MIAMI — Co-developers Carrfour Supportive Housing and Pinnacle Housing Group have opened Amistad Apartments, a $24 million affordable housing community. The 89-unit property is located at 517 S.W. 9th St. in Miami’s Little Havana neighborhood. The community is designated for formerly homeless and low-income residents. More than 1,500 people filled out resident applications to live in the new community, and a lottery was held to select from those applications.

NEWNAN, GA. — Colliers International has arranged the $10.2 million sale of Merchant’s Crossing, a 174,059-square-foot shopping center located at 50 Bullsboro Drive in Newnan, about 39 miles southwest of Atlanta. Slate Properties Inc. purchased the Kroger-anchored shopping center from Brixmor, a REIT that owns more than 500 grocery-anchored shopping centers in the United States. Joseph Montgomery III and Tony D’Ambrosio of Colliers International represented the seller in the transaction.

LAWRENCEVILLE, GA. — The RADCO Cos. has sold Ashford Way, a 98-unit apartment property in the Atlanta suburb of Lawrenceville, for $5 million. KENCO Apartment Communities purchased the asset for approximately $51,02 per unit. The community features one- and two-bedroom floor plans averaging 752 square feet. ARA brokered the transaction. RADCO originally purchased the asset in December 2012 out of receivership for $29,000 per unit. After implementing a $1 million capital improvement plan, RADCO raised the occupancy rate from 71 percent to 97 percent.

WELLINGTON, FLA. — Johnson Capital has arranged a $12 million loan to refinance Wellington Reserve, a Class A office and retail park in Wellington, a town in Palm Beach County. The complex contains approximately 93,000 square feet of office and retail space in seven buildings. Warren Factor and Eric Fixler of Johnson Capital’s Boca Raton office arranged the seven-year loan with a 25-year amortization schedule through a national bank. The borrower, an unnamed real estate investor active in Orlando and Miami, purchased the asset from Wells Fargo in March 2013 for $10.5 million.

FORT LAUDERDALE, FLA. — Stiles Residential Group and The Rockefeller Group have begun construction on a new 254-unit high-rise apartment building. The property, located at 215 S.E. 8th Ave., will be the first luxury high-rise apartment building in Fort Lauderdale. In addition to views of downtown Fort Lauderdale and the Atlantic Ocean, the new property will feature a fitness facility, a bar and entertainment kitchen, elevated pool deck with cabanas, grill area, hot tub, pet spa, dog park and a limited number of private garages. Units at the property will range from one- to three-bedroom floor plans spanning from 750 to 2,450 square feet. Construction is slated to wrap up in December 2015.

HIXSON, TENN. — Carolina Holdings Inc., a Greenville, South Carolina-based retail developer, has delivered and opened a new Verizon Wireless store in Hixson, about nine miles northeast of Chattanooga. Carolina Holdings and Verizon are jointly pursuing LEED certification for the new 4,585-square-foot property. The project team includes architect McMillan Pazdan Smith, civil engineer LeCraw Engineering and general contractor Dooley Mack Constructors. Certus Bank provided construction financing for the project.

CHARLOTTE, N.C. — Bojangles’ Restaurants Inc. has opened its 600th restaurant, located on Galleria Boulevard off Monroe Road in Charlotte. The Charlotte-based chicken chain expects to open 55 to 60 locations throughout the Southeast this year, adding new restaurants in more than 25 market areas including Atlanta; Birmingham, Alabama; Orlando; Richmond, Virginia; and Nashville, Knoxville and Tri-Cities, Tennessee. This year’s expansion is part of Bojangles’ long-term growth plan to have 1,000 locations open by 2020.

GAINESVILLE, FLA. — CA Student Living has broken ground on NEXT LEVEL GAINESVILLE with joint venture partner Fields Holdings near the University of Florida. The property will contain approximately 170 apartments and about 600 bedrooms. NEXT LEVEL will be a heavily amentized, urban-infill project with a podium-level swimming pool, hot tub, fitness and tanning facilities and both private and group study lounges. The fully furnished apartments will feature modern, open floor plans, stainless steel appliances, quartz countertops, European cabinetry, flat-screen televisions and closet organizers. Holchauser Blatter Architects of Santa Barbara, California designed the property. The general contractor, Beal Derkenne Construction (BDC), has built numerous projects for CA Student Living, including NEXT LEVEL TUCSON, opening in August near the University of Arizona.

Forum at Tallahassee’s amenities include an 11,000-square-foot outdoor pool deck and recreation area that features a beach entry pool, gas grills, a large spa and cabana lounges. The community’s clubhouse incorporates indoor basketball and volleyball courts with bleacher seating, a two-story fitness center with TechnoGym equipment, yoga room and three tanning beds. ORLANDO, FLA. — Williams Co. Southeast has begun construction on The Crosslands at Osceola Corporate Center, a $30 million, 427,000-square-foot shopping center. Construction of the retail center, which will be located at Osceola Parkway and Orange Blossom Trail in Orlando, is expected to add 1,000 temporary construction and permanent jobs. The Crosslands’ tenant roster will include Hobby Lobby, Havertys, Boot Barn, Cheddar’s Casual Café, Deals, Discovery Clothing, Marshalls/HomeGoods, Orange Theory Fitness, PetSmart, Ross Dress for Less and Starbucks Coffee. The project team includes ELEVEN18 Architecture, Tupperware Brands Corp., O’Connor Capital Partners and West Palm Beach-based businessman Peter Bergner.
