POOLER, GA. — D Construction Services of Orlando has broken ground on a 142,000-square-foot Embassy Suites at the Savannah International Airport. The $17 million project is located at 145 Mulberry Blvd. in Pooler and will include an indoor pool and spa, fitness and business centers and 3,385 square feet of meeting space. The hotel is expected to deliver by next December.

KISSIMMEE, FLA. — Lillibridge is planning on a fall 2009 completion date for an 85,000-square-foot medical office building adjacent to Florida Hospital Kissimmee. Located at 2450 N. Orange Blossom Trail in Kissimmee, the three-story property will house an outpatient imaging center and orthopedic and OB/GYN groups. Covered walkways will connect the building to the hospital, and a two-story atrium will be built at the main entrance.
FORT MYERS, FLA. — Owen-Ames-Kimball Co. has finished construction of a 70,000-square-foot business school building on the Fort Myers campus of Florida Gulf Coast University. The four-story Lutgert College of Business features a 70-foot glass curtain wall entrance and a 20-foot stainless steel sculpture. Inside, the building is divided into 10 classrooms, a three-story atrium with a student lounge, study and computer rooms, offices and an executive training dining room.
JACKSONVILLE, FLA. — Girvin Plaza LLC has sold the 32,000-square-foot Girvin Plaza to Girvin Center Ltd. for $4.31 million. The property, located at 12777 Atlantic Blvd. in Jacksonville, is shadow-anchored by a 45,000-square-foot Winn Dixie. The 10-year-old property is 100 percent occupied. Goldstein Commercial Properties brokered the transaction.
CORAL GABLES, FLA. — 396 Alhambra LLC is eyeing a February groundbreaking of a two-tower, 285,000-square-foot office development at 396 Alhambra Circle in Coral Gables. The $130 million property is being developed by a joint venture of the companies Alhambra Investors and Agave Florida Investments. Coral Gables-based Fullerton Diaz designed the project, which will be built to silver LEED standards. More than 900 employees will work at the building, which is slated for completion in the spring of 2010.
ATLANTA — Atlanta-based Hunter Realty Associates has brokered the sale of hotels in Birmingham, Ala., Bristol, Va., and Atlanta for a combined price of more than $28 million. The purchases were financed with an SBA loan, a conventional loan and a CMBS loan. Located at 4400 Colonnade Parkway in Birmingham, a 67-room Comfort Inn & Suites sold to DR & MV Hospitality. A170-unit Courtyard by Marriott, located at 3169 Linden Dr. in Bristol, was purchased by Apple Nine SPE Bristol. A Best Western in Atlanta was sold to Kennesaw Hospitality. Names of the sellers were not released.
GUILFORD COUNTY, N.C. — The fitness equipment manufacturer Precor is planning a 225,000-square-foot warehouse in Rock Creek Center in Guilford County for $26.2 million. The facility will be fully operational and will be employ 142 workers by 2011. In addition to serving as a manufacturing facility, the property will house the Precor Strength Division. Construction of the building, which was made possible by a economic development grant from Guilford County, will be guided by LEED standards.
LAVERGNE, TENN. — Hewlett Packard has signed a lease renewal and expansion with Principal Real Estate Investors for 80,000 square feet of space in the Mid South Logistics Center. The company now occupies 380,000 square feet of the warehouse, located at 455 Industrial Blvd. in Lavergne. David McGahren, Doug Howard and John Ward of Colliers Turley Martin Tucker – Nashville assisted Principal Real Estate with the lease. Nashville Commercial Real Estate Services’ Terry Smith and Jerry Frazier represented the tenant.
ATHENS, GA. — Choate Construction Co. has begun the initial construction stages of the first phase of Greek Park, located on the University of Georgia campus in Athens. The park consists of three 20-bed fraternity houses and one 16-bed fraternity house. Construction includes building a new infrastructure, including storm drains, utilities, exterior walkways and parking lots. The houses will feature large common areas and an all-brick facade. Delivery is slated for June 2009.
MIAMI — iStar Financial has sold 5.6 acres of land in downtown Miami to Swire Properties for $41.3 million. The site, located at 700 and 701 S. Miami Ave., is zoned for three high-rise multifamily towers with office and retail space. Kelly P. Smith and Larry Stockton of Colliers Abood Wood-Fay represented the seller.
