MARINA DEL REY, FLA. — Archstone has acquired the 224-unit Villa Venetia in Marina del Rey for $44.8 million. The buyer plans to complete a $25 million renovation, which will include the addition of European-style kitchen cabinets, stainless steel appliances and slab granite or Caesar stone countertops. Upon completion, the complex will be renamed Archstone Breakwater at Marina del Rey.

HAVRE DE GRACE, MD. — Cassidy Turley has arranged the sale of a 613,000-square-foot industrial property, located at 1900 Clark Rd. in Havre De Grace, from a joint venture between MCB Real Estate and The Hampshire Cos. to Bentall Kennedy. The building is fully leased to The Sun Products Corp. Jonathan Carpenter, Jay Wellschlager and Philip Iglehart of the firm's Baltimore office represented both parties in the transaction.
LINCOLNTON, N.C. — Cushman & Wakefield | Thalhimer has arranged the $12 million sale of the 317,834-square-foot former Robb & Stucky facility, located in Lincoln County Industrial Park at 3300 Finger Mill Rd. in Lincolnton. Warren Snowdon of Cushman & Wakefield | Thalhimer represented Crystal Lake, Ill.-based Aptar Group, the buyer. The seller was AEW Capital Management.
JACKSONVILLE, FLA. — NorthMarq Capital has arranged $3.25 million in first mortgage financing for the 200-unit Sable Palms, located on Emerson Street in Jacksonville. Financing was based on a 10-year term with a 30-year amortization schedule and was secured through AmeriSphere Multifamily Finance.
MIAMI — Jones Lang LaSalle has completed the sale and financing of the 420,857-square-foot SunTrust International Center, an office building located at 1 SE 3rd Ave. in Miami. Terms of the sale and financing were undisclosed. Jeff Morris and Steve Echelson of Jones Lang LaSalle's Orlando, Fla., office and Jubeen Vaghefi and Denny St. Romain of the firm's Miami office represented the sellers, Stiles Corp. and an un-named partner. The buyer was Crocker Partners.
ABERDEEN, N.C. — Park at Clearwater LLC, a joint venture between First LandMark-Guardian Management and New York City-based Dome Equities, has purchased the 280-unit Park at Clearwater Apartments in Aberdeen for $25 million. Steve Heffner of CB Richard Ellis' Charlotte, N.C., office arranged $20 million in acquisition financing with a 7-year term through Freddie Mac for the joint venture. Dean Smith of ARA's Charlotte office represented the undisclosed seller in the transaction and Timothy Hose of First LandMark-Guardian Management represented the buyer.
OLIVE BRANCH, MISS. — Cushman & Wakefield has arranged the $21.25 million sale of the 600,000-square-foot Diamond Comics Distribution Center, located at 7485 Polk Ln. in Olive Branch, to New York City-based AREA Property Partners. Stewart Calhoun, David Meline, Kirk Billings and Samir Idris of Cushman & Wakefield's Atlanta office along with Wyatt Aiken and Dave Curran of Memphis, Tenn.-based Commercial Advisors represented American Fund US Investments and Real Estate Capital Partners, the sellers, in the transaction.
HOLLY SPRINGS, N.C. — Marcus & Millichap has completed the sale of Sunset Lake Commons, an approximately 88,000-square-foot shopping center located in Holly Springs, for $12.82 million. Constructed in 2005 and located at 5277 Sunset Lake Road, the center is anchored by a 48,000-square-foot Harris Teeter, which has 14.5 years remaining on its ground lease. Additional tenants include Anytime Fitness, Click Computers, Great Clips, Rudino's Pizzeria, Ship On Site, The Paper Company and Wachovia. The center was 98 percent occupied at the time of closing. Sonny Molloy of Marcus & Millichap's Atlanta office and Brad Nathanson of the firm's Philadelphia office represented both undisclosed parties in the transaction.
MIDLOTHIAN, VA. — Deutsche Bank Berkshire Mortgage has provided a $26.5 million loan under the Federal Housing Administration 223 (a)(7) program for the refinancing of the 320-unit The Park at Salisbury in Midlothian. The financing has a 40-year term.
GOLDSBORO, N.C. — High Point, N.C.-based Blue Ridge Cos. has sold the 288-unit Reserve at Bradbury Place in Goldsboro to Greensboro, N.C.-based Brantley Properties for $25.3 million.
