MIAMI — Walker & Dunlop has provided a $238.4 million Freddie Mac loan for the refinancing of Forma Miami, a 588-unit mixed-use apartment building in the city’s Edgewater neighborhood. The Walker & Dunlop team that originated the financing included Aaron Appel, Jonathan Schwartz, Adam Schwartz, Keith Kurland, Dustin Stolly, Sean Reimer, Michael Stepniewski and Michael Ianno. The borrower is local developer Crescent Heights. Specific loan terms were not disclosed. Rockwell Group and Arquitectonica designed Forma Miami to have condo-style interior finishes, along with 85,000 square feet of indoor and outdoor amenity space that includes a 10,000-square-foot fitness pavilion, both lounging and lap pools, a dog lounge, pickleball court, meditation room, sports bar/beer garden, game room and a rooftop terrace with a private bar/lounge. Forma Miami also has an entire floor that functions as a dedicated coworking lounge. Residences at Forma Miami come in studio, one-, two- and three-bedroom and range in size from 485 to 1,980 square feet. Astral, Steady Capital to Develop 483,106 SF Mixed-Use Multifamily Property in Columbia, South Carolina

COLUMBIA, S.C. — Astral Development and Steady Capital have announced plans to develop a 483,106-square-foot mixed-use multifamily property at the intersection of Bull Street and Elmwood Avenue in Columbia. Upon completion, the project will feature 288 apartments and more than 22,000 square feet of retail space. Plans include six end-cap retail spaces, patio seating, pedestrian walkways and garage and street parking. Ahead of construction, Astral will collaborate with local groups to activate portions of eight adjacent properties to bring community engagement to the space. Completion of the project is scheduled for summer 2028. Axoim Architects and Elford Construction will oversee the design and pre-construction efforts, and Crosland Barnes Group and Cushman & Wakefield are handling leasing for the ground-level retail space. The multifamily component of the project will comprise 236 one-bedroom units, 33 two-bedroom units and 19 three-bedroom units. The ground level will include a fitness center, lobby, leasing office and a dedicated space for bike parking.
OCALA, FLA. — Catalyst Development Partners has completed The Darley, a 288-unit luxury apartment community located within the Heath Brook master-planned development in Ocala, roughly 35 miles southeast of Gainesville. Spanning seven buildings, The Darley offers one-, two- and three-bedroom floorplans ranging in size from 701 square feet to 1,347 square feet. Amenities at the complex include a freestanding clubhouse, 24-hour fitness center and coworking spaces. Residents also have access to additional outdoor amenities including a resort-style swimming pool, grill stations, pub-style dining areas, semi-private cabanas with garden daybeds, an entertainment pavilion, pickleball court, dog wash station and dog park. Electric vehicle charging stations are also available throughout the community. The property was more than 50 percent preleased upon completion of the development.
Newmark Arranges $70M Sale, Financing of 300-Unit Multifamily Community in West Palm Beach, Florida

WEST PALM BEACH, FLA. — Newmark has arranged the $70 million sale of Visions of Willow Pond, a 300-unit, garden-style multifamily community located in West Palm Beach. Tal Frydman and Hampton Beebe of Newmark represented the seller, Bar Investment Group, in the transaction. Jim Badolato, Mike McKee and Kippy Donovan, also with Newmark, secured a $50 million Freddie Mac loan to finance the purchase of the property on behalf of the buyer, Morgan Properties. The buyer plans to implement a capital improvement program at the property to enhance community amenities and upgrade units. Situated at 4860 Sand Stone Lane, Visions at Willow Pond totals 17 buildings and features one- and two-bedroom floorplans ranging in size from 521 square feet to 1,064 square feet, according to Apartments.com. Amenities at the property include a resort-style swimming pool, sundeck, 24-hour fitness center, tennis court, playground and clubhouse lounge.
TAMPA, FLA. — TSCG has negotiated the $12.7 million sale of Buccaneer Square, a 103,813-square-foot shopping center located at the intersection of West Hillsborough Avenue and Memorial Highway in central Tampa. Aldi anchors the property, which was 91 percent leased at the time of sale. Additional tenants include Harbor Freight Tools, Boot Barn and Five Below. CVS Pharmacy and Chick-fil-A occupy separate outparcels at the property that were not included in the sale. Originally built in 1970 and renovated in 2000, Buccaneer Square comprises roughly 8.5 acres. Anthony Blanco of TSCG represented the seller, a private partnership, in the transaction. The buyer was an out-of-state private investment group.
JLL Arranges Refinancing for 200-Unit Active Adult Community in Charlotte, North Carolina

CHARLOTTE, N.C. — JLL Capital Markets has arranged refinancing for Connery on Providence, a newly constructed, 200-unit active adult community located in Charlotte. Travis Anderson, Brad Woolard, Ryan Mueller and Timothy Hosmer of JLL represented the borrower, Proffitt Dixon Partners, in securing the loan through New York Life Insurance Co. The loan size was not disclosed. Completed in 2023 on nearly 13 acres, Connery on Providence features one- and two-bedroom residences across four three-story buildings. Amenities at the property include a saltwater pool, wellness and fitness center, pickleball courts, spa facilities and concierge services. The community also offers a movie lounge, an overnight guest suite, a demonstration kitchen and dog spa.
DALLAS — A consortium led by BlackRock’s Global Infrastructure Partners, Abu Dhabi’s MGX and the Artificial Intelligence Infrastructure Partnership has entered into an agreement to acquire Dallas-based Aligned Data Centers for approximately $40 billion. The sellers are Macquarie Asset Management and its co-investment partners. Subject to regulatory approvals, the transaction is expected to close in the first half of 2026. This deal marks Macquarie Asset Management’s second major data center transaction in the last year, following the 2024 sale of AirTrunk to a consortium of investors that valued the company at $16 billion. Aligned Data Centers has rapidly scaled across North and South America, serving hyperscale, AI and enterprise customers. In recent years, Aligned has expanded its footprint from two operational facilities in Dallas and Phoenix to more than 50 campuses across the United States, Mexico, Brazil, Chile and Colombia, representing over 5 gigawatts (GW) of operational and planned capacity, including assets under development. Connolly Underway on 118,000 SF Woodstock Mill District Shopping Center in Metro Atlanta

WOODSTOCK, GA. — Atlanta-based real estate developer and investor Connolly has begun construction on Woodstock Mill District, a 118,000-square-foot shopping center located in the Atlanta suburb of Woodstock. The property is slated to open in phases throughout the second half of 2026. Ameris Bank is providing construction financing for the project. Scott McGregor and Bo Schill of CBRE represented Connolly in the land acquisition, while John Haynes, also with CBRE, represented the land seller. The project team features Place Maker Design (architect), Robertson Loia Roof PC (civil engineer) and Benning Construction (general contractor). Woodstock Mill District will comprise 90,000 square feet of new retail space, including a 46,791-square-foot Publix grocery store that will serve as the anchor tenant. Additionally, the development will include six freestanding buildings ranging in size from 3,500 to 13,750 square feet. Towne Lake Plaza, an existing 28,000-square-foot shopping center which sits adjacent to Woodstock Mill District, will soon be rebranded to join the new development. Crescent Communities Sells 220,281 SF Industrial Development in Rock Hill, South Carolina

ROCK HILL, S.C. — Crescent Communities has completed the sale of AXIAL Southgate 77, a 220,281-square-foot industrial property situated within Antrim Business Park in Rock Hill, roughly 15 miles south of Charlotte. The buyer was Washington, D.C.-based Penzance. Nolan Aston, Tommy Whitmore, Rob Speir and Pheobe Dinga of Colliers represented the Charlotte-based seller in the transaction. The sales price was not disclosed. Developed in 2024 on 30 acres, AXIAL Southgate 77 features two buildings spanning 50,276 square feet and 220,281 square feet. The property, which was fully leased to three tenants at the time of sale, includes 32-foot clear heights, rear-load capacity, concrete tilt-wall construction and ample parking. Capital partners for AXIAL Southgate 77 include Atlantic Union Bank and Faison. Additionally, the design-build team included Choate Construction (general contractor), JTM Capital and The Tuttle Co. (development) and Progressive Cos. (architect and civil engineering).
