CHARLOTTE, N.C. — Beacon Partners has purchased two parcels totaling over 7.6 acres in Charlotte from Raleigh-based Cherokee Fund that will house a five-story, office building. The project will be part of LoSo Station, a mixed-use development in Charlotte’s Lower South End (LoSo) neighborhood. Beacon’s office development will encompass 80,000 square feet of office and retail space, with an expected move-in date of 2021. The design team for the office building includes RBA Architects and landscape architect LandDesign. Beacon’s Kristy Venning is overseeing leasing. The 15-acre LoSo Station is master-planned to include over 1 million square feet of office and retail space, a hotel and 350 multifamily units to be developed by Crescent Communities. LoSo Station is located directly across from the Scaleybark Lynx Station and is situated on the Charlotte Rail Trail, a 3.5-mile public path. The master plan for LoSo Station incorporates rooftop entertainment, meeting space, outdoor retail plazas and athletic fields.

JLL, Capital Associates Broker $17.7M Sale of Biomedical Partnership Center in Raleigh

RALEIGH, N.C. — JLL and Raleigh-based Capital Associates have co-brokered the $17.7 million sale of the Biomedical Partnership Center, a 44,835-square-foot flex/lab building in Raleigh. The newly built property is located at 1001 William Moore Drive on the North Carolina State University’s Centennial Biomedical Campus. Located on 2.6 acres at the corner of Blue Ridge Road and Hillsborough Street, the two-story property has nearby access to Interstates 40 and 440, N.C. Highway 54 and Raleigh-Durham International Airport. The Biomedical Partnership Center was 95 percent leased at the time of sale to multiple tenants. JLL and Capital Associates represented the seller, CBC Flex Lab LLC, and procured the purchaser, Flex III Subsidiary LLC, a Tennessee-based entity that purchased the facility in a 1031 exchange. CBL Inks Lease with Dave & Buster’s at Cross Creek Mall in Fayetteville, North Carolina

FAYETTEVILLE, N.C. — CBL Properties has unveiled redevelopment plans for Phase I of the former Sears department store within Cross Creek Mall in Fayetteville. New-to-market Dave & Buster’s will occupy and operate the space, which is under construction. Chattanooga, Tenn.-based CBL also says it is looking add restaurants, specialty stores and other uses that will further enhance Cross Creek Mall. The Sears closed in January 2019. The mall is located at 419 Cross Creek Mall, five miles west of downtown Fayetteville. Additional details including the timing of the Dave & Buster’s opening will be announced as plans are finalized.
JLL Arranges $30M Sale of Wendover Commons Shopping Center in Greensboro, North Carolina

GREENSBORO, N.C. — JLL has brokered the sale of Wendover Commons, a new 151,016-square-foot retail center in Greensboro. JLL’s Thomas Kolarczyk, Ryan Eklund, Travis Anderson and Cory Fowler represented the seller, Hammerford Development Co. CRS Realty purchased the asset. Although the sales price was not disclosed, Triad Business Journal reports that the shopping center sold for nearly $30 million. Situated on approximately 20 acres at 4526 W. Wendover Ave., Wendover Commons is in the western part of Greensboro between Interstates 73 and 40. Constructed between 2017 and 2018, the property was 98 percent leased at the time of sale to tenants including Academy Sports + Outdoors, Havertys Furniture, Cost Plus World Market, First Watch and Outback Steakhouse, as well as medical tenants. Moseley Real Estate Advisors manages Wendover Commons.
RALEIGH, N.C. — Bridge Office Fund Manager LLC, a subsidiary of Bridge Investment Group LLC, has purchased two office buildings in Raleigh. The properties include Capital Center, a seven-story, 161,698-square-foot building located at 5511 Capital Center Drive in west Raleigh. The other asset is Somerset Corporate Center, a two-building property totaling 168,310 square feet located at 4505 Falls of Neuse Road. The sales price was not disclosed. Capital Center was 93 percent leased at the time of sale to tenants including Plexus Services Corp., K4Connect, MyComputerCareer and Certara USA Inc. The property’s amenities include an onsite conference facility, outdoor common area and a fitness center. Bridge plans to invest nearly $3 million in capital improvements for the office building, including renovations for corridors and restrooms, the outdoor plaza and the entryway. Somerset Corporate Center was recently renovated with a new conference center and business hub. Capital improvements were also made to corridors, lobbies and restrooms. Somerset was 90 percent leased at the time of sale to tenants including KCI Technologies Inc., TowneBank Mortgage, Care Services LLC and Select Bank & Trust. MORRISVILLE, N.C. — FCP and Indianapolis-based Strategic Capital Partners (SCP) have broken ground on the Forty540 II office building, located at 710 Slater Road in Morrisville, almost equidistant between Durham and Raleigh. Forty540 II will be a five-story, 198,535-square-foot office building near the intersection of Interstates 40 and 540. FCP and SCP, which previously co-developed the adjacent Forty540 I office building, also announced that SolarWinds software company has preleased 40 percent (80,000 square feet) of Forty540 II. SolarWinds is also a tenant at Forty540 I, which was sold by FCP and SCP in April 2019 at full occupancy. Forty540 II will feature prominent building signage opportunities, a fitness center, showers and an internet café. Delivery of Forty540 II is anticipated in mid-2021, with SolarWinds expected to occupy its new facility in summer 2021. CBRE|Raleigh’s Investor Leasing group will manage leasing responsibilities for the development.
East West Partners, Northridge Capital Open Crabtree Terrace in Raleigh’s Brookside Village Area

RALEIGH, N.C. — Developer East West Partners and equity partner Northridge Capital LLC have opened Crabtree Terrace in the Brookside Village neighborhood of North Raleigh. Located at 4950 Creedmoor Road, the 173,468-square-foot office and retail project was completed earlier this month and tenants are expected to occupy the building in January 2020. The tenant roster includes coworking company Spaces, JLL, Longleaf Law Partners and Perry’s Steakhouse & Grille. Designed by Gensler and Kimley-Horn, Crabtree Terrace has floor-to-ceiling glass throughout, as well as covered parking. The building offers nearby access to U.S. Routes 50 and 70 and the Capital Area Greenway trail system. In addition to the ground-floor retail, a fitness facility with showers is planned in the building. Brasfield & Gorrie served as general contractor, and CBRE | Raleigh’s Advisory & Transaction Services | Investor Leasing group and Retail Services group are handling the office and retail leasing for Crabtree Terrace.
Childress Klein, CGA Capital Acquire Duke Energy’s Office Tower Underway in Uptown Charlotte

CHARLOTTE, N.C. — Childress Klein and CGA Capital have partnered to purchase the Uptown Charlotte site for Duke Energy’s future office tower. Located at 525 S. Tryon St., the 40-story Charlotte Metro Tower project is set for a 2022 completion. Construction is currently underway. Charlotte-based Childress Klein and Baltimore County-based CGA Capital have agreed to fully fund the development and construction of the project, which could total up to $675 million as per the purchase agreement with seller and future tenant Duke Energy (NYSE: DUK), an energy holding company based in Charlotte. “We look forward to working with Childress Klein and its team to fund the creation of a dynamic office tower and a terrific new addition to the city skyline,” says Kyle Gore, managing director and principal of CGA Capital. As part of the sale-leaseback agreement, the new ownership will enter into a long-term lease with Duke Energy at the tower upon completion. The development will span 1 million square feet of office and retail space and include a 1,100-space parking garage. CHARLOTTE, N.C. — Mohr Capital, a privately held REIT based in Dallas, has sold the University Highlands office building located at 10330 David Taylor Drive in Charlotte to Los Angeles-based CIM Group. Mohr Capital acquired the 100,000-square-foot facility on a speculative basis in 2017 then completed capital improvements before securing a single, long-term tenant, United Rentals Inc., earlier this year. Stamford, Conn.-based United Rentals is an equipment rental company that specializes in construction and industrial rentals. Mohr Capital’s Gary Horn and Bob Mohr handled the sale internally. The sales price was not disclosed.
