HARFORD COUNTY, MD. — The defense firm Raytheon Co. has signed a 75,000-square-foot lease with St. John Properties for a new building in the Government and Technology Enterprise (GATE) project in Harford County's Aberdeen Proving Ground. The tenant will consolidate 300 workers from two locations into the new space next fall. Raytheon's building is being constructed to LEED Silver standards and will feature sustainable fixtures, low VOC paints and a thermoplastic polyolefin roof.

VIRGINIA BEACH, VA. — South University, a subsidiary of Educational Management Corp., has leased 32,606 square feet of office space from an undisclosed landlord. The space is located in Convergence Center IV on Bonney Road in Virginia Beach. South University, a private, 4-year institution, offers business, criminal justice, accounting and information technology programs. Thalhimer's John Duffy represented the tenant.
LINTHICUM, MD. — Northrop Grumman has opened its 156,000-square-foot Innovation Institute office building on West Nursery Road in Linthicum's West*Quest Technology Park. More than 450 employees will work at the five-story building. The property includes a 175-seat conference center, a fitness facility and an Internet café. Manekin Construction built the development to LEED standards.
FREDERICKSBURG, VA. — CVA Howells has sold a 51,000-square-foot flex warehouse to Blue Onyx Properties and Delmarva Contracting for $7.07 million. The property sits on 9.57 acres of land at 2529 Celebrate Virginia Parkway in Fredericksburg. Virgil Nelson and Berkley Mitchell of Thalhimer represented CVA Howells in the transaction.
LAKE WORTH, FLA. — The Health Care District of Palm Beach County has bought a 95,305-square-foot office building in Lake Worth from a Los Angeles-based LLC for $5.79 million. The buyer will occupy the four-story, Class B property, which is located at 2601 10th Ave. North. Washington Mutual formerly based its regional operations from the building, which houses a JP Morgan Chase branch on the first floor. Douglas Mandel of Marcus & Millichap's Fort Lauderdale, Fla., office represented the seller.
SNELLVILLE, GA. — Eastside Gardens of Snellville LLC has sold the 53-unit assisted living facility Eastside Gardens to Maryland-based Senior Housing Properties Trust for $4.9 million. The Snellville property, which also includes a dedicated dementia care wing, will be operated by Five Star Quality Care of Newton, Mass. Matrix Healthcare Development built the property in 1997. Ed LaFrance and Ryan Maconachy of Apartment Realty Advisors represented the seller.
ASHBURN, VA. — Global Foods Market will open a 57,030-square-foot store Friday in the 88,897-square-foot Ashburn Farm Village shopping center. The property is located at 43761 Parkhurst Plaza in Ashburn and also houses Hair Cuttery, Pizza Hut and Buffalo Wings Factory. Goodyear, Wachovia and Exxon sit on two outparcels. Jessica Hurst of Regency Centers secured the lease.
KISSIMMEE, FLA. — Vastu has purchased a 114,292-square-foot former cooler facility from The Martin-Brower Company for an undisclosed amount. The property is located at 1112 Collins Drive in Kissimmee. Matt Sullivan of Colliers Arnold represented the buyer. William Bradford and Tom McFadden represented the seller.

GULFPORT, MISS. — H. Gordon Myrick Inc. has started construction on a 12,500-square-foot Citi Trends family apparel discount store in the Centre at Courthouse shopping center. The COMVEST Properties project is located at the intersection of Courthouse and Pass roads in Gulfport. Myrick also is constructing 4,700 square feet of additional shop space. Delivery is slated for February.
