GEORGETOWN, KY. — Stan Johnson Co. has arranged the $15 million sale of Washington Square, a 122,554-square-foot shopping center located at 1002 Lexington Road in Georgetown. Ryan Roedersheimer of Stan Johnson Co.’s Cincinnati office represented the seller, a Lexington-based investment firm, in the transaction. The buyer is a private investment firm based in Austin. Washington Square was built in 1972 and is situated on a heavily trafficked corner spanning 13.9 acres about 10 miles north of Lexington. The property was fully leased at the time of sale to tenants including anchor LifePoint Health.

ALPHARETTA, GA. — Northland, a private equity investor based in Newton, Mass., has purchased Emblem Alpharetta, a 210-unit active adult community in the north Atlanta suburb of Alpharetta. Situated on seven acres, the property was fully occupied at the time of sale and represents the fourth Georgia acquisition for Northland this year but the first active adult acquisition in its portfolio. The seller and sales price were not disclosed. Emblem Alpharetta comprises one- and two-bedroom apartments in a four-story building that centers around a resort-style pool and sundeck. Units are reserved for households age 55 and older. Amenities include a fitness center, bocce ball court and outdoor entertaining spaces. Northland plans to invest $3 million in capital improvements at Emblem Alpharetta over the next four years.

FLINTSTONE, MD. — New York City-based VICI Properties Inc. (NYSE: VICI) and Century Casinos Inc. (NASDAQ: CNTY) have entered into a definitive agreement to acquire the operations of Rocky Gap Casino Resort from Golden Entertainment Inc. for approximately $260 million. Rocky Gap is situated along Lake Habeeb in Flintstone, located in the western panhandle of Maryland between Pennsylvania and West Virginia. It offers a casino, hotel, conference center, comedy club, five food-and-beverage venues, 5,000 square-foot events center, 18-hole golf course designed by Jack Nicklaus, spa, indoor pool, fitness center, pro shop and multiple outdoor recreational activities. The casino comprises more than 25,000 square feet of gaming floor, 630 slot machines, 16 table games and two casino bars. The hotel offers 198 rooms. The seller recently invested $10 million in renovations to its hotel, slot machines, restaurants and sports lounge. “We are looking forward to working with the Maryland Lottery and Gaming Control Agency to obtain gaming approvals and with the casino leadership and team members to effect a smooth transition and great future for Rocky Gap,” say Erwin Haitzmann and Peter Hoetzinger, Co-chief executive officers of Century Casinos. ATHENS, GA. AND ABU DHABI, UNITED ARAB EMIRATES — Landmark Properties has announced a $2 billion joint venture with a wholly owned subsidiary of the Abu Dhabi Investment Authority (ADIA). The partnership will be focused on developing and operating student housing properties in targeted markets throughout the United States. NORTH MIAMI, FLA. — Coral Rock Development Group, a real estate developer based in Coral Gables, Fla., plans to build Kayla at Library Place, a mixed-use affordable housing project located at 13100 W. Dixie Highway in North Miami. The 10-story property will comprise 138 affordable and workforce housing units ranging between 660 to 930 square feet, as well as amenities including a fitness center, rooftop patio, business center and a conference room. Fifty-five apartments will be reserved for households earning 60 percent of area median income (AMI) while 83 units will be designated affordable at 100 percent of AMI. Additionally, Kayla at Library Place will feature 10,000 square feet of retail space on the ground level, an adjacent parking garage and 8,000 square feet of office and conference space preleased to the Greater North Miami Chamber of Commerce. Behar Font designed Kayla at Library Place to achieve LEED Silver certification. Coral Rock expects to break ground in the second quarter of 2023 and deliver the project by the end of 2024.

RUSSELLVILLE, ARK. — Mid-America Real Estate Corp. has brokered the sale of Valley Park Centre, a 282,608-square-foot regional shopping center in Russellville, a town within the Arkansas River Valley region. Dallas-based The Woodmont Cos. purchased the big-box retail center for an undisclosed price. Ben Wineman of Mid-America, along with Hank Kelley of Kelley Commercial Real Estate Partners, represented the seller, a joint venture between Atlanta-based RCG Ventures and an unnamed investment partner based in New York City. Valley Park Centre was 95 percent leased at the time of sale to tenants including T.J. Maxx, Ross Dress for Less, Belk, JC Penney, Shoe Carnival, Hibbett Sports, Hobby Lobby, PetSmart and Five Below.

GAINESVILLE, FLA. — Cushman & Wakefield has arranged the sale of a five-property multifamily portfolio in Gainesville totaling 582 units. Nick Meoli and Mike Donaldson of Cushman & Wakefield represented the seller, a joint venture between Platform Management Group and Excelsa Properties, in the transaction. The buyer, a joint venture between LYFE Properties Group and Skywood Properties, purchased the portfolio for $89.5 million. Dubbed the “Archer Road Portfolio,” the assets were built between 1971 and 1983 and include The Commons, a 99-unit community located at 2001 SW 16th St.; The Lofts, a 74- unit community located at 3020 SW Archer Road; The Park, a 99-unit community located at 3643 SW 20th Ave.; The Point, a 140-unit community located at 3100 SW 35th Place; and The Trails, a 170-unit community located at 3230 SW Archer Road.

ORLANDO, FLA. — Lincoln Property Co. Southeast (LPC Southeast) and Innovatus Capital Partners are putting the finishing touches on the $2.5 million overhaul of Westwood Corporate Center in Orlando. LPC Southeast manages the five-story, 125,000-square-foot office building on behalf of Innovatus Capital, which owns the property. Located at 6649 Westwood Blvd., Westwood Corporate Center now includes a two-story, all-glass lobby that features a coffee bar with an adjacent, tech-enabled training/conference center that is available to all tenants. Other upgrades include new touchless entry and purified HVAC system by Wynd Technologies, as well as new outdoor seating that surrounds a landscaped corridor to the neighboring tower that features ping pong tables and a life-size chess board. TAMPA, FLA. — RD Management LLC and Core Spaces have opened Hub Tampa, a 359-unit student housing community located at the corner of University Square and Club drives in Tampa. The $65 million, off-campus property is situated near the University of South Florida (USF) and features 900 student housing beds. Amenities include a health and wellness center, rooftop pool and a study and work center, as well as an activities and events area. The student housing property is part of a mixed-use redevelopment of University Mall named RITHM. The 113-acre campus will include new Sprouts Farmers Market and Burlington stores that are set to open in 2023, as well as an extended stay Marriott hotel.

ASHLAND, VA. — Merritt Properties has acquired Crescent Business Center, a five-building industrial park totaling 262,256 square feet in Ashland, about 10 miles north of Richmond. An affiliate of Thalhimer Realty Partners Inc. doing business as Crescent Business Center LC sold the asset for $41.3 million. Eric Robison of Cushman & Wakefield | Thalhimer represented the seller in the transaction. Crescent Business Center is situated along I-95 on 20 acres and features an additional 19 acres for future development. The park was fully leased at the time of sale to tenants including Trane U.S., Electronic Systems, Motion Industries and Sunbelt Rentals.
