JOHNS CREEK, GA. — Big V Property Group has acquired Johns Creek Town Center, a 303,297-square-foot retail center located at 3630 Peachtree Parkway in Johns Creek, roughly 30 miles northeast of Atlanta. Sprouts Farmers Market anchors the property, which was built in 2001 and almost fully leased at the time of sale. Other tenants at the center include HomeGoods, Michaels, Market by Macy’s, Kohl’s, PetSmart and Ulta Beauty. Jim Hamilton, Brad Buchanan and Andrew Kahn of JLL represented the undisclosed seller in the transaction.

ALEXANDRIA, LA. — Wisconsin-based retail chain Batteries Plus has signed a six-unit franchise agreement in Louisiana. The first of the stores is scheduled to open in Alexandria this year, with additional locations planned throughout the state. Franchisees Duane Carmouche, Mitch Matthews and Mohamad Zeidan will own and operate the units. Batteries Plus’ current portfolio features more than 800 stores in the U.S., including 10 in Louisiana. Private equity firm Freeman Spogli owns the brand, which offers battery and repair services for a variety of electronics and vehicle uses.
CHARLOTTE, N.C. — Avison Young has arranged the $97 million sale of an industrial building located at 1900 Continental Blvd. in Charlotte. The multi-tenant property totals 1.4 million square feet. LM Real Estate acquired the building from a joint venture between Somerset Properties and Waterfall Asset Management. Chris Skibinski, Chris Loyd and Erik Foster of Avison Young brokered the transaction. According to the firm, this marks the largest industrial sale within the Charlotte market this year.
WOODBRIDGE, VA. — The IDI Group Cos. and PTM Partners have received a $60 million senior loan for the refinancing of Viridium, an apartment community located in Woodbridge, roughly 20 miles southwest of downtown Washington, D.C. Amenities at the 318-unit community include a pool, fitness center, rooftop terrace, theater room and a shuttle service to the nearby Virginia Railway Express (VRE) station. Viridium is the second phase of IDI’s larger Rivergate development, which comprises a total 720 residential units. Daniel Shiff, Adam Bieber and Alec Jenkins of BWE arranged the financing through a life insurance company on behalf of the borrowers.
NORTH CHARLESTON, S.C. — Marcus & Millichap has brokered the $18.8 million sale of The Shoppes at Montague Corners, a retail center located at 5060 Dorchester Road in North Charleston. Planet Fitness anchors the property, which totals 106,518 square feet. The 23-tenant center was 94.6 percent occupied at the time of sale. Other tenants at the property include Dollar General, Harbor Freight Tools and Save-A-Lot. The center has undergone renovations and tenant improvements totaling $4 million within the past two years. Allyssa Paragano and Ani Paulson of Marcus & Millichap represented the seller and procured the buyer in the transaction.
SAN DIEGO — San Diego-based Jack in the Box has announced plans to open 15 restaurants in Georgia, marking the first entry into the state for the fast-casual brand. According to a press release from the company, the new sites have not yet been selected, but plans include a focus on the Macon, Augusta and Savannah markets. A franchisee will own and operate the restaurants. Jack in the Box also recently announced a commitment to 30 new locations in Florida.
ATHENS, GA. — Landmark Properties has neared completion of City Food Hall within 19,681 square feet of retail space at The Mark Athens, a student housing development by Landmark Properties near the University of Georgia campus. The food hall will feature 10 chef-driven food concepts, a full-service bar, two state-of-the-art golf simulators and a variety of interactive games. The location is expected to open in fall 2025. Whitney Spangler and David Martos of Colliers International represented Landmark Properties, and Jason Hurst of Colliers International — who has since joined the team at CBRE — represented City Food Hall in the leasing transaction. The Mark Athens was developed in phases in 2017 and 2022. The community offers 1,364 beds of student housing; over 50,000 square feet of retail space; and 46,427 square feet of office space, which is 92 percent occupied by Landmark Properties’ corporate headquarters.
KNOXVILLE, TENN.— Subtext has started development of VERVE Knoxville, a 498-bed student housing property located at 1919 Lake Ave. adjacent to the University of Tennessee campus in Knoxville. The community will span 329,294 square feet, including nine floors of residential space and a five-level parking garage. The development will offer 136 fully furnished units in one-, two-, three- and four-bedroom configurations. More than 12,500 square feet of shared amenity spaces will include a wellness suite with sauna and meditation rooms; state-of-the-art fitness center and yoga studio; study pods and open study lounges; a pool terrace; and rooftop deck and lounge. The project is scheduled for completion in summer 2026. The development team includes general contractor Brinkmann Constructors and architect Dynamik Design. The community is Subtext’s second development in the Knoxville market following TENN, which opened in 2018. HOLLYWOOD, FLA. — JLL’s Hotel & Hospitality group has arranged $575 in refinancing for the Diplomat Beach Resort, a 1,000-room beachfront resort located in Hollywood, roughly 10 miles south of Fort Lauderdale and 20 miles north of Miami. Kevin Davis and Mike Huth of JLL secured the financing on behalf of the borrower, a joint venture between funds managed by Trinity Investments and funds managed by UBS Asset Management’s Real Estate & Private Markets Multi-Managers business that acquired the property in 2023. Citi and Deutsche Bank provided the five-year, floating-rate loan, which also included mezzanine financing provided by Ohana Real Estate Investors and the Canadian Pension Plan Investment Board (CPPIB). Comprising a 36-story tower, the property features 200,000 square feet of meeting and events space in addition to the guest rooms and suites. Amenities at the resort include a 15,000-square-foot spa, six restaurants and bars, multiple swimming pools and waterfalls. The resort, which Hilton Hotels and Resorts currently manages under its Curio Collection by Hilton brand, underwent a $90 million renovation and repositioning in 2018.
Concord Summit Capital Arranges $75M Construction Financing for Multifamily Development in Charlotte
CHARLOTTE, N.C. — Concord Summit Capital has secured $75 million in financing for the construction of a multifamily development in Charlotte. Upon completion, the community will feature a swimming pool and sun deck, rooftop terrace, fitness center, private work and conferencing spaces, garage parking with electric vehicle charging, a top-floor lounge and kitchen with a bar, bike parking and repair shop, grilling areas, a dog park and spa, community WiFi and elevators connecting parking to interior corridors. Daniel Eidson of Concord Summit arranged the financing — which will be used to refinance the existing land loan and complete construction — on behalf of the undisclosed borrower. According to Concord Summit, the initial lender for the project “encountered fiscal difficulties and could no longer fund” the development.
