GASTONIA, N.C. — Matthews Real Estate Investment Services has brokered the $44.8 million sale of Loray Mill Lofts, an adaptive reuse development located at 300 S. Firestone St. in Gastonia, a suburb of Charlotte. Originally constructed in 1902 and renovated in 2016, Loray Mill Lofts is situated on 12 acres and comprises 189 apartments and 75,000 square feet of commercial space. Atlanta-based TriBridge Residential purchased the 600,000-square-foot mixed-use property from an entity doing business as Loray Mill Redevelopment LLC. DURHAM, N.C. – CBRE Investment Management, on behalf of a separate account client, has acquired Park Point, a 662,607-square-foot life sciences campus located within Research Triangle Park in Durham. Although the seller and price were not disclosed, Triangle Business Journal reports that Starwood Capital sold the asset for $288 million. Starwood, along with Trinity Capital and Vanderbilt, acquired Park Point in 2019 as a vacant, single-tenant industrial building, implementing a $190 million adaptive reuse project at the 95-acre site. The property now offers flexible space solutions for office, life sciences and manufacturing tenants. Located at 4001 NC Highway 54, campus amenities include a fitness center, cafe, indoor/outdoor common areas, athletic fields, walking trails, 2,546 parking spaces and a conference and training center. Park Point also has new, efficient systems that reduce energy and water consumption and enhance indoor air quality. While the Research Triangle Park (RTP) is the heartbeat of all things life sciences in the Southeast, the outlying areas of the Raleigh-Durham market, commonly referred to as the Triangle, haven’t been ignored by expansive growth in the sector. Corporate announcements and expansions in Holly Springs, Sanford, Four Oaks and Hillsborough have been more prevalent in recent years, as well as in the home base of Raleigh. Amgen, a California based company, is constructing a $550 million biomanufacturing facility in Holly Springs, and Becton Dickinson recently selected Four Oaks in Johnston County for its new manufacturing site, with plans to invest approximately $25 million in the development. GCP, Phelan-Bennett to Develop Two Metro Charlotte Industrial Projects Totaling 442,896 SF

GASTONIA, N.C. AND FORT MILL, S.C. — Birmingham, Ala.-based Growth Capital Partners (GCP) is partnering with Houston-based Phelan-Bennett Development to develop two speculative industrial projects in metro Charlotte totaling 442,896 square feet. GCP acquired a 17.3-acre site at 1215 Jenkins Road in Gastonia in April. Set in Northwest Gateway Logistics Park off I-85, Phelan-Bennett will break ground in late September to build a 132,395-square-foot facility and a 166,370-square-foot warehouse with an expected delivery of third-quarter 2023. The buildings will feature 32-foot clear heights, 57 total dock-high doors and a shared 200-foot truck court. The 15.5-acre site that GCP acquired mid-August in Fort Mill at Lakemont Business Center will break ground in December, with an expected delivery in fourth-quarter 2023. The 144,131-square-foot project will feature 32-foot clear heights, dock-high doors and a 122-foot truck court. GCP will manage and lease the properties upon completion. CARY, N.C. — ShopOne Centers REIT Inc., a privately held retail real estate investor and owner based in New York City, has purchased Shoppes on the Parkway in Cary. Located 10 miles west of downtown Raleigh, the 40,000-square-foot property was 96 percent leased at the time of sale to tenants including The Fresh Market. ShopOne acquired the grocery-anchored center in a joint venture with Pantheon and an unnamed global institutional investor. The seller and sales price were not disclosed.
Crescent Communities Sells Apartment Community in Charlotte’s Lower South End District for $140M

CHARLOTTE, N.C. — Crescent Communities has sold Novel LoSo Station, a 344-unit apartment community located at 4015 Craft St. in Charlotte. Mid-America Apartment Communities purchased the newly built property for $140 million, according to Charlotte Business Journal. Situated near the Scaleybark Light Rail Station in Charlotte’s Lower South End neighborhood (LoSo), Novel LoSo Station is a part of the larger LoSo Station master development by Beacon Partners that includes more than 500,000 square feet of office space, 45,000 square feet of retail space and 125 townhomes. Units at Novel LoSo Station come in studio, one-, two- and three-bedroom floor plans with high-end finishes. Community amenities include a double-story fitness center with a dedicated yoga and spin room, a LTH Coffee & Social café on the ground level, coworking area, saltwater pool with a tanning ledge, rooftop terrace with outdoor heated space and outdoor grilling and picnic areas. CHARLOTTE, N.C. — Portman has unveiled plans for 2161 Hawkins, a transit-oriented, mixed-use development in Charlotte’s South End. In addition to 370 apartments, the 24-story property will feature 18,700 square feet of ground-floor retail space and a plaza and greenspace that will connect 2161 Hawkins to The Line, Portman’s Class A office tower that opened earlier this year. The two towers will also be connected via a fourth-floor sky bridge. The Atlanta-based company will break ground on the 1.5-acre site for 2161 Hawkins in October, with delivery slated for third-quarter 2024. Planned community amenities include concierge service, a rooftop pool, coworking spaces, game room, climbing wall and indoor/outdoor fitness centers. Committed tenants for 2161 Hawkins’ retail space include the popular Sycamore Brewery, local restaurateur Dressler’s new concept Chapter 6, neighborhood market Savi Provisions and fitness concept GritBox Fitness. CONCORD, N.C. — PEBB Enterprises, a South Florida-based private equity real estate investment firm, has sold Concord Station, a 45,569-square-foot retail center located at 8591 Concord Mills Blvd. in the Charlotte suburb of Concord. The buyer, an entity doing business as South Coast Commercial LLC, purchased the center for $15.2 million. Evan Halkias and Margaret Jones of Cushman & Wakefield represented PEBB in the transaction. Situated at the entrance of Simon’s newly renovated Concord Mills Mall, Concord Station was fully leased at the time of sale to tenants including Big Blue Swim School, McAlister’s Deli, Guitar Center, The UPS Store and Wild Birds Unlimited. The property, which offers direct access to I-85, was constructed on 6.3 acres in 2004.
Capstone Negotiates Sale of 19.1-Acre Multifamily Development Site in North Charlotte

CHARLOTTE, N.C. — Capstone has negotiated the $4.4 million sale of a 19.1-acre development site located just north of the Camp North End mixed-use development in Charlotte. The site is located within an opportunity zone at the northwest corner of Statesville and Atando avenues and offers more than 1,500 feet of frontage along I-77. The unnamed buyer is a new-to-market developer, and the site is entitled for up to 350 garden-style apartment units. The buyer plans to begin construction in the coming months, according to Capstone. A portion of the Cross-Charlotte Greenway Trail system fronts the site, providing future residents with access to a 30-mile trail and greenway facility that will stretch from Pineville, N.C., to the University of North Carolina at Charlotte campus.
CONCORD, N.C. — Choate Construction has broken ground on a new broadcast facility for NASCAR in Concord, a northeast suburb of Charlotte. The racing organization is moving its live event productions operations from Charlotte to the new 58,000-square-foot facility, which is situated near NASCAR’s existing research-and-development property. The new tilt-wall concrete facility will house NASCAR’s TV and radio production studios, as well as a broadcast equipment room, mechanical system and chemical fire suppression systems. NASCAR’s live event production operation has more than doubled in size since 2018, according to the organization. The project team includes Redline Design Group, ACRO Development Services, Barrett Woodyard and Associates Inc. and Bennett & Pless Inc.
