ORLANDO, FLA. — Office Depot has renewed its lease for 252,000 square feet of industrial space with Colony Realty Partners for an undisclosed amount. Terms of the lease were not released. The warehouse is located in Orlando’s Crossroads Distribution Center at 1151 Gills Dr. Matt Sullivan and Wilson McDowell of Colliers Arnold’s Orlando office represented the landlord.
DELAND, FLA. — An undisclosed private investor has purchased a 7,895-square-foot Tire Kingdom store from an undisclosed retail developer for $2.36 million. The property is located at 1615 Woodland Blvd. in Deland. Ryan Butler and Brad Moulder of Tulsa, Okla.-based Stan Johnson Co. represented the seller.
CHESTERFIELD COUNTY, VA. — Ellwood Properties has purchased 4.3 acres of land from Idlewood Properties for $525,000. The land, located in the Waterford Corporate Center at 13506 Tredegar Lake Parkway in Chesterfield County, will be used for a medical office development. H. Merrill Plaisted and Jason Guillot of Thalhimer’s Richmond, Va., office brokered the transaction.
PLANTATION, FLA. — Orlando, Fla.-based Tilt-Con Corp. has broken ground on a 105,750-square-foot Kohl’s department store in Plantation. The two-story building, which is being constructed to achieve LEED certification, is located at 801 S. University Dr. Longwood, Fla.-based J. Raymond Construction is leading the project, and Cleveland-based Richard L. Bowen + Associates designed the building. Delivery is set for March.
LAKE CHARLES, LA. — Raintree Investment Corp. Thirteen has borrowed a $4.53 million refinance loan for its 172-unit Whispering Pines Apartments in Lake Charles. The loan carries a 6.25 percent interest rate and a 40-year amortization. With the loan, Raintree made $90,000 worth of upgrades to the 127,680-square-foot property. Love Funding secured the HUD loan.
TUPELO, MISS. — A private investor has purchased a 19,000-square-foot Tractor Supply Co. store from an undisclosed seller for $2.28 million. The property spans 2.68 acres at 850 Symphony Lane in Tupelo. Tulsa, Okla.-based Stan Johnson Co.’s Jerry Hopkins and Ken Hedrick represented the buyer. Nashville, Tenn.-based Calton Realty Advisors’ Bob Calton represented the seller.
ATLANTA — The Durham, N.C.-based architecture firm The Freelon Group has been selected to partner with Atlanta-based HOK to serve as the architect of record for the $125 million Center for Civil & Human Rights. The 100,000-square-foot property, located at the intersection of Ivan Allen Boulevard and Centennial Olympic Park Drive in Atlanta, will feature museum exhibits spanning from the pre-Civil Rights days to the modern struggle for equal opportunity. The Freelon Group’s design was picked by the center’s board of directors from a finalist panel of five renderings. The selection took into account functionality, aesthetics, cost and public feedback. Groundbreaking is scheduled for this winter, and the center will open in 2012.
MARATHON, FLA. — Miami-based Carlisle Development Group has broken ground on the 84-unit Sea Grape Apartments, an affordable housing development in Marathon. Rental rates for a one-bedroom apartment at the complex, which is located at 7155 and 7159 Overseas Highway, start at $250 per month. Amenities include a community clubhouse, a library and a domino court. The $23.3 million project is expected to deliver in December.
DUNCAN, S.C. — Entertainment Publications a/k/a Sally Foster has renewed its 197,200-square-foot industrial lease with Malvern, Pa.-based Liberty Property Trust. The warehouse is located at 285 Parkway East in Duncan. Terms of the deal were not released. Liberty was represented by Bob Shaw of Columbia, S.C.-based Colliers Keenan, and Bob Barrineau of CB Richard Ellis’ Charleston, S.C., office represented the tenant.
MARTINSBURG, W. VA. — Forty Thirty Five has purchased an Advance Auto Parts store from an undisclosed seller for $1.58 million. The store is located at 1392 Edwin Miller Blvd. in Martinsburg. Advance Auto Parts has 12 years remaining on its NNN lease. The buyer sold an apartment complex in Center City to create the 1031 exchange. Mark Taylor and Dean Zang of Marcus & Millichap’s Philadelphia office and Kenneth Wellar of the firm’s Encino, Calif., office represented the buyer. Milco Investments represented the seller.
