CHARLOTTE AND CORNELIUS, N.C. — Irvine, Calif.-based CIP Real Estate and Baltimore, Md.-based Alex Brown Realty have acquired a business park portfolio, comprised of three properties in Charlotte and Cornelius, from Charlotte-based Beacon Ventures, for $50 million. Coffey Creek International Business Center features 395,989 square feet, and is located at the intersection of Beam Road and Cross Beam Drive in Charlotte. Hickory Grove Business Park is situated on 18 acres and features 12 buildings, totaling 110,017 square feet, in Charlotte. The facility is located along E. WT Harris Boulevard, and was 71 percent occupied at the time of sale. Lake Norman Commerce Center features seven buildings, totaling 91,719 square feet, and is located at the intersection of Catawba Avenue and Liverpool Parkway in Cornelius. The facility is situated on 9.3 acres and was 95 percent occupied at the time of sale. The seller was represented by Ryan Clutter of CB Richard Ellis’ Charlotte office, and the joint venture partners were represented in-house.

MIAMI — Leveiv Boymelgreen Marquis Development has topped off Marquis, a 67-story, 675,908-square-foot tower in Miami’s Park West district, located at 1100 Biscayne Blvd. The project is composed of 306 luxury residences and Qulture Hotel & Spa operated by RockResorts. The building began construction in December 2005 and is expected to deliver in spring 2009.

NORFOLK, VA. — Aniesh Corp. has purchased Radisson Hotel Norfolk, a 12-story, 350-room property in downtown Norfolk, from RHN Hotel Associates, for $10 million. Aniesh plans to retain the Radisson flag and implement a capital improvement plan for the 5.5-acre property, which is located at 700 Monticello Ave. Alexander Divaris, Jason Oliver and Michael Divaris of Virginia Beach, Va.-based Divaris Real Estate represented the seller in the transaction.

GASTONIA, N.C., AND TRENTON, S.C. — Charlotte, N.C.-based Forsite Development has acquired two industrial facilities in Gastonia and Trenton. The property in Gastonia features 169,850 square feet and includes 9,000 square feet of office space. The facility can be configured for 40,000-square-foot multi-tenant increments. John Barker of Barker Commercial Real Estate served as broker for the transaction. Forsite acquired the 101,000-square-foot property in Trenton, located near Interstate 20, from SCANA Corp. The facility is the headquarters for Menardi Industries, a subsidiary of Charlotte-based Beacon Industrial Group. Grant Miller of SouthEast Commercial Real Estate served as the broker.

The property is located at 5983 Stewart Pkwy. Tim Giambrone of Marcus & Millichap’s Atlanta office represented the seller in the transaction, and the buyer was represented in-house.

SUMTER, S.C. — Spartanburg, S.C.-based Hammond Development is building Sumter Town Centre, a $3 million, 8,000-square-foot retail center in Sumter. Tenants include Firehouse Subs and Bruster’s ice cream shop. The center is situated on 1.4 acres at 1293 Broad St. Construction began in March, and the project is scheduled to deliver in July.

NEW ORLEANS — Lauricella Land Co. is developing Belle Rive, a 90-acre, 15-story condominium complex in New Orleans, located along the banks of the Mississippi River. The building will include a clubhouse featuring a pro shop, restaurant and bar and a fitness center. The property is adjacent to a par 70 golf course designed by Watermark Golf/Nathan Crace.
