NORCROSS, GA. — Contemporary Marketing Group has signed a 125,000-square-foot lease with ProLogis for space in its 1.1 million-square-foot Atlanta NE Distribution Center in Norcross. With the new lease, the 65-acre park is at full capacity. Tenants include The Home Depot, Konica Minolta, Mygrant Glass Co., Tire Centers and Nippon Express.

FAIRFAX, VA. — Long Island, N.Y-based Gyrodyne Co. of America will purchase the 59,108-square-foot Fairfax Medical Center from an undisclosed party for $13.2 million. The property, which encompasses two four-story buildings on 3.5 acres of land, is located at 10721 Main St. in Fairfax. Fairfax Medical Center is 84 percent occupied by 28 tenants. Gyrodyne anticipates closing on the purchase no later than April 30.
CANTON, GA. — Aurelius Holdings and Canton-based Highridge Partners are predicting a summer completion of the 24,000-square-foot 151 Main. The $5.5 million Class A office building is located in downtown Canton. The property will house office suites and ground-level retail space.
BALTIMORE — Bethesda, Md.-based Walker & Dunlop has arranged loans totaling more than $47 million for two Class A office properties in Baltimore. The 500,000-square-foot Hunt Valley Executive Plaza received a $30.3 million loan, and the 200,000-square-foot Seminary Galleria received a $16.75 million loan. A major life insurance company provided financing for the loans. Walker & Dunlop’s Mike Yavinsky and Tyler Blue negotiated the transactions.
BALTIMORE — A 20,000-square-foot Barnes & Noble will anchor The Fitzgerald at UB Midtown, a $77 million mixed-use project under development by Greenbelt, Md.-based The Bozzuto Group. When complete in spring 2011, The Fitzgerald will encompass 275 luxury apartments, 25,000 square feet of retail and a 1,245-space parking garage. The two-floor Barnes & Noble, which will include a Starbucks Coffee and a section reserved for textbook sales, is expected to deliver next fall.
JACKSONVILLE, FLA. — Charlotte, N.C.-based Crescent Resources Multifamily Development Group has completed construction on the 336-unit Circle at Bartram Park, an environmentally friendly apartment complex in Jacksonville. The property is located at 14701 Bartram Park Blvd. near Old St. Augustine Road and I-95. Green features include low-emission paint, a metal roof to repel heat and the use of reclaimed city water for irrigation.
FORSYTH COUNTY, GA. — Two companies have signed leases totaling more than 120,000 square feet in the 240,000-square-foot Shiloh 400 Business Center, developed by a joint venture between Charlotte, N.C.-based Crescent Resources and Dallas-based Cobalt Capital Partners. The three-building property is located on McFarland Road in Forsyth County. Atlanta-based Sciele Pharma has leased 84,704 square feet in Building 300, and Skyline Southeast will occupy 36,220 square feet in Building 200. Bucky Winfield and George Smeltzer of Atlanta-based Richard Bowers represented Skyline. Wit Truitt and Chip Watson of CB Richard Ellis’s Atlanta office represented Sciele, and the firm’s Pat Murphy represented the owners.
NORCROSS, GA. — Syiek Management Co. has sold a 39,550-square-foot office building to 225 Scientific LLC for $3.57 million. The property, located at 225 Scientific Dr. in Norcross, is fully leased to Think Resources. Norcross-based Lavista Associates’ Don Perry represented the seller.
MIAMI BEACH, FLA. — Fort Lauderdale, Fla.-based Moss & Associates has completed vertical construction on the 120-room Soho Beach House, a $33 million luxury hotel project in Miami Beach. The two-building property incorporates the former Sovereign Hotel on Collins Avenue. Hotel amenities include a spa, pools, restaurants and on-site retail. The project was designed by Miami-based Shulman + Associates.
ORLANDO, FLA. — Bulverde, Texas-based Noah’s Ark Development has completed the 94,000-square-foot Noah’s Ark Self Storage Balboa, located at 1015 N. Apopka-Vineland Rd. in Orlando. The property houses 645 self-storage units, 339 of which are climate controlled and 102 of which are humidity controlled. Features include easy-glide roll-up doors and digital video surveillance.
