PEMBROKE PINES, FLA. — Edward Lewis Architects has been awarded design responsibilities for Park Plaza Executive Center in Pembroke Pines. The $34 million pair of medical/office buildings totaling 160,000 square feet will be located on 9.77 acres adjacent to Memorial Hospital Pembroke. The first of the four-story buildings will be located at 2121 and 2141 University Dr. and plans include an October groundbreaking. Construction on the second building and garage will begin when the first building is complete. Approximately 10,000 square feet of retail, restaurants and a bank will be included in the project.

SIMPSONVILLE AND GREENVILLE, S.C. — Infinite Hotel Group has acquired a Hampton Inn in Simpsonville from Fairview Hospitality for an undisclosed amount. The 84- room property is located at 3934 Grandview Dr. Bill Fayssoux and Jay Alexander of Windsor Aughtry Co. represented Fairview Hospitality in the transaction. In addition, WAL Lodging has acquired a Hampton Inn in Greenville. The 116-room property is located at 15 Park Woodruff Dr. Bill Fayssoux and Jay Alexander represented the undisclosed seller in the transaction.

ATLANTA — Kennedy Associates has acquired a 5,000-square-foot office condominium building in Atlanta from Rare Hospitality Management. Located at 8215 Roswell Rd., the building will serve as corporate headquarters for Kennedy Associates. Rick Ferguson of Atlanta-based Bull Realty represented the buyer and Scott Perry and Steve Barton of CB Richard Ellis represented the seller in the transaction.

BOCA RATON AND CORAL GABLES, FLA. — Kapital Development is planning to develop two senior living buildings in Boca Raton and Coral Gables. CityClub Residences Coral Gables, located at 1505 Ponce de Leon Blvd., will feature 124 condominiums within a 13-story building. CityClub Residences Boca Raton, located at 855 S. Federal Hwy., will feature 168 residential units within a 10-story building. It is scheduled for completion first quarter 2011. Luxury amenities included in the design are a day spa and salon, overnight guest suites, a fitness/wellness center, an art studio, ocean vistas and private elevators.

LOUISVILLE, KY. — CBRE Capital Markets has arranged financing in the amount of $109.5 million for an office portfolio in Louisville. The Class A, 13 building portfolio comprises of more than 923,000 square feet. The on-book loan, financed by GE Real Estate, features a 3-year fixed rate term and was financed on behalf of Fenley Office Holdings LLC. Jeremy Chism, Vice President of the Memphis office CBRE Capital Markets Debt & Equity Finance group, arranged the financing on behalf of Fenley Office Holdings, LLC. Joel Traut, Relationship Manager at GE Real Estate arranged the first mortgage.

HUNTERSVILLE, N.C. — Rosedale at Lake Norman Village has traded hands for $2.27 million in Huntersville. The 11,649-square-foot medical/office building is located at 10210 Hickorywood Hill Ave. A Cornelius, N.C.-based private investor acquired the property from a Denver, N.C.-based private investor. Robert Podewils of Sperry Van Ness’s Charlotte office represented the seller and Jeff Mullis and Eddie Blanton, also of Sperry Van Ness, represented the buyer in the transaction.

BILOXI, MISS. — Meridian Capital Group has arranged an $18.9 million loan for the acquisition of Oak Grove Apartments in Biloxi. Terms of the fixed rate loan include a seven-year term and three years of interest only non-recourse. Seth Grossman and Brad Gladsden of Meridian’s Florida office negotiated the deal. The property consists of 23 buildings and 244 units.

FORT MYERS, FLA. — J.L. Wallace has completed the expansion and renovation of the National Guard Armory in Fort Myers. Built in the 1950s, the renovation of the existing 10,520-square-foot included bathroom facilities, offices, supply areas and storage rooms. A 2,500-square-foot expansion was completed and includes a new training area, storage space and mechanical and electrical rooms.
