MIAMI — SG Holdings, a partnership between Swerdlow Group, SJM Partners and Alben Duffie, has completed the housing component of Sawyer’s Walk, marking the delivery of the largest affordable senior living community in the United States within the last decade, according to the developer. The studio, one- and two-bedroom housing units, which are designated for seniors earning at or below an average of 60 percent of the area median income (AMI), sit atop Sawyer’s Walk’s shops and parking garage. Sawyer’s Walk, a $350 million mixed-use development, is underway in the Overtown neighborhood of Miami. Upon full build-out it will total 1.5 million square feet, including the 578 residential units completed that will be home to low-income seniors; 175,000 square feet of retail space committed to tenants including Target (50,000 square feet) and Aldi (25,000 square feet); a 25,000-square-foot public plaza; and 130,000 square feet of office space acquired by MSC Group that will anchor its North American cruise division headquarters. RESTON, VA. — Bechtel, a global engineering firm, has signed a 289,000-square-foot office lease at Reston Overlook, a 320,000-square-foot office building within the Reston Town Center mixed-use campus in Northern Virginia. BXP, formerly known as Boston Properties Inc., is the landlord at Reston Overlook. Erin Cotter and Jake Stroman of BXP represented the landlord internally in the lease negotiations, and Cathy Delcoco of CBRE represented Bechtel. The lease represents a renewal and expansion for Bechtel, increasing the company’s occupancy to span 11 floors at Reston Overlook. The company, which has had its headquarters in Reston since 2012, employs 18,000 people across 50 countries. Owned and operated by BXP, Reston Town Center offers 4 million square feet of office space, 50 retailers, 30 restaurants, more than 2,000 residences, outdoor recreation spaces and seasonal events programming.

CHARLESTON, S.C. — Boston-based Rockpoint and Connecticut-based Realco Capital Partners have purchased Summit Place, a Class A midrise student housing community adjacent to the College of Charleston in the city’s Upper King Street neighborhood. Built in 2020, the property features 357 student housing beds across 118 units, as well as a fitness center, swimming pool and study spaces, among other amenities. The seller and sales price were not disclosed. Realco Capital previously has been had an ownership stake in Summit Place since 2022.

DORAL, FLA. — Limestone Asset Management has acquired a single-tenant retail property in the Miami suburb of Doral for $13.6 million. LA Fitness occupies the building, which was built in 2001 and totals 37,500 square feet. Kevin Sanz of Orion Real Estate Group represented the buyer in the transaction. Alex Sharrin of JLL Capital Markets represented the undisclosed seller.

TUPELO, MISS. — Marcus & Millichap has brokered the sale of Parkway Terrace, a 123-unit apartment community located at 2700 W. Main St. in Tupelo. Preston Cooper, Matt Smith and Wallace Schmuck of Marcus & Millichap’s Birmingham office represented the seller and procured the buyer, both of which requested anonymity. Mickey Davis, the firm’s broker of record in Mississippi, assisted in the transaction, the sales price of which was also not disclosed. Built in 1972, Parkway Terrace features a mix of one-bedroom apartments and two- and three-bedroom townhomes. The units were recently renovated with new flooring, fixtures and appliances.

IRVINE, CALIF. — Irvine-based IRA Capital, in partnership with funds managed by Oaktree Capital Management, has purchased 12 medical outpatient buildings totaling 600,000 square feet. The transaction includes two separate institutional sellers and features a mix of single and multi-tenant medical buildings in California, Texas, Florida and Oregon. Terms of the transaction were not released. The Class A portfolio is anchored by health systems and medical providers including UC Davis Health, Palomar Health, UCLA, CommonSpirit, Ascension, McKesson and SCA Health, which collectively occupy approximately 50 percent of the space.

ATLANTA — The City of Atlanta, through Atlanta Urban Development (AUD), has unveiled plans for three new affordable housing projects, including the redevelopment of the Mall West End. Together, the projects will add nearly 350 affordable housing units for residents earning up to 80 percent of the area median income (AMI). At least one community is scheduled to begin lease-up by the second quarter of 2025, with the others beginning construction this fall and summer 2025. The Mall West End would be the largest of the redevelopments, transforming the 12-acre mall into a 1.7 million-square-foot mixed-use development. BRP Cos. is the developer. Key elements of the Mall West End redevelopment plan include: approximately 120,000 square feet of retail space, including a grocery store, fitness center, food and beverage, and local boutiques; 893 mixed-income rental units; 152 beds of student housing; a 150-key hotel; 12,000 square feet of medical office space; and community amenities. The project site is located steps from four Historically Black Colleges and Universities (HBCUs) that make up the Atlanta University Center — Clark Atlanta University, Morehouse College, Morehouse School of Medicine and Spelman College. MIAMI— Florida-based Orion Real Estate Group has acquired a net lease retail portfolio located in Florida, Texas and Illinois for $50 million. An undisclosed family office sold the portfolio, which totals 94,000 square feet across 12 properties. Tenants at the portfolio — which include 11 single-tenant properties and two two-tenant properties — include banks, a fitness center, pharmacy, urgent care facility and a quick-service restaurant. The portfolio has 6.5 years of weighted average remaining lease term. Alex Sharrin, Jeff Cicurel, Eric Osika and Noel O’Donnell of JLL represented the seller in the transaction.

HOOVER, ALA. — Greystone has provided a $14.5 million Fannie Mae loan for the refinancing of 700 Riverchase, a 216-unit apartment community located in the Birmingham suburb of Hoover. The non-recourse loan features a five-year term, fixed interest rate, interest-only payments for the full term and a 30-year amortization schedule. Rob Meehan of Greystone originated the financing, and HKS Capital Partners acted as correspondent. The borrower was not disclosed. Built in 1983, 700 Riverchase is a garden-style multifamily community with one-, two- and three-bedroom units. Amenities include a fitness center, laundry facilities, swimming pool, outdoor grill center, dog park, playground and a pickleball court.
