ST. CLOUD, FLA. — Osceola Development and Land Co. is building St. Cloud Medical Arts and Technology Park, a 100,000-square-foot, LEED-certified research and development center at Stevens Plantation Corporate Center in St. Cloud. The project will consist of a 10,000-square-foot imaging center, a 10,000-square-foot surgical center, a 30,000-square-foot incubator space to be occupied by the University of Central Florida Technology Incubation Program and 50,000 square feet of medical office space. BCArchitects is designing the project, and St. Cloud-based Snow Construction is the general contractor. Construction is expected to commence this summer.

COLUMBIA, S.C. — Miller-Valentine is developing Center Vista, a 90,000-square-foot, five-story office and retail condominium complex in Columbia, located at the site of the former Columbia Supply Co. building at the intersection of Gervais and Lincoln streets. The project is comprised of 70,000 square feet of Class A office space and 20,000 square feet of urban retail space. Construction is slated to begin third quarter and complete in first quarter 2010.
PASS CHRISTIAN, MISS. — Harbor Town Development Group is building Harbor Town at The Pass, a $26 million, 165,000-square-foot multifamily development in Pass Christian, located at 122 Market St. The project features 78 residential units and 21,000 square feet of commercial space. Rogers, Ark.-based Haynes LTD is designing the project, which will reflect Pass Christian’s ‘old town’ feel. Construction is slated for completion next June.
TAMPA AND OCALA, FLA. — Paul Stasaitis and Terri Echarte of Holliday Fenoglio Fowler’s Miami office have arranged a $61 million loan for two Class A multifamily properties in Tampa and Ocala, on behalf of Brookfield Real Estate Opportunity Group. Vista Grande at Tampa Palms is a 378-unit community in Tampa, located at 17220 Heart of Palms Dr. Deerwood Village is a 328-unit complex in Ocala, located at 1850 Southeast 18th Ave. Both communities feature clubhouses and swimming pools.
SPRING HILL, FLA. — St. Petersburg, Fla.-based Goodwill Industries Suncoast has developed a 25,872-square-foot Goodwill Superstore in Spring Hill, located at the intersection of Highway 19 and Berkeley Manor Boulevard, as part of its $21 million expansion plan. The project is the first of three new locations, and it began construction last May and will open this month. The remaining stores are expected to deliver in 2009. The Sembler Company, St. Petersburg will manage the development of the superstores. Tampa, Fla.-based Lyman Davidson Dooley designed the project, and Tarpon Springs, Fla.-based Hawkins Construction Co. is the general contractor.
CONCORD, N.C. — S D Hospitality has acquired an 82-unit Sleep Inn in Concord, from David Drye Company, for an undisclosed amount. Ed James and Matt Winston of Mumford Company’s Newport News, Va., office were the sole brokers in the transaction and exclusively represented the seller. The property will remain a Sleep Inn under the new ownership.
PALM BEACH GARDENS, FLA. — Lake Worth, Fla.-based D&C Properties has purchased 39,916 square feet of industrial space for its headquarters at Gardens Commerce Center in Palm Beach Gardens, from West Palm Beach, Fla.-based Riverside Development, for $9 million. The property is situated on 2 acres. Jeff Kelly and Robert Smith of CB Richard Ellis’ Boca Raton, Fla., office were the sole brokers in the transaction and exclusively represented the buyer.
COLUMBIA, S.C. — GE Real Estate has provided a $30 million loan to Campus Acquisitions for the purchase of two garden-style student housing communities in Columbia and Texas. Sterling by the River is a 173-unit, 8-acre complex in Columbia, located at 500 Alexander Rd. The property consists of 11 two- and three-story buildings. Amenities include an internet caf, swimming pool and fitness center. The loan was originated by James Tramuto, Thomas Scott and Brian Neiswender of CBRE | Melody.
FORT LAUDERDALE, FLA. — Stiles Corp. and Fort Lauderdale-based WLD Enterprises are developing Lake Shore Plaza II, a $25 million, 130,000-square-foot office building in Fort Lauderdale, located at 1300 Concord Terrace in Sawgrass International Corporate Park. The five-story building will be LEED-certified. Construction began last April and is expected to complete in May. Stiles Construction Co. is the general contractor.
ALPHARETTA, GA. — Crescent Resources, in partnership with Dallas-based Cobalt Capital Partners, is developing Shiloh 400 Business Center, a $20 million, 240,000-square foot business park in Alpharetta, located near the Georgia 400 and McFarland Road interchange. The project will consist of three 80,000-square-foot buildings situated on an 18-acre campus. Construction is slated for completion in the fall. Wakefield Beasley & Associates is the project architect, and the general contractor is The Conlan Co.
