WHITE MARSH, MD. — Baltimore-based St. John Properties has broken ground on a 40,200-square-foot office building, the company’s tenth property at the 1,100-acre Baltimore Crossroads@95 mixed-use complex. The new building is located at 435 Williams Court in White Marsh. Delivery is expected later this year.

NORTH PALM BEACH, FLA. — Urban Realty Partners has acquired the 20,770-square-foot Enterprise National Bank Building from an undisclosed seller for $4 million. The building is located at 11811 U.S. Highway 1 in North Palm Beach and is occupied by Enterprise National Bank and a Melting Pot restaurant. Scott O’Donnell and Dominic Montazemi of CB Richard Ellis’ Boca Raton, Fla., office represented the seller.
ATLANTA — An affiliate of Greensboro, N.C.-based Bell Partners has sold the 82,097-square-foot Park Place retail center to Coro Realty Advisors for $28.5 million. The property is located across the street from Perimeter Mall at 4505 Ashford-Dunwoody Rd. in Atlanta. Tenants include Talbot’s, Jared Galleria of Jewelry, Alon’s Bakery and McKendrick’s Steakhouse. Chris Decoufle and Kevin Reavey of CB Richard Ellis’ Atlanta office and Casey Rosen of the firm’s Miami office brokered the transaction.
MIAMI — Orlando, Fla.-based Keene Construction Co. has broken ground on the 74,031-square-foot Eureka Promenade shopping center for Orlando-based Brandon Structures. The property, located at the intersection of S.W. 184th St. and S.W. 147th Ave. in Miami, will be anchored by a 46,031-square-foot Publix. The project, which was designed by Coral Gables, Fla.-based Alleguez Architecture, is set to deliver in December.
COLUMBIA, MD. — DB Cardinal Mac has sold a 7,500-square-foot Romano’s Macaroni Grill to an undisclosed buyer for $2.6 million. The free-standing restaurant was built in 1998 and is located at 6181 Columbia Crossing Circle in Columbia. Gil Neuman and Todd Evans of Towson, Md.-based NAI KLNB brokered the sale.
CHARLOTTE, N.C. — Albert’s Organics has signed a 43,290-square-foot lease for space in Dallas-based Westmount Realty Capital’s Logistics Pointe industrial center. The 1.1 million-square-foot development is located near the Charlotte/Douglas International Airport at 11922 General Dr. in Charlotte. Logistics Pointe is currently 86 percent leased, and additional tenants include Precision Framing Systems, which occupies 226,642 square feet. The Charlotte office of Colliers Pinkard represented Westmount in the lease.
STOCKBRIDGE, GA. — Tri County Pediatrics has purchased a 7,500-square-foot medical office condominium from SFA Enterprises for $1.5 million. Located at 193 N. Park Trail in Stockbridge, the condominium is part of a 15,000 square foot, Class A medical building. Edward Jones of Atlanta-based Bull Realty brokered the transaction.

SARASOTA, FLA. — Keene Construction Co. is eyeing an October completion date for its renovation and expansion of the Sarasota Crossings shopping center, located on Fruitville Road in Sarasota. The project, designed by Orlando-based Cuhaci & Peterson Architects, includes a 30,000-square-foot hhgregg store and a 20,898-square-foot Office Depot store. Key Biscayne, Fla.-based Commodore Realty owns the development.
ORLANDO, FLA. — Miami-based JNS Management is developing a 110,000-square-foot expansion to the Ramada Inn International Drive in Orlando. The property is located at 6500 International Dr. When complete, the hotel will feature 130 additional rooms in a 12-story building. Orlando-based Cuhaci & Peterson Architects designed the addition.
