UNION CITY, GA. — Harman International has signed a long-term lease with Majestic Realty for 305,000 square feet of space at Majestic Airport Center II, a master-planned industrial park in Union City, located at 4475 S. Fulton Pkwy. Harman manufactures audio, video and electronic products for home, vehicle, portable and computer applications. The property, which is fully leased, is also occupied by American Building Supply. Bayne Porter of CB Richard Ellis negotiated the lease on behalf of the tenant.

ARLINGTON, VA. — The United States Patent and Trademark Office has signed a 10-year lease for a 168,468-square-foot office space at Randolph Square in Arlington from Transwestern Monument Randolph Square LLC, a joint venture of Washington, D.C.-based Monument Realty and Chicago-based Transwestern Investment Co. Randolph Square, a 9-story, 208,000-square-foot office complex, is located at 2800 S. Randolph St. and expected to deliver in April. Matt Bundy and Joshua Masi of Transwestern and Doug Olson and Bethany Allen of Monument Realty represented the landlord. Todd Valentine of Studley’s represented the tenant.

CONYERS, GA. — Block Income Fund III has purchased a 111,540-square-foot office/warehouse building, located at 801 Blacklawn Rd. in Conyers, from First Industrial Partnership, for $5 million. Current tenants include Bio-Lab, CTGA, Diversitech and Teijan Twaron USA. The building consists of 18 percent office space and one dock-high door per each 4,840 square feet. Bobby Mayson of Atlanta-based Lavista Associates represented the seller.

MIAMI — Scott Leeds has acquired an 8,000-square-foot office building, located at 2541 S.W. 27th Ave. in Miami, from Miami-based Physicians Investment Group, for $2.6 million. The property is situated on 22,000 square feet between Coral Way and Highway 1. Stephen and Eric Gaunt of CresaPartners’ Miami office represented the buyer. The seller was represented by Alexandra Tovar of Miami-based Fortune Realty.

LAKELAND, FLA. — South Florida-based Skyrise Development Group will develop Lakeland First Business Park, a 58,700-square-foot office and warehouse facility in Lakeland, located at 1485 W. 10th St. The project is situated on 5 acres near Interstate 4 and I-75, and will feature offices and 20 retail-warehouse spaces. Construction is slated to begin in April.

SANFORD, FLA. — Oakbrook, Ill.-based Inland Atlantic Development is building Seminole Commons, a $20 million, 81,000-square-foot retail center in Sanford. The property broke ground last December, and is scheduled for completion in the fourth quarter. Indiana-based hhgregg will open a store in the 11-acre center in May, and the retailer is set to open additional stores in Northern and Central Florida, including Jacksonville, Tallahassee and Daytona Beach, this spring.

POINCIANA, FLA. Kissimmee, Fla.-based Chalifoux Management Group has acquired 37 acres from Avatar Properties for Poinciana Parke, a $100 million, 450,000-square-foot development in Poinciana Office & Industrial Park. The project will feature 150,000 square feet of space for corporate and research offices and an urgent care center and additional medical facilities. The project will also include 300,000 square feet of retail and restaurant space. Construction is slated to begin late this year. The property is located at the corner of Highway 17-92 and Poinciana Boulevard. Chalifoux is also negotiating the purchase of 36 additional acres from Avatar for the development of a $60 million mixed-use project featuring 500,000 square feet of retail office and office warehouse space. The property is comprised of adjacent 23- and 13-acre sites, located north of Highway 17-92 on Poinciana Boulevard.

BOWIE, MD. Chevy Chase, Md.-based JBG Rosenfeld Retail (JBGR) is redeveloping Bowie Marketplace, a 240,000-square-foot center located at the intersection of Annapolis Road and Superior Lane, into a mixed-use center. Main Street Marketplace, the new 185,000-square-foot, LEED-certified development, will be completed in two phases. Phase 1 will include the retail portion, and Phase 2 will focus primarily on the residential component. The retail phase will start construction in 2009, and is projected to be delivered in 2010. JBGR is negotiating with current tenants, Safeway and Rite Aid, to anchor the renovated center with new, prototype stores.

LONGWOOD, FLA. — Harkins Development, the development and general contracting division of Orlando-based Harkins Companies, has broken ground on Blackadar Office Complex, a $2.5 million, 14,000-square-foot property in Longwood. The project is comprised of four 3,500-square-foot buildings, located at the intersection of County Road 427 North and E.E. Williamson Road. Blackadar Insurance Agency will utilize one of the buildings as its new headquarters, and the remaining buildings will be offered for sale. Longwood-based The Architecture Company is the project architect. The first building is slated for completion in September.
