KENNESAW, GA. — Holder Construction has completed the 192-unit Embassy Suites Atlanta – Kennesaw Town Center at 620 Chastain Rd. in Kennesaw. The property is the brand’s first Design Option III prototype built in Georgia and features 7,000 square feet of meeting space, a Ruth’s Chris Steakhouse and a fitness center. Richard Rauh & Associates of Atlanta designed the hotel, and Atlanta-based GS Hospitality will manage the property.

ATLANTA — Vince Hughes of Q10|iCap’s Atlanta office has arranged a $4.47 million loan for a retail refinance project. The 33,550-square-foot property is located in the Virginia-Highland neighborhood in Atlanta. The 9-year loan carries a 6.25 percent interest rate and a 25-year amortization schedule. A life insurance company provided funding for the loan.

BETHESDA, MD. — A joint venture of LCOR and USAA Real Estate Co. is planning to build a 362,000-square-foot office building for the U.S. Nuclear Regulatory Commission in March. The 14-story property, which will be located in the North Bethesda Center in Bethesda, is expected to deliver by July 2012. The NRC has signed a 15-year lease on the building and will staff the center with 1,300 employees. The architecture firm HOK designed the space to LEED Silver standards. Tim Hutchens of CB Richard Ellis’ Government Services Group and Phil McCarthy and Keith Foery of Transwestern represented the developers in the agreement. Studley represented the General Services Administration on behalf of the NRC.

LAKE MARY, FLA. — A joint venture between CB Richard Ellis Realty Trust and Duke Realty Corp. has purchased the 108,449-square-foot Northpoint III office building for an undisclosed amount. The property, which was constructed by Duke in 2001, is located at 3300 Exchange Place in the Northpoint Office Park in Lake Mary. The property is fully leased to Florida Power, who has a lease for the building until 2021.

WINDERMERE, FLA. — Orlando, Fla.-based Clancy & Theys Construction Co. has completed the $14.5 million Keene’s Crossing Elementary School for Orange County Public Schools. The property, which spans 101,639 square feet, is located at 5240 Keene’s Pheasant Dr. in Windermere. The property can accommodate 830 students and includes an administrative suite, two computer labs, a media center, a multipurpose room, a closed-circuit television studio and a music room. Orlando-based SchenkelShultz Architecture designed the space.

MEMPHIS, TENN. — Monmouth Real Estate Investment Corp. has purchased a 450,000-square-foot warehouse from Harbin Enterprises for $14.6 million. The property, located at 5025 Tuggle Rd. in Memphis, is triple-net-leased to FedEx Supply Chain Services, a tenant in the building since 2005. Darren Sides of Porthaven Partners represented Monmouth in the transaction.

CHARLOTTE, N.C. — KBS Realty Advisors has leased 86,660 square feet of space in its 496,406-square-foot Crossroads Distribution center in Charlotte, bringing capacity of the property to 100 percent. Brad Cherry of Keystone Partners represented Moulding and Millwork in its 63,240-square-foot lease. Piedmont National, represented by Adam Eason of Trinity Partners, leased 23,460 square feet. Lane Holbert, Barb Jespersen and John Wharton served as in-house representation for KBS.
