KENTUCKY, TENNESSEE AND VIRGINIA — NTS Realty Holdings LP has secured a $156 million refinancing loan for an eight-property multifamily portfolio in Kentucky, Tennessee, Virginia and Indiana. The Southeast properties include the 464-unit Park Place Apartments and the 310-unit Willows of Plainview in Lexington and Louisville, Ky., respectively; the 301-unit Grove Whitworth Apartments and the 292-unit Grove Richland Apartments in Nashville, Tenn.; and the 240-unit Grove Swift Creek Apartments in Midlothian, Va. Freddie Mac financed the 10-year loan, which carries a 5.4 percent interest rate. Matthew Schoenfeldt of Holliday Fenoglio Fowler's Chicago office secured the loan.

FORT MYERS, FLA. — Vanderbilt Bay Construction will start work this fall on Park Regency at The Forum, a 120,000-square-foot senior facility, for Senior Care of Southwest Florida Development. The property will be located near the interchange of Colonial Boulevard and Interstate 75 in Fort Myers. Gora/McGahey Architects designed the project, which features a two-story assisted living area, a one-story Alzheimer's wing and a three-story independent living building.

Located at 824 Chesapeake Drive in Cambridge, the property sits on 5.64 acres of land in the Chesapeake Industrial Park. Henry Hanna and Wesley Cox of Sperry Van Ness-Miller Commercial Real Estate brokered the sale.

WINSTON-SALEM, N.C. — Greensboro, N.C.-based Wedgewood Partnership has sold the 137-unit Cedar Woods Apartments to BCBB for $1.6 million. The property is located at 1618-1620 W. First St. in Winston-Salem. Ellen Moore of Winston-Salem-based Coldwell Banker Commercial Realtors represented the seller. Rod Hatcher of Miller-Hatcher Commercial Real Estate in Winston-Salem represented the buyer.

Located at 2300 Pickettville Road in Jacksonville, the property is fully leased to Dr. Pepper until 2019. Building features include 32-foot high ceilings, ESFR sprinklers and T5 lighting.

BETHESDA, MD. — Brookfield Properties Corp. has sold the 167,000-square-foot One Bethesda Center to JBG Cos. for $71 million. The Class A office is located at 4800 Hampden Lane in Bethesda. As part of the sale, JBG also assumed an existing $53 million loan. The building is 99 percent occupied by Boston Consulting Group, AREVA NC and 12 other tenants. RESTON, VA. — A subsidiary of Rockwood Real Estate Partners Fund VIII has purchased Sallie Mae's 221,326-square-foot headquarters from the company in a $68 million sale-leaseback transaction. The single-tenant building, located in Reston Town Center in Reston, was built in 2004. Sallie Mae will lease the entire building until 2012, and then it will occupy only 55 percent of the space until 2019. CB Richard Ellis' Rob Faktorow and Tom Cleaver represented the buyer.

MIRAMAR, FLA. — An undisclosed party has sold two Miramar office buildings totaling 222,600 square feet to CB Richard Ellis Realty Trust. The price of the transaction was not released. Royal Caribbean Cruises has leased one of the buildings, a 128,540-square-foot property, through May 2016. The space is located at 2200 S.W. 145th Ave. DeVry has leased the other building through November 2017. The 94,060-square-foot property is located at 2300 S.W. 145th Ave. CB Richard Ellis' Jeffrey Torto brokered the sale.

GOODLETTSVILLE, TENN. — R-Roof V-I has sold a 108-room Red Roof Inn to Gayatri MAA for $2.5 million. The property is located near Interstate 65 in Goodlettsville. Each unit in the two-story building features high-speed Internet, a coffee maker and a hairdryer. The buyer is planning to undertake renovations to the hotel. Anthony Falor of Hodges Ward Elliott represented the seller in the transaction. Gayarti was represented internally.
