South Square I and II Durham

DURHAM, N.C. — The Dilweg Cos. has purchased South Square I and II, two office buildings located at 3710 University Drive and 3708 Mayfair St. in Durham, respectively. The buildings total 120,301 square feet and were 47 percent leased at the time of sale. Primary tenants at the two properties include Yadkin Bank, aWhere and SHIFT NC. Dilweg plans to invest more than $2.5 million to improve the buildings’ operating systems, common areas and tenant amenities. The Durham-based firm owns roughly 1.3 million square feet of office space in the Raleigh-Durham area.

Renaissance Center Durham REI

DURHAM, N.C. — CBL & Associates Properties Inc., a shopping center owner and developer based in Chattanooga, Tenn., and its 50/50 joint venture partner have sold Renaissance Center, a 363,000-square-foot community shopping center in Durham. The joint venture sold Renaissance Center to an unnamed institutional investor for $129.2 million. The property’s tenant roster includes REI, Best Buy, Chili’s, David’s Bridal, Old Navy, Nordstrom Rack, Moe’s Southwest Grill, Ruth’s Chris Steak House, Starbucks and The Melting Pot. The transaction is scheduled to close during the first quarter of 2016, subject to the assumption of a $16 million loan secured by the property’s Phase II and defeasance of a $31.6 million loan secured by the property’s Phase I.

Gateway Village Uptown Charlotte

CHARLOTTE, N.C. — Cousins Properties Inc. has signed a 10-year lease renewal with Bank of America for office space at Gateway Village in Uptown Charlotte. The Charlotte-based bank will continue to lease 922,684 square feet of office space at the 1.06 million-square-foot building. A 50/50 joint venture between Cousins and Bank of America own the office development, located at 800 and 900 W. Trade St.

RALEIGH, N.C. — SunTrust Bank has performed as the lead arranger for a $66.7 million construction loan for a Class A office tower in Midtown Raleigh. The borrower, Kane Realty Corp., will use the loan to develop Midtown Plaza, a 12-story, 330,000-square-foot office tower in North Hills, a 130-acre mixed-use development in Raleigh. Allscripts, a Chicago-based healthcare information technology company, will anchor the new office development. Kane Realty plans to deliver the project in July 2017. SunTrust has funded two other Kane-developed projects in North Hills — CAPTRUST Tower and The Dartmouth.

CHARLOTTE, N.C. — Medalist Capital has arranged a $345.6 million loan through MetLife Inc. for the 535-acre Ballantyne Corporate Park in Charlotte. The 2.5 million-square-foot property features Class A office space, retail, restaurants, healthcare and two hotels. Don Williams and Mary Neill McKie of Medalist Capital’s Charlotte office arranged the long-term, fixed-rate loan on behalf of the borrower, The Bissell Cos. Ballantyne Corporate Park’s tenant roster includes the headquarters of MetLife’s U.S. retail business. The loan did not involve MetLife’s offices in Charlotte.

Walgreens Denver North Carolina

DENVER, N.C. — Baum Realty Group has arranged the $7.6 million sale of a single-tenant net-leased Walgreens located in Denver, roughly 26 miles north of Charlotte. Patrick Forkin and Brad Teitelbaum of Baum Realty represented the buyer, a private international investor, in the transaction. The seller was a private East Coast developer. Walgreens has a 20-year lease at the store, with rental increases every 10 years.

Patterson Place Durham

DURHAM, N.C. — Lincoln Harris has arranged two retail leases that will kick off new construction at Phase II of Patterson Place, a mixed-use property located at 5324 McFarland Drive in Durham. Kaler Walker and John Mikels of Lincoln Harris’ Raleigh office represented the landlord, BP Phase2 LLC, in both transactions. The deals included Blaze Pizza signing a 2,650-square-foot lease and Phenix Salon Suites signing a 3,842-square-foot lease. Additionally, Laboratory Corp. of America has signed a 1,545-square-foot lease at an existing medical office building in the development. Existing tenants include Moe’s Southwest Grill, Applebee’s, AT&T, Five Guys Burgers and Fries and Duke Medicine.

Legacy at Brier Creek

RALEIGH, N.C. — Heritage Properties Inc. plans to develop Legacy at Brier Creek, a 121,000-square-foot, Class A office building in Raleigh. The development will be situated at the corner of TW Alexander and Brier Creek Parkway. The office building’s amenities will include a tenant lounge on the first floor with a coffee bar and Wi-Fi, fitness center and yoga studio, locker rooms with showers and an outdoor terrace with seating and grills. The building is designed with 15-foot floor-to-ceiling heights on each floor, allowing tenants the option of having an exposed 15-foot ceiling or a traditional 10-foot drop ceiling. The property features land for the development of an additional 45,000 square feet of office space. Heritage Properties has selected Colliers International to lease the project.

CHAPEL HILL, N.C. — CBRE | Raleigh has arranged a 90,577-square-foot office lease at Carolina Square, a mixed-use development under construction in downtown Chapel Hill. Brad Corsmeier, Lee Clyburn, Charlie Coyne and Christina Coffey of CBRE | Raleigh represented the landlords, Northwood Ravin and Cousins Properties, in the lease deal. The new tenant is UNC Chapel Hill POP Center, a consortium of population research professionals and scholars sponsored by the University of North Carolina at Chapel Hill.

Level 51 Ten Apartments Durham

DURHAM, N.C. — CBRE has brokered the sale of Level 51 Ten Apartments, a 242-unit apartment community located at 5110 Old Chapel Hill Road in Durham. Built in 2003 as student purpose-built apartments, the complex features one-, two- and three-bedroom units. The undisclosed buyer plans to invest capital to improve the property’s unit interiors, amenities and operations. Phil Brosseau, Kevin Kempf, Jeff Glenn and Jaclyn Fitts of CBRE represented the seller, Chicago-based Blue Vista Capital Management LLC, in the transaction.
