TAMPA, FLA. — Boston-based TA Associates has purchased Corporate Oaks, located at 5100 Lemon St. in Tampa, and Centerpointe, located at 5505 W. Cypress St. in Tampa, from USAA Real Estate Co. for $47.3 million. The two buildings total 350,232 square feet and are 92 percent occupied. Cushman & Wakefield’s Mike Davis and Rick Brugge represented the seller.

BETHESDA, MD. — Atlanta-based Piedmont Office Realty Trust has acquired Opus Center at Rock Spring Park II, located on Rockledge Drive in Bethesda, from its developer, Opus East, for an undisclosed amount. Piedmont acquired Opus Center at Rock Spring Park I in November and will rename the two eight-story buildings, which total 407,000 square feet, Piedmont Pointe I and II. Eric Berkman and Steven Gichner of Grubb & Ellis’ Washington, D.C., office represented Opus East, and Piedmont’s Wil Stone and Brad Pittman represented their firm. Piedmont is pursuing Silver LEED certification for the buildings.
ROCK HILL, S.C. — Cleveland-based Rock South has purchased the five-story, 162-room Hampton Inn Rock Hill from Catawba Hotel Associates for $17.4 million. The 70,000-square-foot building, which will retain its Hampton Inn brand, will undergo extensive renovations. Hotel amenities include more than 1,700 square feet of meeting and boardroom space, a fitness center and a pool. Anthony Falor of Hodges Ward Elliott’s focused service division brokered the transaction.
MIAMI GARDENS, FLA. — Construction is underway on Miami-based DZD Holdings’ 107,000-square-foot shopping center Palmetto Gardens Plaza, located at 3791 N.W. 167th St. in Miami Gardens. The center, which will also include a 20,000-square-foot outparcel, is being built by Aventura, Fla.-based Vercon Construction, marketed by the Miami offices of Macken Realty and Behar Font & Partners is serving as the building’s architect. The property is expected to deliver in 14 to 18 months.
SUNRISE, FLA. — Ron Osborne of Marcus & Millichap’s Fort Lauderdale, Fla., office brokered Bull Investment’s sale of a 6,244-square-foot vacant restaurant building to Church of God of Prophecy Sunrise/Lauderhill Inc. for $1.35 million. Located at 7730 W. Oakland Park Blvd. in Sunrise, the former Woody’s Bar-B-Que will be converted into a church.
FORT MYERS, FLA. — Fort Myers-based J.L. Wallace Inc. has finished construction of the 47,360-square-foot Country Lakes Business Center, an industrial property located at 5701 Country Lakes Dr. in Fort Myers. The two tilt-wall buildings separately house flex office and warehouse space and the Southwest Florida home of Miami-based construction firm HJ Foundation Inc. J.L. Wallace’s Fred Barry served as senior project manager of Country Lakes.
BOCA RATON, FLA. — Miller Construction Co. has completed work on the nine-story, 16-unit 5Palms, a mixed-use condominium located at 455 E. Palmetto Park Rd. in Boca Raton. The building, which was developed by the father-daughter team of Calvin and Dana Haddad, also features 5,000 square feet of ground-floor retail space and a stainless-steel pool. The building sits next to Fifth Avenue Place, offering future residents easy access to the facility’s gym.
HERNDON, VA. — Wednesday’s groundbreaking of the Arrowbrook Centre Wetlands Nature Preserve marks the first step toward completion of Northern Virginia-based Carbon Thompson Development Co.’s Arrowbrook Centre, a mixed-use project located at the intersection of Sunrise Valley Drive and Centreville Road in Herndon. The park includes an educational nature preserve, sports courts and a playing field, and it should deliver within 6 months. The center will break ground in the summer of 2009 and will feature 407 residential units, 160,000 square feet of retail space and a 422,000-square-foot office facility. The development will also house the historic home of Confederate spy Laura Ratcliffe.
ORLANDO, FLA. — Noah’s Ark Self Storage has opened an 83,000-square-foot complex at 5753 Hoffner Ave. in Orlando. Designed and built by San Antonio, Texas-based NDS Construction, the facility houses 567 units, including 328 climate-controlled spaces, which range in size from 25 to 300 square feet. Building amenities include 24-hour computerized gate access, movement-sensitive lighting and easy-glide unit doors.
BOCA RATON, FLA. — Chicago-based Laramar Group has acquired the 4.7-acre, 160-unit Oceanview Apartments in Boca Raton in a foreclosure process brokered by Apartment Realty Advisors’ Boca Raton office. The new owners will rename the property Villa Oceana Apartments and renovate the two mid-rise buildings, which were constructed in 1967. Planned upgrades include new appliances and granite countertops in every unit, an Internet café, upgraded exercise facilities and a business center.
