HILLSBOROUGH COUNTY, FLA. — Garrison Developer Group of Florida has broken ground on the 351-unit Preserve at Alafia, the first phase of a $100 million mixed-use project. The five-story luxury apartment complex is located on the Alafia River in Hillsborough County and features 3,000 feet of frontage on a wildlife conservation area. The entire mixed-use development is slated to deliver during the summer of 2011.

MOUNT PLEASANT, S.C. — Healthcare Trust of America has executed an agreement to purchase the 60,800-square-foot Medical Center at East Cooper from a subsidiary of Tenet Healthcare for $10 million. The property is located on the campus of Mount Pleasant's East Cooper Regional Medical Center and is 90 percent leased to 16 tenants.
CHESAPEAKE, VA. — A private Virginia-based investor has purchased the 13,559-square-foot Chesapeake Square Shoppes from a private seller for an undisclosed price. The Chesapeake property houses Firehouse Subs, Rita's Ice, Tropical Smoothie and Five Guys Burgers & Fries. Rob Carter, David Webb and Alex Quarrier of Berkeley Capital Advisors brokered the sale along with S.L. Nusbaum's John Litz.
ATLANTA — RREEF has tapped The Shopping Center Group to market its Southeast and Mid-Atlantic portfolio, which totals 2 million square feet. The assignment encompasses 10 retail centers located in the Carolinas, Florida, Georgia and Virginia. The centers have an average occupancy of 94 percent. Two significant Atlanta-area properties include the 207,000-square-foot Providence Square in Marietta, Ga., and the 186,058-square-foot Perimeter Square in Atlanta.
MT. JULIET, TENN. — KHS America has signed a 10-year lease with Panattoni Development Co. for a 100,000-square-foot building at the Beckwith Farms development in Mt. Juliet. The lease includes an option to purchase the property. KHS, a distributor of musical instruments, will move its corporate headquarters from Austin, Texas, to the development. CARY, N.C. — Marcus & Millichap has brokered the $2.41 million sale of Centrum Station Shopping Center between two undisclosed parties. The 18,001-square-foot retail property is located in Cary. The sale was part of a 1031 exchange. Andrew Margulies of Marcus & Millichap brokered the sale.
JACKSONVILLE, FLA. — Walchle Lear Multifamily Advisors has represented an undisclosed party in its $1.5 million sale of an apartment complex to a private buyer. The 52-unit Jacksonville property was built in 1964. The Florida-based firm's Erik Bjornson represented the seller in the transaction.
GONZALES, LA. — Jackson, Miss.-based MISSCO Corp. d/b/a School Book Supply of Louisiana has signed a 52,620-square-foot lease with Sealy & Co. for space in its Sealy Ashland Distribution Center. The 147,385-square-foot Gonzales property is now 86 percent leased. NAI/Latter & Blum's Ben Johnson represented MISSCO in the lease. Jennifer A. Lee served as in-house representation for Sealy & Co.
LEBANON, TENN. — Deutsche Bank Berkshire Mortgage has secured a $17.8 million construction loan for the 210-unit Callis Hills Apartments. The Lebanon complex will encompass 11 buildings and feature a pool, a fitness center and a tennis court. The HUD loan is insured by the Federal Housing Administration. The 40-year loan has a fixed interest rate.
COLUMBIA, MD. — Martek Biosciences Corp. has signed an 86,367-square-foot lease with Preston Partners for space in a medical office facility. The property is located at 6480 Dobbin Road in Columbia. The lease accounts for renewal and expansion space. Scheer Partners represented Martek in the lease.
