FORT MYERS, FLA. — The Fort Myers office of Owen-Ames-Kimball Co. will build the first phase of Florida Gulf Coast University’s Fine Arts Building 2. The property will be located near the existing arts building on the university’s Fort Myers campus. The project includes building a 210-seat recital hall, a lobby, classrooms, practice rooms, an instrument storage room and offices. The property will be constructed to LEED standards.

ALTAMONTE SPRINGS, FLA. — Seminole County Public Schools has enlisted Orlando, Fla.-based SchenkelShultz Architecture to design its 64,000-square-foot Endeavor School Project. The $8 million school is being built to replace the Rosenwald School, which is located at 1096 Merritt St. in Altamonte Springs. SchenkelShultz will design the project to meet LEED standards.

ALPHARETTA, GA. – Philips Electronics has leased nearly 110,000 square feet of office and data center space at One Deerfield Centre, a mixed-use complex developed by Hines and managed by UBS Global Asset Management. The property is located 1 mile west of Georgia Highway 400 in Alpharetta. Philips is moving from its home of more than a decade, 64 Perimeter Center in Atlanta. The company will use space on the first and second floors for a customer care center for its healthcare division beginning this fall. Vincent Tuminelli of CB Richard Ellis’ New York office and John Dolan of the firm’s Atlanta office represented Philips in the transaction, while John Heagy, Tori Kerr and Brian Eichenseer provided in-house representation for Hines.

ELKTON, MD. — MHTJ Enterprises has borrowed a $9.62 million loan to refinance its 156-unit Apartments at Iron Ridge, located on Iron Hill Road in Elkton. The property encompasses 16 two-story buildings and features a tennis court, a swimming pool and a weight room. The 10-year, non-recourse loan carries a 30-year amortization and was arranged using FNMA financing. Laura Saull-Smith of Love Funding’s Washington, D.C., office secured the loan.

ALPHARETTA AND MARIETTA, GA. — Strategic Storage Trust, a $1 billion REIT, has purchased two Atlanta-area self-storage properties totaling $9.6 million. The company purchased a 76,500-square-foot facility in Alpharetta from Storage Partners of Alpharetta for $5.1 million. Located at 11640 Jones Bridge Rd., the store contains 670 units. Strategic Storage also purchased a 500-unit property in Marietta from Storage Partners of Powers Ferry Road for $4.5 million. The self-storage store spans 52,000 square feet at 2035 Powers Ferry Rd. Charles LeClaire of Marcus & Millichap’s Denver office and Michael Mele of the firm’s Tampa, Fla., office brokered the sale.
