GREENSBORO, N.C. — Topgolf has broken ground on a new, two-level venue in Greensboro. Situated along I-40 at Guilford College Road, the venue will comprise 72 outdoor climate-controlled hitting bays, with each bay featuring lounge furniture or high-top tables. Additionally, the new Topgolf will include a full-service restaurant, private event rooms and an outdoor area with yard games. The opening is scheduled for late 2024 and is expected to create 300 jobs. Dallas-based Topgolf operates more than 90 venues worldwide.

MEBANE, N.C. — Deep River Partners has acquired 27 acres off Mebane Oaks Road in Mebane, roughly 25 miles northwest of Durham, with plans to develop a mixed-use project. Deep River purchased the site from an undisclosed seller for $4.3 million. Upon completion, the site will feature five commercial outparcels and a 90-unit townhome comprising residences in three-bedroom layouts. Amenities at the townhome community will include picnic and playground areas, a dog park and an exercise area. Brian Craven and Matt King of CBRE|Triad represented Deep River in the land acquisition, and Ken Walker of RE/MAX Diamond Realty represented the seller.

RALEIGH, N.C. — Audemars Piguet, a luxury watchmaker based in Switzerland, plans to open a new regional headquarters office in Raleigh. The company plans to invest $22 million to build out its 63,000-square-foot office at Raleigh Iron Works, a $150 million mixed-use development in Raleigh by Jamestown and Grubb Ventures. The development will be the home of Audemars Piguet’s North American Service Center, which will create 105 new jobs. The watch manufacturer is joining other luxury tenants at Raleigh Iron Works that include Peter Millar, Johnnie O, Raleigh Denim Workshop and the Bal Harbour pop-up experience. The 19-acre development will also house 200 apartments and offices for Wasserman and FM Systems, as well as food-and-beverage options from Chef Scott Crawford, Robert Thompson, Ford Fry, Eastcut Sandwiches, Andia’s Ice Cream and Ponysaurus Brewing Co. Civic entities that were involved in bringing Audemars Piguet to the project include Wake County Economic Development, Raleigh Economic Development, the City of Raleigh, Wake County Board of Commissioners, Capital Area Workforce Development Board, North Carolina State University, Wake Technical Community College and the Economic Development Partnership of North Carolina.

CHARLOTTE, N.C. — Berkadia has arranged a $10 million CMBS loan for the refinancing of WoodSpring Suites Charlotte – University Research Park, a 122-room, extended-stay hotel located at 7007 MacFarlane Blvd. in Charlotte. Michael Weinberg and Alec Fox of Berkadia’s Hotels & Hospitality team arranged the five-year, fixed-rate loan through KeyBank on behalf of the borrower, Orlando-based Liberty Investment Properties. The sponsor has developed more than 35 WoodSpring Suites-branded hotels since 2007. Built in 2021, WoodSpring Suites Charlotte – University Research Park is situated adjacent to a Topgolf off I-85 and is within three miles of the University of North Carolina at Charlotte campus.

DURHAM, N.C. — IBM Corp. (NYSE: IBM) has sold a portion of the IBM 500 Campus in Durham, a city near Raleigh. The Armonk, New York-based computer hardware giant sold the property in a sale-leaseback deal. The price was not disclosed, but the Triad Business Journal reports it traded for $66 million. Located at 4205 S. Miami Blvd., the four-building property spans 774,000 square feet and is 100 percent leased to IBM. No plans were announced, but multiple media outlets report that the property is suited for future mixed-use redevelopment opportunities. The IBM 500 Campus sits on 146 acres next to Research Triangle Park (RTP), the largest research park in the United States. RTP is a district in the Raleigh-Durham metropolitan area that houses 375 private companies in technology and life sciences sectors who can draw talent from three established research universities: Duke University, University of North Carolina at Chapel Hill and North Carolina State University. RALEIGH, N.C. — LS3P, an architectural, interior design and planning firm, has signed a 20,000-square-foot office lease at Smoky Hollow, a mixed-use development located at 421 N. Harrington St. in downtown Raleigh. The property features 225,000 square feet of Class A office space, as well as Hush and Dose Yoga + Smoothie Bar, restaurant concepts Madre and Midwood Smokehouse, New Anthem Brewery and Publix. LS3P plans to bring its current Raleigh office to Smoky Hollow, including 100 Raleigh-based employees, by April 2024. Kimarie Ankenbrand and Matt Winters of JLL represented LS3P in the lease deal. Kane Realty Corp. co-developed Smoky Hollow with Williams Realty + Building Co. and opened the first phase in spring 2020.

RESEARCH TRIANGLE PARK, N.C. — An affiliate of NexPoint Advisors has acquired land within Research Triangle Park (RTP) for the development of a 250-room Marriott Renaissance-branded hotel. The buyer has partnered with Dallas-based developer Alamo Manhattan to deliver the project, which will be situated at 4175 Sancar Way within Hub RTP, a $1.5 billion mixed-use development serving as RTP’s downtown. Construction is scheduled to begin next summer. Dubbed Renaissance RTP, the property will feature a full-service restaurant and bar, as well as 13,000 square feet of meeting space. Upon full build-out, Hub RTP will comprise up to 1 million square feet of office and life sciences lab space, 38,000 square feet of retail space and 1,200 multifamily units, in addition to the hotel.

WINSTON-SALEM, N.C. — Stratus Development Group has broken ground on The Haven at Wake, a 153-bed student housing development located near the Wake Forest University campus in Winston-Salem. The community will offer a mix of two-, three- and four-bedroom units with bed-to-bath parity. Located at 450 Polo Road, the project is a half-mile from the Wake Forest campus. Shared amenities will include parking, a swimming pool and sundeck, clubhouse, study rooms, fitness facilities, community green space and a dog park. A timeline for the project was not announced.

CHARLOTTE, N.C. — Northmarq has arranged the $107 million sale of Alta Filament, a 352-unit luxury apartment community located at 525 E. 21st St. in Charlotte. The newly built property is situated in the city’s Mill District neighborhood near Optimist Hall food hall and the Lynx Blue Line Light Rail. Allan Lynch, Caylor Mark, Andrea Howard, John Currin, Jeff Glenn and Austin Jackson of Northmarq represented the seller, Wood Partners, in the transaction. The buyer was Mid-America Apartment Communities. Amenities at Alta Filament include a community clubhouse, conference room, grilling areas and fire pits, a 24/7 fitness club with a rollup door to an outdoor lawn, swimming pool, sundeck trellis, pet spa and wash and a package delivery service. The community also features two oversized courtyards, a podcast/content creator studio and 10 private offices rentable by the month.

GREENSBORO, N.C. — CBRE|Triad has arranged four retail leases at Irving Park Shops, a retail and dining property spanning three buildings in the Piedmont Triad market of Greensboro. The deals include a 3,100-square-foot lease for Dave’s Hot Chicken, which will repurpose the former A Cleaner World building. The restaurant will be the fifth North Carolina location for the fast-casual chain. A Cleaner World, a dry-cleaning operator, will move into a new 1,333-square-foot space within Irving Park Shops at 2105 W. Cornwallis Drive. CycleBar and Armine’s Blow Outs and Bubbles will also occupy the single-story building with 2,030- and 1,362-square-foot locations, respectively. Matt King and Christy Smith of CBRE|Triad represented the landlord, an entity doing business as Irving Park Shops LLC, in the transactions. The duo also handles the marketing responsibilities for the property.
