HENDERSONVILLE, TENN. — Bill Settle, Stanton Falk, Joel Dumes and Anne Williams of Marcus & Millichap have represented a private party in the sale of the 26,026-square-foot Indian Lake Market Shops to an undisclosed buyer for $6.5 million. The property, which was built last year at the intersection of North Anderson Lane and Indian Lake Boulevard in Hendersonville, is fully occupied. The buyer of the Wal-Mart Supercenter-anchored property was represented by Nashville, Tenn.-based Charles Warner.

PRINCE GEORGE, VA. — 8140 Quality Drive LLC has sold a 108,350-square-foot warehouse, located at 8140 Quality Dr. in Prince George, to Virginia Seal Products for $3.5 million. Chip Louthan from the Richmond, Va., office of Grubb & Ellis|Harrison & Bates and Charlotte, N.C.-based Binswanger Co.’s Doug Faris represented the seller. Virginia Seal Products was represented by Specter Properties and will occupy half the building.

WAUCHULA, FLA. — Fort Myers, Fla.-based Stevens Construction recently finished a renovation of the 5,350-square-foot Florida Hospital Heartland Division Emergency Room, located at 533 W. Carlton St. in Wauchula. The three-phase project, designed by Burt Hill/Pollock Kreig Architects, included a pharmacy remodel, an emergency room reconfiguration and the addition of a nurse’s station. Terry Tjelmeland, Mike Bussiere and Jackie Barnett made up the construction team.

ATLANTA — 3630 Peachtree, a 34-floor mixed-use building under construction on Peachtree Street in Atlanta, will include the 129-unit Ritz-Carlton Residences starting on the 18th floor. Atlanta-based developers Post Properties and Novare Group recently announced the project and will work with Campion Platt Architect PC and Robert Brown Interior Design on the luxury units. Each residence includes recessed balconies, 10-foot ceilings, hardwood and marble flooring and granite countertops. A formal dining room, cocktail lounge and fitness center will take up floors 18 and 19. Building construction began in June 2007, and the hotel will deliver in the middle of next year.

COLUMBIA, S.C. — Jackson, Miss.-based Parkway Properties has sold the 460,000-square-foot Capitol Center office property, located at 1201 Main St. in Columbia, to an undisclosed party for $47.5 million. Sale of the center, which is 97.5 percent occupied, will bring Parkway a gain of $11.7 million. The gross sales price represents a 9.5 percent cap rate.

FORT LAUDERDALE, FLA. — Amera-Barron has completed the first 67,000-square-foot office building at the Riverbend Transit Oriented Development, a 6 million-square-foot community planned at the intersection of Broward Boulevard and Interstate 95 in Fort Lauderdale. The developer is finalizing approval for two additional four-story, 120,000-square-foot office buildings, slated to begin construction in second quarter 2009. The Class A buildings will include fiber optics, low-emission window systems and 15,000 square feet of retail space on the ground floor. The buildings are part of Riverbend’s 700,000-square-foot first phase.

HYATTSVILLE, MD. — Washington, D.C.-based Federal Capital Partners has acquired the 242-unit Toldeo Plaza from an undisclosed seller through a subsidiary of the firm’s private equity fund for $18 million. The property encompasses 22 three-story buildings on 10 acres near The Mall at Prince George’s in Hyattsville. Federal Capital plans to start an $8.5 million renovation project immediately.

ATLANTA — The New York City office of Skidmore, Owings & Merrill LLP has begun the design phase of the 1 million-square-foot 1400 Peachtree, a mixed-use project being developed by the Atlanta-based companies Shailendra Group and Jamestown. Located at the intersection of Peachtree Street and 17th Street in Atlanta, the property will feature retail and office space, residences and an InterContinental Hotel. The design phase is expected to last 14 to 16 months.

WINCHESTER, VA. — Vienna, Va.-based NVRetail and Reston, Va.-based Tetra Partners recently opened the 400,000-square-foot Rutherford Crossing, a retail center located on U.S. Route 11 in Winchester. The property, which is anchored by Target and Lowe’s Home Improvement Warehouse, will welcome 12 new tenants during the third quarter of this year. Retailers moving into the square include Chick-fil-A, McDonald’s, Hair Cuttery, ProTel, Daily Grind, Beach Bum Tanning and Tropical Smoothie.
