CHATTANOOGA, TENN. — CBL Properties, a Chattanooga-based mall owner that declared for Chapter 11 bankruptcy in November, has reached an agreement with its credit facility lenders and unsecured note holders that would eliminate a significant amount of debt, pending bankruptcy court approval. The amended restructuring support agreement (RSA) provides for the elimination of more than $1.6 billion of debt and preferred obligations, as well as a reduction in interest expense. In exchange for their approximately $1.4 billion in principal amount of unsecured notes and $133 million in principal amount of the secured credit facility, noteholders will receive in aggregate $95 million in cash, $555 million of new senior secured notes (of which up to $100 million may be received in the form of new convertible secured notes) and 89 percent in common equity of the newly reorganized company. MARSHALL COUNTY, MISS. — Core5 Industrial Partners plans to develop I-269 Logistics Center, a five-building industrial park in Marshall County totaling 3 million square feet. The Atlanta-based developer acquired 221 acres of fully entitled land located at Highway 302 and Interstate 269 in the Mississippi suburbs of Memphis. Core5 plans to break ground soon on I-269 Industrial Park Building D, a 957,400-square-foot cross-dock facility that is expandable to 1.7 million square feet. Delivery of the building is scheduled for the first quarter of 2022. Building D will feature 40-foot clear heights and a six-inch Ductilcrete slab. The building will accommodate trailer parking for over 391 trailers and 597 auto parking spaces. The site also offers real and personal property tax exemptions for up to 10 years based on job creation and investment.
RICHMOND AND PORTSMOUTH, VA. — A joint venture between Blackfin Real Estate Investors and GMF Capital LLC have acquired three Low Income Housing Tax Credit (LIHTC) communities in Virginia for $48 million. The seller was The Franklin Johnston Group. Drew White and Carter Wood of Berkadia secured the $48 million sale, while Mitch Sinberg and Matt Robbins of Berkadia arranged the $39.1 million financing. The affordable housing portfolio totals 452 units and includes Oaks of Dunlop Farms located at 101 Old Oak Lane Colonial Heights in Richmond. Also, the portfolio includes Crescent Place located at 2804 Turnpike Road and Independence Square located at 5120 George Washington Highway in Portsmouth. The Oaks of Dunlop Farms has 144 units, Crescent Place has 156 units and Independence Square has 152. The transaction represented the venture’s sixth acquisition together.
ACCOKEEK, MD. — JLL has brokered the $17.4 million sale of Manokeek Village Center, a 74,470-square-foot, grocery-anchored shopping center in the Washington, D.C., suburb of Accokeek. Bill Moylan, Jordan Lex and Daniel Naughton of JLL marketed the property on behalf of the seller, The JCR Cos. Evan Park of JLL arranged a 10-year, fixed-rate acquisition loan on behalf of the buyer, AmCap Necessity Retail Fund LLC. Completed in 2003, Manokeek Village Center is 96 percent leased to Giant, along with a mix of other tenants, including Starbucks and Advance Auto Parts. The site has a potential expansion and development opportunity with an undeveloped 1.3-acre pad site included in the sale. Manokeek Village Center is situated on 15.8 acres at 7025 Berry Road.
LEXINGTON, KY. — NAI Isaac has facilitated a retail lease with Buzzed Bull Creamery at The Summit Fritz Farm in Lexington. Zach Smith and Paul Ray Smith of NAI Isaac represented the tenant alongside Sherry Sanchez with RESOLUT RE. Samantha Merrell of Bayer Properties represented the landlord on an internal basis. Buzzed Bull Creamery is an ice cream and milkshake purveyor offering made-to-order, alcohol and non-alcohol frozen desserts and coffee. The ice cream business has locations in 12 states. The company’s new Summit at Fritz Farm location will be situated at the main entrance of the development. The 940-square-foot shop is slated to open this summer. The Summit at Fritz Farm is a mixed-use development with more than 60 street-level retail shops, over 20 dining options, The Offices at Fritz Farm and The Henry apartments. Existing tenants include Apple, Whole Foods Market, Shake Shack, Pottery Barn, Arhaus, lululemon athletica, Kendra Scott, Marine Layer, Warby Parker, CRU Food & Wine Bar, Anthropologie, Ariat, Brooks Brothers and LUSH Cosmetics, among others.
SAVANNAH, GA. — Clark Construction Group has broken ground on the expansion of Savannah Convention Center located at 1 International Drive in Savannah. Clark Construction is the construction manager and general contractor for the $271 million project, which is slated for completion in 2023. The complex will remain open during the entirety of the expansion project. The project will double the Savannah Convention Center’s exhibit hall space to 200,000 square feet, add a 58-foot-wide hangar door, 40,000-square-foot ballroom, 15 additional meeting rooms and a 900-space parking garage. The redevelopment will enable Savannah to contend for larger conventions and events. The project’s delivery is anticipated to create as many as 600 construction jobs. In 2017, the Georgia General Assembly first approved the initial funding to begin design efforts in concert with Atlanta-based Thompson, Ventulett, Stainback & Associates and Savannah-based Hanson Architects — the two firms that designed the original convention center. Clark Construction first began preconstruction work on the project in October 2018. PORT ORANGE, FLA. — Trez Capital, a private real estate lender, has provided a $44.1 million construction loan for a new Class A, garden-style apartment community in Port Orange, a city near Daytona Beach. The 288-unit development is known as EDEN Crystal Lake. Ben Jacobson of Trez Capital originated the loan on behalf of the developer, EDEN Multifamily. Located on 19.5 acres at 1270 Reed Canal Road, EDEN Crystal Lake will have a mix of one-, two- and three-bedroom apartments with nine-foot ceiling heights, granite countertops, high-end appliances, walk-in closets and balconies/patios in three-story buildings. Planned community amenities include a clubhouse, resort-style pool, fitness center, lakefront boardwalk, dog park with a grooming station, expansive lawn areas and detached garages. The EDEN Crystal Lake site is located within four miles from the beaches in Daytona Beach, the Daytona International Speedway, Daytona Beach International Airport and LPGA headquarters. The property is also near Interstates 95 and 4. Construction of EDEN Crystal Lake is scheduled for completion in mid-2022.
MOBILE, ALA. — Lument has provided a $33 million Fannie Mae loan to refinance Stone Ridge Apartments, a 317-unit, garden-style apartment complex in Mobile. Chad Hagwood and Brandon Pate of Lument led the transaction. The unnamed borrower has over 35 years of commercial real estate experience and a 15-year working relationship with Lument’s Chad Hagwood. The 12-year loan features a low, fixed interest rate, five years of interest-only payments and a 30-year amortization schedule. In addition, the loan has a maximum loan-to-value ratio of 75 percent. Stone Ridge offers eight different floor plans throughout its 18 residential buildings. The apartment complex was originally built in 2008 and recently underwent approximately $1.3 million in capital improvements and renovations.
ALEXANDRIA, VA. — Berkadia has secured $24.9 million in financing for the acquisition of The Tuscany Apartments, a mid-rise multifamily property in Alexandria. Jonathan Pratt of Berkadia’s Salt Lake City office secured the acquisition financing on behalf of the borrower, an affiliate of Maryland-based Advantage Properties Inc. and Cove Property Management LLC. An affiliate of CW Financial Services LLC participated in the acquisition as a joint venture equity partner. The 10-year Freddie Mac loan features a floating interest rate, an approximately 70 percent loan-to-value ratio and a five-year interest-only period followed by a 30-year amortization schedule. Located at 260 Yoakum Parkway, Tuscany Apartments features one- and two-bedroom floor plans with in-unit washers and dryers, walk-in closets and private patios or balconies. Community amenities include a clubhouse, fitness center and a pet playground. The property is close to Stevenson Park, Interstate 395 and the shops and restaurants along South Van Dorn Street.
MIAMI — Sterling Bay, a Chicago-based real estate development firm, has signed a retail lease with eatery Love Life Café in Miami’s Wynwood district. Love Life Café will take 3,767 square feet of storefront space at 545wyn, Wynwood’s first Class A creative office building. Sterling Bay broke ground on 545wyn in January 2019 and completed the building in late 2020. The 298,000-square-foot creative office and retail property offers tenants flexible floorplates and access to amenities like a wellness center, touchless elevator systems, lounges with outdoor space, air filtration systems, a private parking garage and art installations by local artists. Gensler, the global design and architecture firm, is another confirmed tenant. Love Life Café, a plant-based dining concept, will be relocating its existing Wynwood location at 2616 NW 5 Ave. to its new location at 545 NW 26th St. later this year. Veronica Menin and her husband, Diego Tosoni, created Love Life Café in 2015. Tosoni, a self-taught chef with a passion for vegan cooking, aims to bring plant-based foods to 545wyn, serving breakfast, lunch and dinner items. Love Life Café currently operates venues at Time Out Market in Miami Beach and another at 18 N Dollins Ave. in Orlando.
