UNION CITY, GA. — Crow Holdings Industrial (CHI) has sold South Fulton Logistics Center, a 234,000-square-foot industrial facility in Union City. CHI delivered the asset in April 2019. The facility features 32-foot clear heights and was 68 percent leased at the time of sale to Greenball Corp., a manufacturer and wholesaler of tires. South Fulton Logistics Center is situated at the intersection of Hunter and Mason roads, six miles west of Hartsfield-Jackson Atlanta International Airport. TA Realty acquired the property for an undisclosed price.

Marcus & Millichap Arranges $2.4M Sale of Retail Strip Center in Upstate South Carolina

GREER, S.C. — Marcus & Millichap has arranged the $2.4 million sale of Orangetheory Fitness Strip Center, an outparcel to Riverside Crossing Shopping Center, in Greer. The 6,500-square-foot outparcel is leased to Orangetheory Fitness, Greenfield’s Bagels & Deli and Stevenson Tax & Accounting. The sale is the final piece of the Riverside Crossing Shopping Center portfolio, which comprises a Lowe’s Foods grocery-anchored shopping center and two outparcels totaling 58,358 square feet. The asset is located at 870 E. Suber Road, 10 miles east of downtown Greenville. Zach Taylor and Don McMinn of Marcus & Millichap’s Taylor McMinn Group represented the seller, EA Riverside OP3 LLC, in the transaction. The buyer, VLH Hiawatha LLC, was completing a 1031 exchange. “When evaluating the sale, we concluded the best way to maximize proceeds was to sell the center as three separate offerings to three separate investors,” says Taylor. “By taking this parcelization approach, we achieved a blended cap rate that was 25 basis points lower and netted the seller an additional $600,000 in value.” The three parcels sold for a total of $17.4 million.
Principal Real Estate Investors Provides $53.5M Construction Loan for Apartment Complex in Metro Miami

HIALEAH, FLA. — Principal Real Estate Investors has provided a $53.5 million construction loan for the residential portion of Pura Vida Hialeah. The borrower, Coral Rock Development Group, is developing the property, which also features 40,000 square feet of adjacent retail space. The apartment community, dubbed The Residences at Pura Vida, will feature 260 units spanning three eight-story buildings. One of the buildings will offer 11,000 square feet of ground-floor retail. The property will offer studio through three-bedroom floor plans, ranging from 538 to 1,099 square feet. Communal amenities will include a pool, gym, barbecue area, dog park, a biking center and 24-hour security staff. The developer expects to break ground in November and deliver the asset in early 2022. KAST Construction is the general contractor. The asset will be situated at 3051 W. 16th Ave., 13 miles northwest of downtown Miami. Pura Vida Hialeah began opening earlier this summer when Dollar Tree opened. InnovaCare Health will soon open in a 20,000-square-foot space. Construction of the retail portion began in April 2019.
WASHINGTON, D.C. — The Associated General Contractors of America (AGC) reported last week that the construction industry grew by 26,000 jobs in September. The Washington, D.C.-based organization reported that most of the gains were in single-family housing, with the subsector adding 22,100 jobs. Employment in the infrastructure and nonresidential building construction sector remained little changed. The AGC also reports that the sector’s unemployment rate stood at 7.1 percent as of the end of September, more than double the rate from September 2019 (3.2 percent). The construction sector has lost 318,000 jobs since September 2019. According to a survey conducted by the AGC in early September, 38 percent of respondents expect it will take more than six months for their firm’s volume of business to return to normal, relative to September 2019.
HUNTSVILLE, ALA. — Cushman & Wakefield has arranged the $46.6 million sale of Ascent at Jones Valley, a 431-unit apartment community in Huntsville. The property offers one-, two- and three-bedroom floor plans. Communal amenities include a clubhouse, fitness center, pool, a playground and tennis courts. The asset was originally developed in 1978 and was renovated in 2018. The seller, Stonecutter Capital Management, implemented $2.2 million in upgrades, including a renovated swimming pool area, upgraded tennis courts and a new fitness center. The buyer, Wicker Park Capital Management, plans to expound on the renovations. Jimmy Adams and Andrew Brown of Cushman & Wakefield represented the seller in the transaction.
MONTGOMERY, ALA. — Franklin Street has arranged the $18.5 million sale of a two-property multifamily portfolio in southeast Montgomery. The portfolio comprises the 240-unit Fields One Center and the 242-unit Fields Carriage Hills. Fields One Center is located at 4220 Strathmore Drive, which is situated two miles from Fields at Carriage Hills at 3364 Fountain Lane. The properties each offer one-, two- and three-bedroom floor pans averaging 970 square feet. The properties were 72 percent occupied at the time of sale. Communal amenities at the assets include three swimming pools, two clubhouses, a fitness center, business center, playground, tennis courts, storage space and laundry facilities. LEXINGTON, KY. — NAI Isaac has brokered the sale of a 29,240-square-foot office building formerly leased to American National University in Lexington. Quality Logistics LLC, a third-party logistics company specializing in shipping of fresh, frozen and dried goods, acquired the property for an undisclosed price. The buyer also expects to move into the space by early 2021. The office building is situated at 2376 Sir Barton Way, six miles east of downtown Lexington. Bruce Isaac, Al Isaac and Paul Ray Smith of NAI Isaac, along with Matt Smyth of Colliers International, represented the seller, Corolla Management Corp., in the transaction. David Allen of areaLex Real Estate represented the buyer.
KNOXVILLE, TENN. — Regal Cinemas will temporarily suspend operations at all of its 536 U.S. theaters beginning Thursday, Oct. 8. British owner-operator Cineworld (LON: CINE) owns Knoxville, Tenn.-based Regal Cinemas, which has about 7,000 screens across its U.S. portfolio of theaters. Cineworld also announced plans to close all of its theaters in the United Kingdom this week. The closures will impact about 40,000 employees, according to Cineworld. “This is not a decision we made lightly, and we did everything in our power to support a safe and sustainable reopening in the United States,” says Mooky Greidinger, CEO of Cineworld. “From putting in place robust health and safety measures at our theaters to joining our industry in making a collective commitment to the CinemaSafe protocols to reaching out to state and local officials to educate them on these initiatives, we are grateful for and proud of the hard work our employees put in to adapt our theaters to the new protocols,” he adds. Economic health at the start of 2020 set a foundation for Orlando’s office market that remains in a good position despite headwinds caused by the global COVID-19 pandemic. Nationally, the United States saw its longest-running period of economic growth before non-essential business was paused. Even with the slowdown in tourism, Orlando continues to see an uptick in local economy-boosting sectors, including defense and technology. Additionally, an increasing number of companies and individuals in the Northeast have eyes on Florida to escape denser urban markets and high state and local taxes, which bodes well for the Central Florida region. Fundamentals stay firm The pandemic significantly curbed a lot of new office leasing activity in Orlando in 2020. However, rents have not experienced a measurable decline to date. As of the second quarter, the total average rental rate was $24.92 full-service. Landlords are generally being patient and are not lowering rents or offering above-market concessions when negotiating new deals. Asking rents will likely stay flat for the coming months until the broader economy kickstarts again or the anticipated new sublease space hits the market and compels landlords to be more competitive. ATLANTA — Third & Urban and FCP have unveiled plans for Westside Paper, a 245,200-square-foot mixed-use project in Midtown Atlanta along the Atlanta BeltLine. The property spans 15 acres and sits on the former site of the Atlanta Paper Co. industrial campus. Construction is underway at the site, which will include 223,800 square feet of office space, 21,400 square feet of retail and restaurant space and 10,000 square feet of outdoor space. Gay Construction Co. is the general contractor. Aileen Almassy, Will Porter and Porter Henritze of Cushman & Wakefield will lease the office space on behalf of the owners. Initial occupancy is planned for October 2021. The developers acquired the land in late 2019 and are working with Atlanta BeltLine Inc. (ABI) to ensure a right-of-way connection to the BeltLine, a network of walking and biking trails throughout the city. Elsas May & Co. originally developed the campus in the 1950s as a packaging plant for Coca-Cola. The property is situated at 950 W. Marietta St., four miles northwest of downtown Atlanta.
