VIRGINIA BEACH, VA., AND TAMPA, FLA. — West Palm Beach, Fla.-based The Goodman Company is currently developing two retail projects in the Southeast totaling 1.3 million square feet. In October, Goodman and Cleveland-based Forest City Enterprises will open the 750,000-square-foot Shops at Wiregrass in the 5,022-acre Wiregrass Ranch, located at the intersection of S.R. 56 and Bruce B. Downs Boulevard in Tampa. The center is anchored by Macy’s, Dillard’s and JC Penney. The final phase of the 509,192-square-foot retail center Landstown Commons, located at the intersection of Princess Anne and Dam Neck roads in Virginia Beach, will deliver in the third quarter. The center is 85 percent leased and will be anchored by Kohl’s, Bed, Bath & Beyond, Best Buy, OfficeMax, PetsMart, Ross Dress For Less, A.C. Moore and Books-A-Million.

FORT LAUDERDALE, FLA. — Thomas D. Wood & Co.’s Tom Wood, Jr., and Ben Jimenez recently secured $8 million in financing for the 84,000-square-foot Bayview Offices, located at 1040 Bayview Dr. in Fort Lauderdale, which is home to tenants including Corinthian Colleges and Bank of America. The loan comes at a fixed rate of 6.25 percent for 5 years, and the loan term is 10 years with a 25-year amortization. A regional bank financed the loan, which has a loan-to-value rate of 67 percent.
ATLANTA — The Georgia Automobile Dealers Association, a trade group comprised of more than 600 Georgia car dealerships, has purchased 1 acre in Shadowood Office Park and will break ground in mid-August on a new 10,900-square-foot headquarters building. Located on Powers Ferry Rd. in Atlanta, the property will be constructed by Pro Building Services and will deliver in March 2009. Norcross, Ga.-based Wakefield Beasley & Associates provided design services. Richard Bowers & Co. completed the sale.
LAKE MARY, FLA. — Lake Mary-based Trinity Mortgage has sold a 4,500-square-foot office building located at 930 Williston Park Point in Lake Mary to Altamonte Springs, Fla.-based NACB Group Inc. for $1.13 million. Miguel de Arcos and Jeff Chatlos of Lake Mary-based Sperry Van Ness Paradigm Commercial Real Estate Group represented the seller, and the buyer was represented by Troy Blanchard of Boca Raton, Fla.-based Realty Associates Florida Properties.
NAPLES, FLA. — Clint Frease of Wells Fargo’s Commercial Mortgage Group has originated a $26 million loan to refinance the 111,403-square-foot boutique retail center Village on Venetian Bay, located at the intersection of Park Shore Drive and Gulf Shore Boulevard in Naples. The 5-year loan carries a 30-year amortization.
STERLING, VA. — Jim Kornick, Jerry Burg and Matt Clinebell of Bethesda, Md.-based NorthMarq Investment Services recently brokered Bethesda-based Asset Capital Corp.’s sale of the four-building, 184,168-square-foot Countryside Professional Office Park to CSG Partners LLC for $24 million. The buildings, located at 2, 6, 10 and 14 Pidgeon Hill Dr., are across the street from Dulles Town Center mall and adjacent to a movie theater.
COLUMBIA, S.C. — Glenmont AHDP LLC, a joint-venture between Sarasota, Fla.-based American Hotel Development Partners and New York City-based Glenmont Capital Management LLC, has opened its 112-room Candlewood Suites Hotel Columbia, located near the intersection of I-77 and Garners Ferry Rd. Room amenities at the extended-stay hotel include a fully-equipped kitchen, a free movie library and free high-speed Internet. The facility also houses a fitness center and a free laundry service.
GREENVILLE, S.C. — Greenville-based Windsor/Aughtry Co. has brokered the sale of WAL Lodging II LLC’s 110-room Homewood Suites By Hilton, located at 102 Carolina Point Pkwy. in Greenville, to Millennium Hotel Group LLC for an undisclosed amount. Bill Fayssoux and Jay Alexander of Windsor/Aughtry represented WAL in the sale.
APOPKA, FLA. — Patrick Skinner, Kevin Yaryan and Steven Sussman of Marcus & Millichap Real Estate Investment Services have represented Housing Partners of Florida in its purchase of the 101-unit Taylor Apartments, located at 131 E. 15th St. in Apopka, from an undisclosed seller for $3.2 million. Rents at the housing complex are subsidized by the government under the U.S. Department of Housing and Urban Development’s Section 8 program. Winter Park, Fla.-based Hara Management represented the seller.
DORAL, FLA. — Miami-based Shoma Development Corp. has completed vertical construction on its 231,500-square-foot Class A office building, One Park Square, located at 3600 N.W. 82nd St. in Doral. When completed in December, One Park Square will be among the first developments in the 51-acre mixed-use Park Square at Doral, which will include multifamily units and 130,000 square feet of retail space. Weston, Fla.-based Gryphon Construction served as the general contractor for One Park Square, and Miami-based Zyscovich Architects provided design services.
