HOOVER, ALA. — Lowe’s Home Improvement Warehouse has recently purchased approximately 15 acres at The Grove, a $100 million, 634,000-square-foot power center in Hoover. Located at the intersection of Interstate 459 and Alabama Highway 150, The Grove is under construction and scheduled to open this fall. Lowe’s will join fellow anchor tenants SuperTarget, Kohl’s, Petco and Shoe Carnival. Other signed tenants include Frontera Mexican Grill, dressbarn, Maurice’s, Rue 21 and American Deli.

N.C., S.C. AND GA — NRC Realty & Capital Advisors has been retained by Savannah, Ga.-based Enmark Stations Inc. to coordinate the sale of 20 of the company’s retail petroleum sites. The portfolio includes a variety of retail gasoline stations that have been operating under Enmark’s private brand, some full convenience stores, some kiosk only and some with carwashes. Of the 20-store portfolio, two are in North Carolina, eight are in Georgia and 10 are in South Carolina. All sales include the underlying properties of each site. The stores will be sold through NRC’s sealed bid process where purchasers can buy one, some or all locations.
HANOVER, MD. — Scheer Partners Inc. has negotiated a multi-year lease in Hanover for Eaton Corp., a Cleveland, Ohio-based diversified power management company. Eaton will consolidate their two Maryland locations at 9204 Berger Road in Columbia, Md., and 6671 Santa Barbara Road in Elkridge, Md., to occupy the new 50,850-square-foot distribution building at 7451 Coca Cola Drive. Custom build-out for Eaton’s new facility is slated for spring 2010, and is part of a three-building, 725,000-square-foot industrial park. Mike Norris of Scheer Partners’ Tyson Corner, Va., office represented Eaton in the lease transaction. Lincoln Property Co. negotiated on behalf of the landlord, a joint venture of Lincoln, Invesco and NYSTERS.
SEMINOLE, FLA. — Costa del Sol Apartments, a 144-unit, Class B garden apartment community in Seminole, was sold by private local investor Merecorp Inc. for $9.55 million or $66,319 per unit. The seller, represented by John Burpee of NAI Tampa Bay, will be looking to identify a 1031 exchange property during the next 45 days.
ROANOKE, VA. — Coca-Cola Bottling Co. has signed a long-term lease on a 75,000-square-foot industrial warehouse in Roanoke. Located in Valley Gateway Business Park, the expansion and investment is valued at $9 million. Doug Wright and Dennis Cronk of Roanoke, Va.-based Poe & Cronk Real Estate Group represented the owner, Roanoke Gateway.
DAYTONA BEACH, FLA. — A new 718,000-square-foot hospital has opened in Daytona Beach. Florida Hospital Memorial Medical Center is a 10-story facility situated on a 135-acre campus near the interchange of Williamson Boulevard and Interstate 95. The project, which was built by Robins & Morton Construction Co. and designed by HuntonBrady Architects, features a first-floor emergency rooms that contains 53 treatment bays, three trauma units and a helipad. The third floor features a comprehensive diagnostic and treatment center for cardiovascular (CV) disease that includes the area’s only endovascular/hybrid operating room. The fourth and ninth floors feature the hospital’s BirthCare Center and the fifth through eighth floors are dedicated to inpatient care. In addition, a medical office building connected to the hospital’s first four floors was constructed. The new hospital replaces Florida Hospital Ormond Memorial, located in Ormond Beach, Fla., which closed following the opening of the new hospital.
MEMPHIS, TENN. — The new Holiday Inn Hotel & Suites Memphis – Wolfchase Galleria has opened at 2751 New Brunswick Rd. in Memphis. The 133-room hotel is based on Holiday Inn’s “Next Generation” design, a brand re-launch that will update the company’s more than 3,200 hotels worldwide by the end of 2010. The new hotel features work stations in guestrooms, complimentary high-speed Internet access, a full-service restaurant, a 24-hour fitness center, an indoor swimming pool and whirlpool and more than 3,000 square feet of meeting space. It is owned and managed by Wilson Hotel Management, a division of Kemmons Wilson, under a license agreement with InterContinental Hotels Group.
TAVARES, FLA. — Cotter-Ryan Commercial has begun construction for Premier Surgery Center, a 20,000-square-foot medical facility located in Tavares. Situated on Vindale Road near U.S. Highway 441, the project will consist of an 11,000-square-foot ambulatory surgery center and 9,000 square feet of medical office space. Locally based Hari Holding LLC is developing the project. Completion is slated for spring 2010.
ATLANTA — Jones Lang LaSalle (JLL) has brokered a 135,000-square-foot office lease renewal at the River Ridge office development, located in Atlanta. Dallas-based Affiliated Computer Services will remain at eight-story, 177,000-square-foot office building, which is situated at 9040 Roswell Rd. It has occupied the space for more than a decade. JLL’s Rob Metcalf represented the tenant in lease negotiations. The landlord and the terms of the deal were not disclosed.
LEESBURG, VA. — Sperry Van Ness/Vaaler Real Estate (SVN) has completes the sale of a 12,780-square-foot office condominium, located across from INOVA/Landsdowne Hospital in Leesburg, for $3.9 million. The space is currently leased to a medical tenant. SVN’s Rich Vaaler represented the buyer, a local private investor. Phil Canada of Landsdowne Real Estate represented the undisclosed seller.
