ALTAMONTE SPRINGS, FLA. — JVD Construction has purchased a 110,000-square-foot Altamonte Springs warehouse from an undisclosed seller for $3.6 million. The property, located at 350 Anchor Rd., had been occupied by Water Bonnet and was being used as a production and distribution facility. David Murphy of CB Richard Ellis’ Orlando, Fla., office represented the seller, and Realty Executives Orlando’s Jamie DiSalvatore represented the buyer.

ORLANDO, FLA. — Tremont Realty Capital has assumed operational control of the 260,000-square-foot Church Street Station, located in downtown Orlando. Kuhn Church Street had taken out a $43 million first mortgage for the mixed-use property with Boston-based Tremont in 2007. Tremont has enlisted CNL Commercial Real Estate to manage the property. Current Church Street tenants include the Orlando Magic and the Cheyenne Saloon and Opera House.

ORMOND BEACH, FLA. — Beachwood, Ohio-based Developers Diversified Realty has sold the 234,045-square-foot Ormond Towne Square to The Jaffe Co. for $20 million. The shopping center, located at 1458 W. Granada Blvd. in Ormond Beach, is anchored by Ross Dress For Less, Publix and Bealls. Additional tenants include Dollar Tree, GNC, Hallmark Gold Crown and Jackson Hewitt. New York City-based Cohen and Co.’s Michael Cleeman and Rick Kaiser represented the buyer.

LAUDERHILL, FLA. — West Palm Beach, Fla.-based Priderock Capital Partners has purchased the 405-unit Villas at Lauderhill apartment complex from New York-based Intervest National Bank for an undisclosed amount. The bank acquired the property through a foreclosure filing in September. Priderock will build a new clubhouse on the property and renovate the units. Hampton Beebe of Apartment Realty Advisors’ Boca Raton, Fla., office brokered the sale.

ATLANTA — Chicago-based Seyfarth Shaw will lease 84,000 square feet and The Boston Consulting Group will lease 37,000 square feet in the 12th & Midtown office tower in Midtown Atlanta. The two leases represent the first announced tenants in the 725,000-square-foot building, which is being constructed to LEED standards at 1075 Peachtree St. The structure is part of a $600 million, 1.4 million-square-foot development. Delivery of the property is expected in early 2010. Terms of the leases were not announced.

MIAMI — Sonesta International Hotels Corp. and Florida East Coast Realty will break ground on a 252-unit Sonesta Mikado hotel in Miami early this year. The 40-story hotel, located at 1701 N.E. 4th Ave., will feature a restaurant and 14,000 square feet of meeting space. Additional amenities include a pool bar, a fitness center and spa room and a pool deck on the 12th floor. Miami-based Zyscovich Architects designed the property. Miami’s Sonesta Mikado is set to open in 2011.

GREENSBORO, N.C. — On behalf of a limited partnership, Greensboro-based First LandMark – Guardian Management has purchased the 304-unit Woodstream Apartments from an undisclosed seller for $11.5 million. The complex is located at 7 Woodstream Lane in Greensboro and features a tennis court, a pool and a 1-acre pond. Red Mortgage Capital provided $9.36 million in financing as a 9-year fixed-rate mortgage. Jim Jarrell and Brandon Whitesell of Cushman & Wakefield’s Atlanta office represented the seller, and Timothy Hose represented First LandMark in house.

MIAMI GARDENS, FLA. — Miami Beach, Fla.-based A.B. Knight Construction has completed a 15,671-square-foot store for Yedra Polaris World Garden Furniture, the Spanish company’s first location in the United States. Located at 4700 N.W. 167th St. in Miami Gardens, the property was designed by Fort Lauderdale, Fla.-based Pasquale Kuritzky Architecture.
