The Birmingham industrial market is poised for an increase in absorption as the apex of higher interest rates seem to be settling down, not to mention the post-election certainty that now favors business expansion. Corporate America is waking up and the clouds are clearing. For the past 24 months, the competitive set of investor-controlled warehouse space has been sitting on about 2 million square feet of inventory. About 550,000 square feet of that is still unleased speculative space in three different projects delivered at the back-end of the post-COVID development wave that did see about 700,000 square feet of absorption of new spec space before the music metaphorically stopped. Then came the 2023/2024 wave of the “new spec space,” a byproduct of the mentioned interest rates and COVID over-correction. Several second-generation spaces are now being marketed as companies vacated or downsized for various reasons. For example, discount retailer Dollar General is vacating an entire 307,000-square-foot warehouse. Broader, there have been two major announcements in Central Alabama for the closure of distribution centers, both as a result of retailers’ bankruptcies. TALLAHASSEE, FLA. — A joint venture between Portman and 908 Group has launched vertical construction on The Hall, a 674-bed student housing development located directly across from Florida State University’s College of Business in Tallahassee. The community will offer 191 units across two mid-rise buildings. Amenities will include a rooftop pool, fitness center, 7,269 square feet of ground-floor retail space and 452 parking spaces. The development team includes Canyon Partners Real Estate and PTM Partners. The Hall is slated for completion in summer 2026.
JLL Brokers Sale of 280-Unit Eight Winds Multifamily Community in St. Augustine, Florida

ST. AUGUSTINE, FLA. — JLL Capital Markets has brokered the sale of Eight Winds, a 280-unit luxury multifamily community in St. Augustine, about 40 miles south of Jacksonville. The buyer was Debartolo Development LLC. Cliff Taylor and Joe Ayers of JLL represented the seller, Altis Cardinal, in the transaction. The sales price was not disclosed, but the Jacksonville Daily Record reported the property traded for $59 million. Located at 50 Wexford Way, the complex comprises 297,426 square feet of rentable space. Unit sizes range from 707 square feet to 1,248 square feet with one-, two- and three-bedroom floorplans, according to Apartments.com. Amenities at the property include a walk-in heated swimming pool, 24/7 fitness center, pickleball courts, multiple indoor and outdoor lounge areas, fire pit, pet washing station and electric vehicle charging stations.
Walker & Dunlop Arranges $28.4M Refinancing for Apartment Complex in Grenelefe, Florida

GRENELEFE, FLA. — Walker & Dunlop has arranged a $28.4 million loan to refinance Grand at Grenelefe, a 417-unit fractured multifamily property located in Grenelefe, roughly 46 miles south of Orlando. Harvey Pava of Walker & Dunlop’s Florida Capital Markets team arranged the loan on behalf of the borrower, Alya Equities. The fixed-rate loan features a 5-year term with a 12-month interest-only payment, as well as a step-down prepayment structure. Situated at 3119 Camelot Drive, the complex sits on more than 160 acres with a mix of one-, two- and three-bedroom floorplan options ranging up to 1,275 square feet. Amenities at the property include an onsite property manager, walking and biking trails, storage space, laundry facilities and a lounge.
DANIEL ISLAND, S.C. — New York City-based Bout Boxing has signed a 2,047-square-foot retail lease at Central Island Square, a 4,000-acre master planned community in Daniel Island. Located roughly eight miles from Charleston International Airport, the new fitness studio is slated to open this spring at 50 Central Island St. Melissa Sweeney of Continental Realty Corp. and Lindsey Halter of Carolina Retail Experts represented the undisclosed landlord in the lease negotiations. Alex Kucich and Nell Kucich currently operate two Bout Boxing locations in New York City and are teaming up with Marc Nuccitelli for the Charleston expansion. Bout Boxing will join a mix of retail tenants at Central Island Square including Buck’s Deli, Par Paradise, Gloss, iCRYO, Tacos & Tequilas Mexican Grill, New York Butcher Shoppe and a pet boutique.

GAINESVILLE, FLA. — A joint venture between Gilbane Development Co. and CBRE Investment Management has broken ground on Zaya, a 702-bed student housing development located near the University of Florida campus in Gainesville. The community will offer 352 units with bed-to-bath parity. Shared amenities will include a rooftop deck with a pickleball court, pool, clubhouse and fitness center; study rooms on each floor; a coworking lounge; leasing lobby with a coffee bar; and three courtyards with lawn games, outdoor cooking space and lounges. Site work has commenced for the development with completion scheduled for summer 2027.
CELEBRATION, FLA. — JLL has brokered the $31.5 million sale of Celebration Office Center, a two-building office complex located at 1170 and 1180 Celebration Blvd. in Central Florida. Robbie McEwan, Hunter Smith and Blake Koletic of JLL represented the seller, Real Estate Value Advisors, in the transaction and procured the buyer, TMT Properties. Built in 2000 and 2001, the property is situated within the Celebration master-planned community and in close proximity to Walt Disney World and Universal Studios. Celebration Office Center was 98 percent leased at the time of sale.
Logistics Property Co. Signs Three Industrial Leases Totaling 373,000 SF in Covington, Georgia

COVINGTON, GA. — Logistics Property Co. LLC has signed three industrial leases totaling 373,000 square feet at Covington Commerce Center, a two-building industrial park in Covington, a city in Atlanta’s I-20 East submarket. The tenants were not disclosed, but Logistics Property Co. says the new users include both manufacturing and assembly tenants. The deals include a full-building lease at Building 100 and two deals at Building 200, where about 97,000 square feet remains available for lease. Myles Thomas of JLL represented the tenant in the Building 100 deal. Nathan Anderson and Matt Bentley of NAI Brannen Goddard represented the landlord in the lease deals. Civic partners at Covington Commerce Center include City of Covington, Newton County Economic Development and the Georgia Department of Economic Development.
NASHVILLE, TENN. — BEB Lending has provided a $10.3 million loan for the refinancing of South Plaza Shoppes, a 163,777-square-foot shopping center located at 5620 Nolensville Pike in Nashville. Tenants at South Plaza Shoppes include Ross Dress for Less, Burlington and Dollar Tree. The undisclosed borrower will use the loan to pay off existing debt, as well as cover leasing costs and planned capital expenditures at the property. Sean Silverbrook and Zach Feldman of BEB Lending originated the loan. This transaction represents BEB Lending’s first loan in Nashville and second loan in the state of Tennessee.
