ORLANDO, FLA. — Miller Construction is underway on the site work for an 80,000-square-foot warehouse at 2140 N. John Young Parkway in Orlando. Miller is completing the $8.3 million project on behalf of MSI, a California-based flooring, countertop, wall, tile and hardscaping supplier that will utilize the property for the company’s storage and distribution needs in the Southeast. Upon completion, which is scheduled for the first half of 2024, the warehouse will feature 25 columns with 50-foot by 54-foot spacing, 29 parking spots, 13 dock doors, full warehouse lighting, exhaust fans and louvers. Additionally, the facility will include four private offices and one 9,500-square-foot open office space. The project team includes Elven18 Architecture, Construction Engineering Group, Gutherman Structural Inc. and NV5.

COLUMBIA, S.C. — A public-private partnership between the University of South Carolina and Greystar has opened Campus Village, a $240 million residence hall development. Construction on the project, which includes four buildings offering 1,800 beds, began in May 2019. Each six-story building is connected by pedestrian promenades that run alongside green space, courtyards and a clock tower. Beds are offered in pod-style units alongside shared amenities including study and classroom spaces and community kitchens. Campus Village also features a 14,000-square-foot dining hall that seats 650 students; a sundry shop dubbed The Gamecock General Store; retail space leased to Jimmy John’s and Starbucks Coffee; and shuttle service to and from central campus. The development is home to several living-learning communities, including those for information, design and computing; engineering and computing; and entrepreneurship and innovation. The development team for Campus Village included Contract Construction, Juneau Construction and WDG.

LOUISVILLE, KY. — Contegra Construction Co. is nearing completion on a 1 million-square-foot gigafactory in Louisville for Fremont, Calif.-based EnerVenue. The tenant will manufacture its proprietary Energy Storage Vessels at the facility, which are batteries based on nickel-hydrogen technology originally developed for NASA in the 1980s and refined at Stanford University in 2017. EnerVenue emerged through the university’s business accelerator program in 2020. The gigafactory will be located within Flint Development’s I-64 Logistics Center, a 115-acre industrial park situated at Logistics Drive and Taylorsville Road. The Kansas-based developer is targeting a late-summer completion for EnerVenue’s new plant, and the tenant will begin operations in 2024. The tilt-wall facility will feature a TPO roof, 40-foot clear heights, five dock doors, four drive-in doors and 300 trailer parking spaces. Contegra is also constructing a 478,000-square-foot, multi-tenant distribution center on behalf of Flint within I-64 Logistics Center. Also set to come on line later this summer, the property will feature 36-foot clear heights, 48 dock doors, four drive-in doors and 115 trailer parking spaces.

FAIRFAX, VA. — San Francisco-based Stockbridge has sold Arbors at Fair Lakes, a 282-unit apartment community located at 4408 Oak Creek Court in Fairfax. GID purchased the value-add community for $85.6 million. Bret Thompson and Robert Jenkins of JLL represented the seller in the transaction. Built in 1987, Arbors at Fair Lakes comprises one-, two- and three-bedroom apartments with an average unit size of 920 square feet. Amenities include a 24-hour fitness center, resort-style swimming pool, business center, tennis court with perimeter running track, outdoor grill/lounge area, and a half-mile nature trail throughout the property.

SAVANNAH, GA. — Pennsylvania-based EQT Exeter has purchased Southeast Gateway, a 1.2 million-square-foot, two-building industrial park located at 400 and 450 Fort Argyle Road in Savannah. The seller, Conor Commercial Real Estate, sold the property for an undisclosed price. Conor Commercial owned the asset with William Harris Investors and tapped Colliers to lease Southeast Gateway. JLL represented the seller in the transaction. Both buildings were fully leased at the time to single tenants. Swiss Madison, a manufacturer of bath products, occupies the 184,080-square-foot Building 1, and Maersk Warehousing and Distribution Services occupies the 1 million-square-foot Building 2. Situated on a 137-acre site, Southeast Gateway is located one mile from I-95, six miles from I-16 and 15 miles from the Port of Savannah.

TAMARAC, FLA. — Marcus & Millichap has brokered the $14.8 million sale of University Commons, an 80,224-square-foot shopping center located at 6702 N. University Drive in Tamarac, a city in South Florida’s Broward County. The buyer, a private investor based in New York, purchased the center from a private investment firm based in Miami. Both parties requested anonymity. Drew Kristol and Kirk Olson of Marcus & Millichap represented the seller in the transaction. Anchored by Quince Supermarket and shadow-anchored by CVS/pharmacy, University Commons houses Dunkin’, Quest Diagnostics and Tire Choice.

When Zelman & Associates’ 2023 Virtual Housing Summit opens in September, Alex Virtue will take the stage as a newly appointed managing director who has been charged with expanding the firm’s investment banking coverage of multifamily and other commercial real estate property sectors. Virtue joined the institutional research advisory and investment firm in May with over two decades of experience in mergers and acquisition transactions and capital raising across real estate sectors in both the public and private capital markets. His resume includes senior positions with Merrill Lynch, Eastdil Secured/Wells Fargo Securities, CBRE Capital Advisors and Xebec, an industrial developer and asset manager. CHARLOTTE, N.C. — Alliance Residential Co. has purchased 3.4 acres at 2130 Wilkinson Blvd. in Charlotte’s FreeMoreWest neighborhood for the development of Broadstone West End. The 332-unit luxury apartment community will span five stories and feature studio, one-, two- and three-bedroom residences ranging in size from 590 to 1,240 square feet. Amenities will include a resort-style pool and adjoining pool deck featuring an outdoor kitchen, 24-hour fitness center, private coworking offices, resident clubroom featuring a kitchen and card room and a fenced pet park. Alliance Residential plans to welcome Broadstone West End’s first residents in 2025. The property represents the 10th community in Charlotte for the Scottsdale, Ariz.-based developer.

LUMBERTON, N.C. — Northmarq has arranged the sale of a 387,303-square-foot distribution facility located at the intersection of Interstates 95 and 74 in Lumberton. Situated on 49.7 acres, the single-tenant facility was fully leased at the time of sale to Elkay Plumbing Products Co., an affiliate company of Zurn Elkay Water Solutions. The newly built property is a build-to-suit project for Elkay Plumbing, which has a long-term double-net lease at the facility. Brad Pepin and Jonathan Thompson of Northmarq’s Tulsa office represented the seller, an Atlanta-based developer, in the transaction. The buyer, an individual investor based in California, purchased the facility for an undisclosed price.

THONOTOSASSA, FLA. — Berkadia has negotiated the sale of The Livano Uptown, a 292-unit, garden-style apartment community located at 11810 Walker Road in the Tampa suburb of Thonotosassa. The buyer, Praedium Group, has rebranded the property as Tessa Springs. Alabama-based LIV Development sold the community to Praedium for an undisclosed price. Matt Mitchell and Bailey Smith of Berkadia’s Tampa office represented the seller in the transaction. Built in 2022, Tessa Springs features one-, two- and three-bedroom apartments, as well as a clubhouse, resort-style pool with lounge seating, private workspaces with conference rooms, “party barn,” 24-hour fitness center with a yoga/spin room, a pet center and a 24-hour onsite community market.
