NEW YORK CITY — Arch Cos. has sold 1,993 multifamily units across six properties in Winston-Salem, N.C.; Spartanburg, S.C.; and Jacksonville, Fla. The sales price was $199 million. The buyer was not disclosed. Arch Cos. invested more than $15.5 million in capital expenditures in the properties and renovated 59 percent of all units over the past two years. The properties in the sale include The Arlington, The Arcadian and The Charleston in Winston-Salem; The Abner in Spartanburg; and Riverbank and Midtown Oaks in Jacksonville. Jeffrey Julien, Roberto Casas, Vic Ciancetta, Bill Weber, Bill Shippen and Denise Fansler of JLL represented Arch Cos. in the portfolio transaction. CARY, N.C. — Merritt Properties has bought 142 acres in Cary for $9 million with plans to build Merritt RDU Business Park, a 738,750-square-foot industrial park. The transaction includes three parcels. Construction is expected to begin early 2023. The seller of the land was not disclosed. Merritt RDU Business Park will span up to 13 single-story buildings ranging from 8,400 to 108,225 square feet. The industrial park will offer clear heights from 18 to 32 feet, leasable bays starting at 1,500 square feet, traditional rear-loaded docks and drive-in capabilities and free surface parking. The first phase of the project will include three buildings on the western side of the site, near the corner of Nelson and Pleasant Grove Church roads. The park will be located three miles from RDU International Airport, and will be close to Interstates 540 and 40, as well as US Highway 70. The project will be Merritt’s’ sixth speculative industrial project in the state, as well as the company’s largest North Carolina project since 2020. Merritt has nearly 2 million square feet of leasable space that is developed, proposed or under construction across five other projects in the Triangle area.
MONROE, N.C. — Nyack, N.Y-based Irgang Group has acquired Poplin Place, a 196,462-square-foot regional shopping center in Monroe, about 21.3 miles south of Charlotte. Ben Bruner of the Bruner Group represented Irgang Group in the transaction. Thomas Kolarczyk, Danny Finkle and Eric Williams of JLL Capital Markets represented the seller, Big V Property Group. The sales price was not disclosed. Built in 2005, Poplin Place is fully occupied by an anchor tenant lineup that includes T.J. Maxx, Ross Dress for Less, PetSmart, Burlington, Big Lots and pOpshelf. Poplin Place’s other tenants include Boot Barn, Rack Room Shoes, Kay Jewelers and Claire’s. Additionally, the center’s former Dress Barn space was divided to accommodate Bath & Body Works and Spectrum. Located on 30.2 acres at 2901 W US Highway 74, Poplin Place is located 28 miles from Charlotte Douglas International Airport and 28 miles from the University of North Carolina at Charlotte. CHARLOTTE, N.C. — Taconic Capital Advisors has sold Three Resource Square, a 125,728-square-foot, Class A office building in Charlotte. Praelium Commercial Real Estate purchased the property for $21 million. Patrick Gildea, Matt Smith, Grayson Hawkins, Joe Franco and Stephanie Spivey of CBRE represented the seller in the transaction. Harris Ralston and C.J. Kelly of CBRE arranged an undisclosed amount of debt financing through Prime Finance on behalf of the buyer. Built in 1999, Three Resource Square was 85 percent leased at the time of sale. The property will be anchored by Republic Services, a solid waste management company, through 2026. The property’s other tenant is Resolvion, a financial services firm. The office property offers a six per 1,000-square-foot parking ratio and a fitness center. Located at 10815 David Taylor Drive, the property is situated close to Charlotte Douglas International Airport, the University of North Carolina at Charlotte and Interstate 85. Additionally, the property is situated within one mile from Centene’s 1 million-square-foot East Coast headquarters campus.
ATLANTA — Atlanta Property Group has acquired three distribution facilities in the metro areas of Atlanta, Nashville and Charlotte totaling 545,000 square feet. The sellers and sales price were not disclosed. The three properties include Oates Crossing in Mooresville, N.C.; 5470 Oakbrook Parkway in Norcross, Ga.; and 109 Kirby Drive in Portland, Tenn. Oates Crossing is a 240,000-square-foot industrial park that is fully leased to a diverse tenant base. The site also includes a fully zoned, 8.3-acre parcel that can support an additional 60,000-square-foot industrial building, which Atlanta Property Group plans to build soon. The property is situated along Interstate 77, about 29.7 miles north of Charlotte. The next property, 5470 Oakbrook Parkway, is an 85,000-square-foot shallow-bay industrial building. The facility is situated close to Interstate 85 and is about 21 miles north of downtown Atlanta. The property was 88 percent leased at the time of sale. Built in 1990, 109 Kirby Drive is a 220,000-square-foot, single-tenant warehouse that features 17 dock doors. The fully leased property is situated about 39.7 miles from Nashville and has immediate access to Interstate 65.
DURHAM AND MORRISVILLE, N.C. — Dallas-based Stream Realty Partners has arranged the sale of two multi-tenant office buildings in the Research Triangle area. Continental Capital Partners, which has an office in Charlotte, sold the two properties to Texas-based Woodside for an undisclosed price. Jared Londry, Mack Freudenstein and Alex Olofson of Stream Realty Partners represented the seller in the transaction. The two buildings are Park40 Plaza in Durham and RDU Center II in Morrisville. Located at 1000 Park Forty Plaza Drive, Park40 Plaza spans 122,311 square feet. Located at 3131 RDU Center Drive, RDU Center II totals 61,606 square feet. Park40 Plaza and RDU Center II offer easy access to Interstate 40, Research Triangle Park, Raleigh-Durham International Airport and cities including Raleigh, Cary and Chapel Hill.
FAYETTEVILLE, N.C. — SRS Real Estate Partners’ Investment Properties Group has arranged the sale of Freedom Town Center, a 350,838-square-foot shopping center in Fayetteville. The seller, an entity doing business as NC Fayetteville Skibo LLC, sold the property for $72.5 million to an undisclosed buyer. Kyle Stonis, Pierce Mayson and Boris Shilkrot of SRS’ Atlanta office represented the buyer in the transaction. Tyson Glasser of RealtyLink represented the seller. Built in 2017, Freedom Town Center was 99.7 percent leased at the time of sale to tenants including Field & Stream, Sprouts Farmers Market, HomeGoods, Hobby Lobby, Five Below, Dick’s Sporting Goods, buybuy Baby, Petco, Cost Plus World Market, Burkes Outlet and Designer Shoe Warehouse (DSW). WINSTON-SALEM, N.C. — Northmarq has secured $23.2 million in acquisition financing for two multifamily properties in Winston-Salem. The lender and borrower were not disclosed. The two properties, Villas at the Vineyard and Townhomes at Little Creek, have a combined 229 units. The properties are located one mile apart from each other and are located close to downtown Winston-Salem with access to Interstate 40. The properties were renovated in 2020. Built in 1970, Villas at the Vineyard is a 134-unit apartment community located at 3401 Old Vineyard Road. Unit features include high-speed internet access, in-unit washers and dryers, ceiling fans and fireplaces. Community amenities include a pool, fitness center, laundry facilities, package service, onsite maintenance and property management, a pet play area, clubhouse, fitness center, sundeck, courtyard, grills and a picnic area. CHARLOTTE, N.C. — Charleston-based Greystar, in partnership with Charlotte-based White Point (WP), have broken ground on Ascent South End, a 24-story multifamily building in Charlotte. The project will have 324 apartments and approximately 15,000 square feet of ground-floor retail space. Ascent South End is slated to open in early 2024. The property will offer floor plans ranging from micro units/studios to three-bedrooms. Unit features will include custom closets, appliance and fixture packages and modern kitchens. The building will also feature more than 20,000 square feet of amenity space. Additionally, the development will focus on minimizing onsite waste and maximizing indoor environmental quality using smart thermostats, lighting control strategies and safer materials. The property will also include EV charging stations. The building will be next door to WP’s planned office tower and adjacent to Dilworth Artisan Station, a three-story adaptive reuse property owned by WP.
CHARLOTTE, N.C. — Atlanta-based Portman Holdings has broken ground on Savona Mill, an adaptive reuse of a 105-year-old textile mill in Charlotte’s West End that is being converted into a mixed-use community. The project’s first phase is expected to open next spring and will feature office and retail elements, as well as an outdoor amphitheater, green spaces, rooftop deck and a community-centric plaza. The outdoor amphitheater will host live music and public events for the community. At full buildout, Savona Mill will offer office tenants a rooftop deck with views of downtown Charlotte, fitness amenities and an outdoor promenade. The property will also include up to 650 residential units in an adjacent multifamily community, which is going to be developed by the affiliate of Portman Holdings Atlanta-based Portman Residential. Sitework is already underway on the residential component of the project, and vertical construction is expected to begin later this year. Institutional investors advised by J.P.
