HUNTERSVILLE, N.C. — The Opus Group has broken ground on Huntersville Commerce Center, a 131,000-square-foot speculative industrial facility located at 13601 Reese Blvd. in Huntersville, about 12 miles north of Charlotte via I-77. The 11-acre project is situated within the Park at Huntersville, a master-planned development that houses tenants including Daumar, Atom Power, NSI Industries and Oelikon. Slated for delivery in the fourth quarter, Huntersville Commerce Center will feature 13 dock doors (expandable to 26), two drive-in doors, 32-foot clear heights, 11 trailer parking stalls and 130 auto parking stalls. The Opus Group is the developer, general contractor, architect and structural engineer of record on the project. Orsborn Engineering Group PA is serving as civil engineer. Justin Smith and Rob Speir of Colliers’ Charlotte office are marketing Huntersville Commerce Center for lease.
Thorofare Provides $30M Construction Financing for Multifamily Development in Charlotte

CHARLOTTE, N.C. — Thorofare Capital has provided a $30 million loan to Grubb Properties for the construction and lease-up of Link NoDa Phase II, a 242-unit multifamily project in Charlotte. Upon completion, the development will feature 146,652 square feet of rentable space within a six-story building. Amenities at the property, independent from those at Phase I of the community, will include a clubhouse, pool, courtyards with fire pits, grilling stations, a 24-hour fitness center, cycle room, yoga studio, pet spa, dog run, conference room, meeting center and coworking space.
NEW YORK CITY — Walker & Dunlop has arranged a $108 million CMBS loan for a four-property office portfolio located across the Sun Belt. The properties span nearly 1 million square feet and are located in Alpharetta, Ga.; Plano, Texas; Raleigh, N.C.; and Falls Church, Va. Sean Reimer, Aaron Appel, Keith Kurland, Jonathan Schwartz, Adam Schwartz and Christopher de Raet of Walker & Dunlop’s New York City office arranged the financing through Goldman Sachs and Argentic. The borrowers are affiliates of Vero Capital and Prime Finance. The recapitalization allows the borrowers to have $20 million of available capital for leasing costs and capital improvements for the portfolio.
LCS Development Plans $90M Seniors Housing Expansion Project in Greenville, North Carolina

GREENVILLE, N.C. — LCS Development, An LCS Company, has received an undisclosed amount of financing for the community expansion and remodeling project at Cypress Glen, a seniors housing development in Greenville, roughly 80 miles east of Raleigh. The $90 million project will add 57 independent living residences and include a new auditorium, expo kitchen, wine bar and remodeled amenities. The expansion is slated for completion by November 2025. Cypress Glen sits on over 95 acres and is the only continuing care retirement community (CCRC) in Eastern North Carolina, according to LCS. LCS Development has led the planning, development and design, and will oversee the construction services. Affiliate Life Care Services provides management services and support for the community and its residents. Other project partners include SB&A Architects, interior designer RDG Planning and Design, general contractor BLUM Construction and investment partner Ziegler.
PHILADELPHIA — Philadelphia-based Equus Capital Partners has acquired an industrial portfolio in North Carolina totaling more than 1.4 million square feet. An Equus-sponsored value-added fund doing business as Equus Investment Partnership XII LP purchased the portfolio, which is situated in metro Charlotte and metro Greensboro, earlier this month for $124 million. The nine-building portfolio features buildings ranging from 38,480 to 382,668 square feet in size. The buildings were fully leased at the time of sale to tenants including FedEx, Lenovo and American Woodmark. Eight of the buildings are located in metro Charlotte and together total 1.2 million square feet, with the ninth building located in metro Greensboro spanning 241,050 square feet.
Marcus & Millichap Brokers $10.5M Sale of Berkeley Plaza Shopping Center in Goldsboro, North Carolina

GOLDSBORO, N.C. — Marcus & Millichap has brokered the $10.5 million sale of Berkeley Plaza, a 101,812-square-foot shopping center in Goldsboro, about 55 miles southeast of Raleigh. Tenants at the property, which was fully occupied at the time of sale, include Big Lots, Gold’s Gym, Staples, Books-A-Million, AT&T and U.S. Armed Forces. Andrew Margulies, Harrison Creason and Harrison Jones of Marcus & Millichap represented the seller, a North Carolina-based investor, in the transaction. Bold Commercial Real Estate represented the buyer, a family office.
ROCKINGHAM, N.C. — IPA, a division of Marcus & Millichap, has brokered the $12.7 million sale of Richmond Plaza, a 202,504-square-foot retail center in Rockingham. Ross Dress for Less, Planet Fitness, Belk and Burkes Outlet anchor the property, which is located about 70 miles east of Charlotte. Other tenants include Dunkin’ and Hibbett Sports. Zach Taylor of IPA arranged the transaction on behalf of the seller, CF Smith Property Group, and secured the buyer, Florida-based Coastal Equities. “This sale marks the culmination of a very successful repositioning by the sellers, who replaced JC Penney, Save-A-Lot and a movie theater with Burkes Outlet, Ross Dress for Less and Planet Fitness, respectively,” says Taylor.
