MOORESVILLE, N.C. — Construction on the second phase of Charlotte, N.C.-based Faison Enterprises’ 312-unit Waterlynn Ridge apartment complex, located on I-77 at Exit 33 in Mooresville, will be complete by the end of this year. The property comprises one, two and three bedroom units, and amenities include a fitness center, a community pool and a NASCAR-inspired media room. Superior Construction’s Charlotte office completed the first buildings in April. Waterlynn Ridge is one of the first developments in Waterlynn Place, a mixed-use project that will include townhomes, offices and single-family residences.

HATTIESBURG, MISS. — Chad Thomas Haywood of Capmark Finance’s Birmingham, Ala., office has originated $12.3 million in permanent, fixed-rate debt financing for the 164-unit Belmont of Hattiesburg Apartments, located at 147 98 Place Blvd. in Hattiesburg. An affiliate of Mississippi-based Dawn Properties borrowed the 7-year loan, which comes with a 30-year amortization and a fixed rate of 5.8 percent. The loan was financed through Capmark’s Freddie Mac multifamily program.

HIALEAH, FLA. — Demosthenes Mekras of Marcus & Millichap’s Miami office has represented both partiers in Hialeah Lakes Plaza’s sale of its 15,699-square-foot shopping center, located at 1665 W. 68th St. in Hialeah, to Miami Capital Management for $2.56 million. The center’s tenants include Discount Dollar Store, Koning Restaurant and Real Estate Academy.

CORAL GABLES, FLA. — J.P. Morgan Investment Management has sold the 224,049-square-foot 355 Alhambra Circle to Boston-based AEW Capital Management for an undisclosed amount. Located in Coral Gables, the office building is 95 percent occupied by tenants including Kraft Foods Latin America, Merrill Lynch, Washington Mutual Bank and Wells Fargo Bank. Jay Caplin, Mark Gilbert, Adam Feinstein and Eric Williams of Cushman & Wakefield’s Capital Markets Group represented the seller.

TAMPA, FLA. — Dallas-based Cobalt Industrial REIT II and Tampa-based CLW Industrial Group will break ground early this month on the $15 million, 175,000-square-foot New Tampa Commerce Center, a business park located at the intersection of Fowler Avenue and U.S. Highway 301 in Tampa. The park will focus on accommodating tenants that require spaces smaller than 40,000 square feet. The 13.7-acre project will deliver at the end of the first quarter of 2009.

TAMPA, FLA. — Tampa-based McKibbon Hotel Management has opened the 171-room Hilton Garden Inn Tampa Airport/Westshore, located in the 19-acre, mixed-use Avion Park Westshore at the intersection of Spruce and O’Brien streets in Tampa. Hotel amenities include an outdoor heated pool and a fitness center. Hilton Garden is McKibbon’s second development at the park, following June’s opening of TownePlace Suites by Marriott Tampa Westshore. The company’s third project, Homewood Suites by Hilton, will open in December.

ORLANDO, FLA. — Habitat For Humanity Orlando has begun raising money for its $6 million, 58-unit townhome development Staghorn Villas, which is located at the intersection of Staghorn Drive and Silver Star Road in Orlando. The property, which will be partially funded by the Orlando-based companies CHEP USA and HD Supply, will encompass 10 buildings, each housing four to six units. The 3.9-acre development will deliver in the spring of 2011.

CHANTILLY, VA. — Philadelphia-based BPG Properties has leased 220,000 square feet of space in its 101-acre, mixed-use Commonwealth Centre at Westfields, located in Westfields International Corporate Center at the intersection of Route 28 and Westfields Boulevard in Chantilly, to Arlington, Va.-based CACI International for an undisclosed amount. The IT firm will lease one of BPG’s 160,000-square-foot buildings and an additional 60,000 square feet in an adjoining BPG building, which is yet to be constructed. Mike Christian and Junius Tillery of UGL Equis’ Washington, D.C., office represented CACI, and Michael Shuler, John McEvilly, Doug Eliott and Rob Walters of McLean, Va.-based Millennium Realty represented the landlord.
