ALEXANDRIA AND LEESVILLE, LA. — Dallas-based Paul Darden Co. has acquired a four-property self-self storage portfolio from a private seller for an undisclosed amount. The buildings, which total 163,000 square feet and encompass 1,500 storage units, are located in Alexandria and Leesville. Together, the properties are more than 90 percent occupied. Jerry Rhodes, an associate of Paul Darden Co., represented the seller. Acquisition financing was arranged by Dana Deason of Longview, Texas-based Deason Financial Group.

LOUISVILLE, KY. — St. Louis-based Charter Communications has signed a 99,923-square-foot lease renewal with Faulkner Real Estate for space in Ormsby Park Place. The 170,000-square-foot office building is located at 10300 Ormsby Park Place in Louisville. Faulkner Real Estate was represented in house by Jeff Ellison. Christopher Wood of UGL Equis’ Chicago office, Tim Stewart of the firm’s Cincinnati office and Brenda Lewis of the firm’s Greenwood Village, Colo., office represented the tenant.

LILLINGTON, N.C. — Dave Keller of Holliday Fenoglio Fowler’s Indianapolis office arranged a loan for the 82-unit Campus Habitat 9 student housing complex. The property is located adjacent to the Campbell University campus at 25 Landis Lane in Lillington. Coastal Federal Credit Union funded the 5-year loan, which carries a 7 percent interest rate. Campus Habitat, which can house 224 students, features a gaming room and a fitness center.

MEMPHIS, TENN. — Bill Jones of Love Funding’s New York City office has arranged more than $6.54 million in loans for two Memphis apartment complexes. The 171-unit Breezy Point Apartments has received $3.69 million, and the 138-unit Rolling Hills Apartments has received $2.85 million. The loans carry a 5.02 percent fixed interest rate and were funded through the HUD 207/223(f) program.

HOUMA, LA. — K Partners Hospitality Group of San Antonio has begun construction on the 144-room Courtyard by Marriott Houma. The $22 million development will be located adjacent to the 100,000-square-foot Houma Civic Center. Hotel features include 7,000 square feet of meeting space, a swimming pool, an exercise room and a business center.

LAWRENCEVILLE, GA. — Beachwood, Ohio-based Developers Diversified Realty Corp. and Chicago-based Prudential Real Estate Investors have sold the 89,064-square-foot Five Forks Village shopping center to Norcross, Ga.-based Safeway Group for an undisclosed amount. The center, which will be redeveloped, is located at 850 Dogwood Rd. in Lawrenceville. Robert Mahoney of CB Richard Ellis’ Chicago office represented the seller. Phil Ryan of Norcross-based Lavista Associates represented Safeway.

PENDERGRASS, GA., AND ATLANTA — First Industrial Realty Trust has leased 106,000 square feet in its 850,000-square-foot distribution center to Torrance, Calif.-based Kubota Tractor Corp. The property is located at 596 Bonnie Valentine Way in Pendergrass. The company will store equipment and distribute tractors from the facility. Kurt Unger and Craig Viergever of Atlanta-based Bryant Commercial Real Estate Partners, along with Todd Barton and Greg Haynes of CB Richard Ellis’ Atlanta office, brokered the lease. First Industrial has also leased 21,000 square feet of warehouse space to MasTec North America. The property, which is located on Southmeadow Parkway in Atlanta, is now fully leased. Atlanta-based NAI Brannen/Goddard’s Mike Powell and Wilson Covington, Bob Stephens and Randall Bryan of King Realty of Atlanta brokered the lease.
