PLANTATION, FLA. — The Florida office of Cushman & Wakefield has brokered the sale of 43.7 acres of residential land located at Interstate 595 and N.W. 136th Avenue in Plantation. Atlanta-based Trammell Crow Residential and an institutional partner advised by JP Morgan Asset Management have acquired the parcel for $25 million, or approximately $581,395 per acre. Brad Capas and Rosendo Caveiro of Cushman & Wakefield facilitated the transaction on behalf of the seller, Colorado-based Affordable Residential Communities. Upon acquisition, Trammell Crow will develop Alexan Plantation, a 481-unit multifamily development that will house garden apartments and townhouses.

VIRGINIA BEACH, VA. — Chesapeake, Va.-based Mid-Eastern Builders has broken ground on Metroplex One, a 35,000-square-foot office complex owned by Christian Broadcasting Network. The two-story facility, which is located at the intersection of Regent University Drive and Midtowne Way within the Christian Broadcasting Network campus in Virginia Beach, is slated for completion at the end of this year. Tenants include the American Center for Law and Justice, Trinity Broadcasting Network and Regent University’s School of Global Leadership and Entrepreneurship. Additional development plans for Metroplex One include two office buildings totaling 140,000 square feet, as well as residential and retail projects on 500 acres of land.
WARNER ROBINS, GA. — On behalf of Sojourn Associates WR, the Mumford Co. has arranged the $2.77 million sale of the Comfort Inn & Suites of Warner Robins, which is located at 95 S. State Route 247 near the Warner Robins Air Force Base. The 77-unit property was acquired by Ojash Shah, who will renovate the facility before operating the hotel as a Comfort Inn & Suites. David Mumford of the Mumford Cos. headquarters in Newport News, Va., as well as Steven Kirby and Burton Brooks of the firm’s Atlanta office represented the seller.
ALEXANDRIA, VA. — MRP Realty has completed construction of Carlyle Overlook, a 250,000-square-foot office building located at 2318 Mill Rd. in Alexandria. Situated adjacent to the Eisenhower Avenue Metro station, Carlyle Overlook consists of a 10-story office complex above a four-level parking structure. The first five floors of the building — 125,000 square feet — were acquired by the American Society of Clinical Oncology; the top five floors — also measuring 125,000 square feet — were acquired by Mass Mutual. Harvey-Cleary Builders was the general contractor for the project, and Davis Carter Scott Ltd. provided the architecture.
TUCKER, GA. — Oakhurst Capital has acquired Main Street Square, a 23,000-square-foot historic building located at the corner of Main Street and Railroad Avenue in Tucker. Situated 15 miles northeast of downtown Atlanta, Oakhurst Capital partners plans to renovate and redevelop the property into a mixed-use boutique retail and office facility. The price of acquisition as well as the seller was not disclosed.
DEERFIELD BEACH, FLA. — Carlisle Development Group and Broward County Housing Authority have completed construction of Phase I and II of Tallman Pines, the first ever LEED silver affordable housing development in Florida. Located at 700 NE 41st St. in Deerfield Beach, the $40 million project includes 200 completed apartment units and 42 single-family homes expected to be built this summer. The multifamily community features a 901-square-foot floor plan as well as a 1,022-square-foot floor plan, with monthly rents ranging from $402 to $1,019. Green features of the facility include water conserving plumbing fixtures, solar panel system generating power for the clubhouse and a nature park adjacent to the community. Financing for the project was provided by a variety of sources.
SOUTH MIAMI, FLA. — Oxford Universal Design & Build has broken ground on 5966 SOMI, an eco-friendly, Class-A office building located at 5966 South Dixie Highway in South Miami. The facility will house 40,000 square feet of office space available for sale or lease, and 10,000 square feet of retail space fronting South Dixie Highway and SW 74th Street. Green elements of the building include the use of recycled materials in the construction of the building’s roof and top two floors, landscaping with indigenous plants, and reserved spots for carpoolers who work in the building. Miami-based Holly Real Estate/TCN Worldwide is the exclusive agent for the facility, which was designed by Mateu Architecture.
LAKELAND, FLA. — Andy Kern of Molinaro Koger’s Washington, D.C., office has arranged the sale of the Lakeland Hampton Inn & Suites on behalf of Platinum Ridge Florida LLC. The 117-room facility was acquired by Greenbelt, Md.-based Columbia Hospitality for an undisclosed price. Based on a long-term franchise agreement with Hilton Hotels Corp., the building will remain a Hampton Inn & Suites, and will be managed by Baywood Hotels.
ORLANDO, FLA. — InterContinental Hotel Group (IHG) has announced plans to convert the Lexington Orlando CityPlace into the Orlando market’s fourth Crowne Plaza hotel. Located off Interstate 4, the 14-story Crowne Plaza Orlando-Downtown is expected to open this summer. The hotel, which houses 227 rooms, will be owned and managed by S&L Hospitality. Amenities at the facility include 6,500 square feet of meeting space for business functions and special events, Crowne Plaza Sleep Advantage, 50 king suites, and a District Five Restaurant and Lounge.
DEERFIELD BEACH AND CORAL SPRINGS, FLA. — SIKON Construction Corp. is developing two new SuperTarget stores in Florida. In Deerfield Beach, a 186,212-square-foot store is located at Hillsboro Boulevard and Powerline Road; in Coral Springs, a 185,000-square-foot facility is located at U.S. 441 and Wiles Road. Both buildings were designed by Minneapolis-based RSP Architects.
