ROBBINS, N.C. — Sayerville Plaza Associates has purchased the 45,577-square-foot Robbins Town Centre from Greensboro, N.C.-based Robbins Centre LLC for $3.5 million. The Robbins property is anchored by Lowe’s Foods and Dollar General. Victor John of Columbia, S.C.-based NAI Avant brokered the sale.

RESTON, VA. — Reston, Va.-based Calkain Cos. has formed the Calkain Opportunity Services (COS) division. COS was created to evaluate options for landlords of net leased investments and help with determining options for investment. The newly formed division focuses on 1031 exchanges, debt workouts, restructuring and reorganizations, litigation and dispute resolution and expert witness litigation support. COS works with landlords, banks, attorneys, multimember ownership structures and other stakeholders involved in an asset or portfolio of assets. Todd Harrison has been hired as managing director of COS and is charged with oversight of the new division and its operations.
RESTON, VA. — James Brennan, former vice president with Wachovia Exchange Services, is opening ES Group LLC, a 1031 exchanged qualified intermediary headquartered in Reston. ES Group’s new model ensures transparency in 1031 exchange accounts. Additionally, the company will work with banking institutions and credit unions in providing 1031 exchange services to its clients without having to pay a fixed cost of starting a qualified intermediary department. ES Group will be one of the only full-service full-time qualified intermediaries based in the Mid-Atlantic.
JACKSONVILLE, FLA. — Trammell Crow Co. and ING Clarion have finished construction of a 260,000-square-foot parts distribution facility for Volkswagen Group of America. The property, located in the Perimeter West Industrial Park in Jacksonville, will service 118 dealers throughout the Southeast. The warehouse features 30-foot ceiling heights, a 45,000-square-foot parts mezzanine and 10,000 square feet of office space. Volkswagen has leased the facility on a 15-year term.
PARRIS ISLAND, S.C. — The St. Louis division of Walton Construction will break ground on the $25.3 million Parris Island Barracks Complex this month. Completion is slated for November 2010. The facility will house all Marine recruits east of the Mississippi. Features of the project, which is to be constructed to Silver LEED specifications, include a three-story barracks, a headquarters training complex and a mechanical plant. VOA Associates and the New Orleans division of Walton Construction will help with the development.
POLK COUNTY, FLA. — PAC Land Development has broken ground on the 348-unit Victoria Park Apartments in Polk County. The complex will feature a 19,000-square-foot clubhouse that includes a fitness room, a play area, a game room and an indoor basketball court. A pool and an outdoor fire pit round out the property’s amenities. SGM Engineering, Paul J. Ford & Co. and Bowyer-Singleton & Associates are assisting with engineering duties.
DURHAM, N.C. — Chapel Hill, N.C.-based Great House has sold the 24-unit Birchwood Apartments to Rougemont, N.C.-based Cagle Apartments for $1.17 million. The complex sits on 1.05 acres of land at 2918 Chapel Hill Rd. in Durham. The property, which was built in 1990, consists entirely of one-bedroom units and is currently 100 percent occupied. Jim Scofield of Sperry Van Ness’ Raleigh, N.C., office represented the seller, and the firm’s Derrick Minor represented the buyer.
FRANKFORT, KY. — Auto Zone has signed a retail ground lease worth $823,000 with New York-based Century Plaza Associates to move into space in the 134,000-square-foot Century Plaza. The shopping center, anchored by Big Lots and Dollar General, is located at 1127 U.S. Highway 127 South in Frankfort. Auto Zone may open as soon as this summer, moving in just in time for a planned center-wide renovation. Al Issac and Paul Ray Smith of Lexington-based NAI Issac Commercial Properties represented Century Plaza.
TENNESSEE — Atlanta-based HT Group has purchased five Tennessee shopping centers from Centro Properties Group for an undisclosed amount. The sales included the 92,499-square-foot West Towne Square, located in Elizabethton; the 79,048-square-foot Apison Crossing in Ooltewah; the 56,766-square-foot Madison Street Station, located in Shelbyville; and the 45,800-square-foot Saddletree Village, located in Columbia. NAI ReStore brokered the sale.
WEST VIRGINIA, GEORGIA AND TENNESSEE — Jones Lang LaSalle has taken on receivership duties for malls in Martinsburg, W. Va., Rome, Ga., and Cleveland, Tenn. The firm is responsible for leasing and managing the malls while the lenders and borrowers achieve resolutions concerning outstanding loans on the properties. The malls include the 556,000-square-foot Martinsburg Mall in Martinsburg, and the 478,000-square-foot Mount Berry Square Mall in Rome. The receivership duties also include the 335,000-square-foot Bradley Square Mall in Cleveland.
