CORAL GABLES, FLA. — Sunset I Ventures has sold Park Place I and II, two adjacent buildings in Coral Gables, to Kenneth D. Rosen of Kendar Realty for $8.5 million. The properties encompass 49,469 square feet of office space. Park Place I, located at 1500 Monza Ave., houses three tenants, including Baptist Health South, which leases 70 percent of the building. Park Place II sits at 1501 Venera Ave. and has nineteen tenants. Both buildings are 100 percent occupied.

NAPLES, FLA. — Fort Myers, Fla.-based J.L. Wallace has started construction on a 12,900-square-foot CVS/pharmacy in Naples. The property is located at 8831 Immokalee Rd. in Naples. J.L.’s services include construction of a drive-thru area, automatic glass doors, a single-ply roofing system over lightweight concrete and site work. Robert Reid Wedding Architects and Planners designed the store, and Coastal Engineering Consultants is providing engineering services.
CHESTERFIELD COUNTY, VA. — R.E. Michel Co. has purchased a 20,462-square-foot warehouse in Chesterfield County from K.B. Properties for $1.62 million. The property, located at 601 Johnston Willis Dr., will house R.E. Michel’s distribution operations. Gregg W. Beck of Thalhimer’s Richmond, Va., office brokered the sale.
BRADENTON, FLA. — A developer based in Pinellas County, Fla., has purchased a 4,160-square-foot CarMax Buying Center from an undisclosed LLC for $1.39 million. Located at 3808 W. 14th St. in Bradenton, the property is an outparcel in Centre Pointe Commons. Michael Jaworski represented both parties in the transaction.
CHESAPEAKE, VA. — David Ching of Marcus & Millichap’s Oakland, Calif., office has represented an undisclosed buyer in the purchase of a 2,563-square-foot Burger King store from an undisclosed seller for $1.31 million. The property spans 1.21 acres at 217 Carmichael Way in Chesapeake.
WASHINGTON, D.C. — Washington-based Hickok Cole Architects is working to complete a design of the NYU-DC center, a new mixed-use New York University building in Washington. The property will be located on L Street and will encompass a lecture hall, seminar rooms, offices and student residences. NYU-DC will house undergraduate Arts and Science programs and satellite facilities for The Brademas Center for the Study of Congress, The Robert F. Wagner Graduate School of Public Service and NYU’s Office of Government and Community Affairs.
TAVARES, FLA. — Longwood, Fla.-based Cotter Ryan Commercial is preparing to break ground on the $4 million Premier Surgery Center in Tavares. Located at the intersection of Vindale Road and S.R. 441, the 20,000-square-foot property will include an ambulatory surgery center and medical office space. Completion is expected later this year.

HAMPTON, VA. — Lumber Liquidators has signed a 100,000-square-foot lease expansion and renewal with an undisclosed landlord for space in a Hampton warehouse. The property is located at 300 W. Park Lane. Michael Shapiro of GVA Advantis’ Newport News, Va., office represented Lumber Liquidators in the transaction, and Clay Culbreth and Stephanie Sanker of the firm’s Norfolk, Va., office represented the landlord.
TAMPA, FLA. — The auto parts distributor Unique Industry Corp. has signed a lease renewal with Duke Realty for 35,540 square feet in its Fairfield IV warehouse in the Fairfield Distribution Center. The nine-building, 999,142-square-foot center is located on Elm Fair Boulevard in Tampa. Unique has resided in the property since November 2003. UGL Equis’ Todd Brandon represented the tenants, and Tim Hain served as in-house representation for Duke Realty.
