LOUISVILLE, KY. — Iroquois Gardens New Cut LLC has sold the 156-unit Iroquois Gardens Apartments to two West Coast-based investors, Robt2 Limited and Assured Security Storage, for $5.8 million. The property is located at 518 Iroquois Gardens Dr. in Louisville. Louisville-based PRG Investments’ Fred Sutterlin brokered the sale.
ATLANTA — AECOM, a firm that provides professional and technical support services, has leased 51,337 square feet of office space in One Midtown Plaza, located on Peachtree Street in Atlanta. A remodel of the property was completed in December. The space will house the consolidated operations of several of the firm’s local brands, including Earth Tech, Metcalf & Eddy and DMJM Harris. Tishman Speyer brokered the 11-year lease.
ALBANY, GA. — Marcus & Millichap has brokered the sale of a 2,256-square-foot KFC store between two undisclosed parties for $1.04 million. Located at 1723 E. Oglethorpe Ave. in Albany, the property is surrounded by national fast food chains. John Glass of Marcus & Millichap’s San Francisco office represented the seller, and Ethan Pintard of the firm’s Oakland, Calif., office represented the buyer.
ST. PETERSBURG, FLA. — Marcus & Millichap has brokered the sale of 38th Avenue Medical Center in St. Petersburg for $2.61 million. St. Petersburg-based investors acquired the property from the undisclosed seller. Located across the street from St. Petersburg General Hospital, the 18,204-square-foot property houses nine offices ranging from 1,372 square feet to 2,812 square feet. Jeffrey Spilman and Michael Harris of Marcus & Millichap represented the sellers in the transaction.
GREENSBORO, N.C. — Moses Cone Health System is awaiting state permission for a $208.5 million expansion project that would add 243,107 square feet to the Moses H. Cone Memorial Hospital in Greensboro. If approved, the project would break ground in 2011 and deliver in October 2015. The project, which is centered around the construction of a six-story tower, will also include the renovation of 87,000 square feet of existing space. Sixteen operating rooms on the hospital’s second floor will be expanded and renovated, and additional space will also be added to the emergency department.
COLUMBUS, GA. — West Point, Ga.-based Batson-Cook has completed a 101,800-square-foot expansion to the Cessna Aircraft Co.’s facility in Columbus. The property features 90,000 square feet of warehouse space reserved for manufacturing airplane parts. Also included is 11,000 square feet of office space, which features three offices, a reception area, three conference rooms and a kitchen.
HUNTSVILLE, ALA. — McShane Construction Co. has broken ground on a 62,500-square-foot office building, located on 10 acres at 7115 Old Madison Pike in Huntsville. The two-story property will be built to LEED standards. The developer, Triad Properties Corp., has leased the development to Defense Acquisition University, a continuing education school for military and civilian personnel. The U.S. General Services Administration represented the tenant in the transaction. When complete in January, the property will contain 13 classrooms, administrative offices and a fitness center.
ST. ROSE, LA. — Salt Lake City-based Ostler International has signed a long-term lease with Lightstone Group for 27,752 square feet of warehouse space at Sealy Business Center I. The property is located in the James Business Park on James Drive East in St. Rose. Jennifer A. Lee of Shreveport, La.-based Sealy & Co. represented the landlord.
MIAMI — Orlando, Fla.-based Keene Construction Co. has broken ground on Brandon Structures of Orlando’s 67,931-square-foot Promenade at Silver Palm shopping center. The property is located at the intersection of S.W. 232nd Street and S.W. 112th Street in Miami. A 46,031-square-foot Publix will anchor the center, which is slated for delivery in November. Coral Gables, Fla.-based Alleguez Architecture designed the property.
BIRMINGHAM, ALA. — After obtaining approval from the state of Alabama and the Federal Reserve Bank of Atlanta, Birmingham-based Regions Financial Corp. has decided to open nine new branch locations. Southeast cities targeted for the expansion are Little Rock, Ark.; Destin and Pompano Beach, Fla.; Atlanta, East Point and Suwanee, Ga.; Ridgeland, Miss.; and Lenoir City, Tenn. Regions currently operates 1,900 branches in 16 states.
